That is worth noting, because it is not universal within the group: Prestige Eaton Park on Sarjapur Road is registered to a separate project company. Read the “smallest home” row before anything else. It settles the comparison for a large share of buyers before price even enters the conversation.
The budget fork
These projects do not compete for the same buyer at the entry level, and it is worth being blunt about that rather than pretending the choice is finely balanced.
Glenbrook’s indicative entry is around Rs 1.25 crore for a 2 BHK. Raintree Park’s is around Rs 2.75 crore, and its smallest home is roughly 2,004 sq ft. If your budget tops out below about Rs 2.5 crore all-in, Raintree Park is not a live option regardless of its merits.
Where they genuinely overlap is at the top of Glenbrook’s range and the bottom of Raintree Park’s. A 4 BHK at Glenbrook is indicatively from about Rs 3.8 crore; a 3 BHK at Raintree Park sits below that. So the real question for a buyer at that level is: a large home in a compact enclave with a metro station, or a slightly smaller home inside a 107-acre township with far more open space?

Neither base figure is published by Prestige, and on Raintree Park the entry price is itself contested — other sources quote “from Rs 3.5 crore” and a range of Rs 3.41 to 6.29 crore, largely because they treat a different series as the entry home. Use these as a method, not an answer.
Timing, and what it costs
Glenbrook’s completion date declared to the regulator is 30 June 2027. Raintree Park’s is December 2028. That is roughly eighteen months apart, and eighteen months of rent is a real number that belongs in the comparison.
One caveat on Glenbrook that we will not paper over: the marketing on that project widely says 2028 while the certificate says June 2027. That gap is unresolved from outside and could mean the aggregators are working from stale copy, or that an extension has been filed. Ask the developer in writing before you treat the earlier date as banked.
The timing difference also drives the GST question. A project completing in mid-2027 puts a post-occupancy-certificate purchase genuinely within reach, and GST does not apply once the OC is issued — worth about Rs 6.25 lakh on Glenbrook’s entry price. On a December 2028 completion that option is further away and less practical.
Space versus access
This is the honest heart of the comparison, and neither answer is wrong.
Raintree Park gives you scale. Phase 1 covers 21 acres with 18 towers and 1,520 residences, inside a 107-acre township. Nothing there is under about 2,004 sq ft, and the series run up to roughly 3,698 sq ft for a 5 BHK. That is a lot of home, with township amenities and open space around it, and for a family that wants room it is a different quality of life from a compact high-rise.
Glenbrook gives you access. A compact site in an established pocket, with Nallurhalli metro station on the Purple Line — open to the public since 26 March 2023 — and infrastructure that already exists rather than being planned. Smaller homes, less open space, considerably more predictable commuting for anyone whose journey follows the line.
Put crudely: Raintree Park is more house, Glenbrook is more city. Which one you want depends on whether your constraint is space or time, and most households know the answer immediately once the question is put that way.
The Varthur Lake question
If you are considering Raintree Park, you should know this before you visit, not after.
Varthur Lake has a documented history of pollution — froth and sewage contamination — and rejuvenation efforts have missed deadlines, with froth still reported in 2026. This is not a rumour circulated by rival sales teams; it is a well-covered civic issue in east Bengaluru.
Our advice on our own Raintree Park listing is the same as here: visit during or shortly after the monsoon, which is when the problem is most visible and most pungent, rather than on a dry February morning. Then decide. Plenty of people live happily near the lake; the point is that you should make that choice with your own nose rather than on a brochure’s landscape render.
Glenbrook has no equivalent environmental flag that we found. Its honest negatives are different in kind: a compact site with less open space, an unresolved possession date, and unit counts and sizes that are widely reported but not developer-confirmed.
Which should you buy?
Choose Prestige Glenbrook if your budget sits below about Rs 2.5 crore, you want a 2 or 3 BHK, you want to move in sooner, your commute follows the Purple Line, or you want the option of buying after the occupancy certificate and skipping GST altogether.
Choose Prestige Raintree Park if you want 2,000 sq ft or more, you value township scale and open space over walkable access, your budget comfortably clears Rs 3 crore all-in, and you have visited Varthur in the wet season and are comfortable with what you found.
Choose neither yet if you have not resolved Glenbrook’s possession date in writing or seen Raintree Park’s entry-price series confirmed. Both are answerable questions, both take one email, and both change the comparison materially depending on the answer.
Resale and exit
Most buyers think about entry and almost none think about exit, which is odd given that the exit is where the money is actually made or lost.
Glenbrook is in an established pocket with an operating metro station, which means when you sell there will be visible comparables and a buyer pool that already understands the address. That tends to make pricing straightforward and the sale faster, at the cost of less dramatic appreciation — the area has already been repriced for its infrastructure.
Raintree Park is larger, newer and in a township. Its resale story depends more on how the township matures and on how much competing inventory from later phases is on the market when you want to sell. A 1,520-home phase inside a 107-acre development means that when you list, you may be competing with the developer’s own unsold stock and with neighbours in identical layouts.
A question worth asking on any large phased development: how many units remain unsold, and what is the release schedule for later phases? If the developer is still selling similar homes at handover, your resale competes directly with a seller who can offer a payment plan and a warranty. That is a genuinely different market from selling the only 3 BHK available in an established building.
The questions to ask both sales teams
Ask these identically at each project and compare the answers side by side. The differences in how readily they answer are often more informative than the answers themselves.
- What is the current RERA status, and has any extension been applied for? On Glenbrook this is the single most important open question.
- Which legal entity signs my agreement? Both of these name the listed company today. Confirm it for your specific unit.
- What is the rate per square foot on carpet area? Not super built-up, and not a headline unit price.
- What sits outside the base price? Floor rise, car parking, clubhouse, corpus, maintenance advance, legal and khata charges. Itemised, on one sheet.
- What is the maintenance per square foot after handover, and who sets it?
- How many homes per floor, and how many lifts serve them?
- What inventory do you expect to be unsold at handover? This shapes both your GST option and your future resale competition.
Get the answers in writing. A developer with nothing to hide provides all seven in a single email, and the one that will not is telling you where the problems are.
