Prestige Glenbrook is at Katha No. 153/25/1/1, Survey Numbers 25/1B and 35, in Nellurahalli village, Whitefield, K R Puram, Ward 84, Bengaluru East taluk, pincode 560066. That comes off the Karnataka RERA certificate rather than a brochure.
Prestige Glenbrook Whitefield is a compact site in an established part of the area, which is the whole character of the project. You are not buying into a new suburb being assembled from farmland — the schools, hospitals, supermarkets and restaurants around Nellurahalli already exist and are already busy. That is a meaningful difference from most of what is being sold in Bengaluru right now.
The developer’s own page describes 2 BHK to 4 BHK homes. Several independent sources report 285 units sized between 1,067 and 2,928 sq ft of super built-up area. Those repeat consistently enough that we report them, but they are not from Prestige and we could not confirm them — the developer’s page loads its fact panel with JavaScript, so the numbers are not in the served document at all.

The date discrepancy, and why it runs backwards
Normally the pattern in Indian real estate marketing is optimism, and the Prestige Glenbrook possession date breaks it: the brochure promises a date the filing does not support. Here it is the other way round, which is why it caught our attention.
Almost every property page we found says possession in 2028. One is titled “Coming 2028”. The completion date Prestige declared to Karnataka RERA is 30 June 2027 — earlier, and it is the promoter’s own filing rather than a marketing claim.
There are two innocent explanations and you cannot tell from outside which applies. Either the project is genuinely further along than the aggregators think and they are simply working from stale copy, or a registration extension has been applied for that does not show up on the certificate we pulled. Extensions are ordinary and are granted for legitimate reasons.
So do not take either date on faith, including ours. Ask Prestige directly for the current K-RERA status and whether any extension has been filed, and ask for the answer in writing. A registered project can tell you this in one email. Then check the portal yourself.
Why does it matter so much? Because on a project this close to completion, the date is not an abstraction. It determines when you stop paying rent, when your EMI moves from pre-EMI to full, and — as the next section shows — whether you pay GST at all.
The promoter, and why we mention it
The Prestige Glenbrook RERA certificate names the promoter as Prestige Estates Projects Ltd. That is the company listed on the NSE and BSE, founded in 1986 and led by Irfan Razack as Chairman and Managing Director.
We flag it because it is not automatic. We pulled the certificate for Prestige Eaton Park on Sarjapur Road in the same week, and that project is registered to Prestige Projects Private Limited — a different legal entity in the same group, at the same Brunton Road registered office.
Neither arrangement is improper. Developers use project companies routinely to ring-fence risk and simplify finance, and it is entirely lawful. But if you are comparing the two projects, this one puts you in contract with the company whose audited accounts you can actually read. That is a genuine, if narrow, advantage, and it is invisible unless someone reads both certificates.
The metro, for once, actually exists
Bengaluru property copy is full of metro promises, and the Prestige Glenbrook one is unusual. This one is different, and you can verify it in about a minute.
Nallurhalli metro station sits on the Purple Line between Kundalahalli and Sri Sathya Sai Hospital. It was inaugurated on 25 March 2023 and opened to the public the following day. The Purple Line has run end to end, Whitefield (Kadugodi) to Challaghatta, since 9 October 2023.
Compare that with what buyers on other corridors are being asked to price in. The Sarjapur line was approved in August 2024 with an estimated opening of 2031. The airport line has been announced for December 2026, then December 2027, then March 2028. An operating station beats all of that, and it is a substantial part of what this address costs.
The honest caveat: a metro helps only if it serves your journey. Several Whitefield tech parks sit a further hop from the line, and if yours is one of them you are back in a car on roads that were not designed for current volumes. Ride your actual commute once, at your normal time, before you treat the station as decisive.
The GST decision worth Rs 6.25 lakh
This matters more here than on almost any other project we list, precisely because completion is near.
GST applies at 5%, with no input tax credit, to under-construction residential purchases. It does not apply at all once the occupancy certificate has been issued. With a declared completion of 30 June 2027, a ready-possession purchase at Prestige Glenbrook is a realistic option rather than a theoretical one.

Both figures include stamp duty at 5%, cess and surcharge on that duty, and 2% registration. The only difference between them is the GST line, and it is Rs 6,25,000.
What you trade away by waiting is choice of unit, floor and aspect, plus any pre-handover pricing. You also carry the risk that the date moves. But ask the question directly — what inventory do you expect to remain unsold at handover? — because on a 285-unit project the answer is sometimes “quite a lot”, and that is a conversation worth having.
Who it suits, and who it doesn’t
Prestige Glenbrook suits people who want to move in soon rather than fund a five-year build. It suits Whitefield workers, particularly anyone whose office sits near the Purple Line. It suits buyers who want an established neighbourhood rather than a promise of one. And it suits anyone who would rather contract with the listed company than a project subsidiary.
Prestige Glenbrook does not suit buyers who want a large, low-density campus — this is a compact site in a built-up pocket, and a township on the outskirts gives more open space per rupee. It does not suit anyone who needs certainty about the possession date today, because that question is genuinely open. And it does not suit someone looking for the cheapest way into Whitefield.
The honest negative. You cannot currently tell, from public information, when this project hands over. The regulator’s certificate and the marketing disagree by a year, and a year is the difference between a ready home and another cycle of rent. That is answerable with one written question to the developer — but until you ask it, you do not actually know what you are buying.

None of that means the claims are wrong. Most of them are probably roughly right. But a number you cannot source is a number you should not budget against, and every item above is answerable with one document from the developer. On a project this far along, those documents should be easy to produce — and reluctance to produce them tells you something on its own.
