Brigade Granada Price: What You’ll Actually Pay

The short answer: the Brigade Granada price runs from an indicative
₹1.07 Cr for a 730 sq ft 1 BHK up to ₹3.99 Cr for a 2,760 sq ft
4 BHK, which works out to roughly ₹14,000–14,700 per sq ft. Add
stamp duty, registration and GST and the real outgo is about 12–13%

Every quoted apartment price in Karnataka is a base figure. Here is what
sits on top, at rates verified in September 2026.

Stamp duty and registration

Karnataka charges stamp duty on a slab: 2% below ₹20 lakh, 3% between
₹20 and ₹45 lakh, and 5% above ₹45 lakh. Every Brigade
Granada configuration sits in the 5% band.

Registration is where buyers get caught out. It was 1% for years. It
doubled to 2% on 31 August 2025, and a lot of cost
calculators still have not been updated. On a ₹1.07 Cr apartment that
change alone added about ₹1.07 lakh to your closing costs.

With cess at 0.5% and surcharge at 0.1%, the combined figure lands near
7.6% of property value inside city limits and 7.65% in gram
panchayat areas. Confirm which applies to the Sannatammanahalli address before
you budget, because the two are not the same and this stretch of the
Whitefield–Hoskote Road sits at the edge.

GST

Brigade Granada is under construction and will remain so until 2030, so GST
applies at 5% with no input tax credit. The 1% affordable-housing
rate does not apply here; that is capped at ₹45 lakh and 60 sq m carpet
in metros, and nothing at Brigade Granada is near either limit.

Worth knowing: GST vanishes entirely on a completed home with an occupancy
certificate. Buying at pre-launch means you pay it. That is part of the price
of buying early, and it should be weighed against whatever pre-launch discount
you are being offered.

Floor rise, preferred location and parking at Brigade Granada

Floor-rise charges climb with the storey and preferred-location charges
attach to corner, park-facing and clubhouse-facing units. Across 14 towers
there is a lot of scope for both. Neither has been published for Brigade
Granada, so ask for them in writing before you shortlist a specific unit
rather than after.

Brigade Granada maintenance, khata and the sinking fund

Khata transfer, an advance maintenance deposit (usually 12 to 24 months)
and a corpus or sinking fund contribution all fall due around handover. On a
township with 80% open space, a clubhouse, a swimming pool and a retail
high street, the maintenance load is real and continuing. Ask what the

When will the Brigade Granada price be confirmed?

At RERA registration. Karnataka RERA has not issued a number for this
project, and until it does there is no statutory filing to check the
developer’s declarations against. You can search the register yourself at the
Karnataka RERA portal — and
you should, rather than taking anyone’s word for it, including ours.

Once registered, the promoter’s declared pricing, unit inventory, land
extent and completion date all become matters of record. That is the point at
which the Brigade Granada price stops being indicative. It is also the point at
which we would be comfortable telling you the project is safe to transact on.

How is the Brigade Granada payment plan structured?

Large pre-launch projects in Bengaluru are almost always sold on a
construction-linked plan: a booking amount, an agreement instalment, then
tranches released against build milestones — foundation, each slab,
finishing, handover. The attraction is that your money goes out as the towers
go up rather than all at once.
