Two things jump out of that table. The configurations are identical, which makes this a genuinely close comparison rather than an apples-and-oranges one. And the registration status is not identical at all, which is where the rest of this article goes.
Why the RERA registration is the whole decision
People treat the RERA number as paperwork. It isn’t. It is the mechanism that makes a developer’s promises enforceable, and a project without one is in a materially different legal position.
A registered project has filed its land title, its approved plans, its completion date and its promoter identity with the regulator, on the record, in a document you can pull yourself. The declared completion date becomes something the authority can act on. The promoter entity is named, so you know who your counterparty actually is.
An unregistered project has filed none of that. And the law is direct about what that means for you as a buyer.
Under the Real Estate (Regulation and Development) Act, a promoter must not advertise, market, book, sell or offer for sale a unit in a project that requires registration until it is registered. If a project has no RERA number and someone is asking you for a booking amount, that is the moment to stop and ask questions — not to reserve a unit before prices rise.
To be fair to Prestige, expressions of interest ahead of registration are common industry practice, and Garden Breez may well be registered by the time you read this. That would change the comparison entirely. The point is not that one project is good and the other bad — it is that you should check the current status of both yourself on the Karnataka RERA portal rather than relying on any article, including this one.
What the certificate gives you on Eaton Park
Because Eaton Park is registered, we can tell you things about it that simply cannot be established for an unregistered project.
The land is Survey Numbers 129/1, 129/2 and 130/1 through 130/5 of Sompura village, plus 23/1 and 32/4 of Valagere Kalahalli village, in Sarjapur Hobli, Anekal taluk. The application was acknowledged on 26 February 2026 and approved on 18 March 2026. The completion date declared to the regulator is 30 June 2030.
And the promoter is Prestige Projects Private Limited — not Prestige Estates Projects Ltd, the company listed on the exchanges. That is a routine, lawful project-company structure, and it is invisible unless you read the certificate. It is also exactly the kind of thing you cannot learn about a project that has not filed one.
Ask both sales teams the same question and compare the answers: which legal entity will sign my agreement, and what recourse do I have to the parent company? On Eaton Park you can verify the answer against the certificate. On an unregistered project you are relying on what you were told.
Price, and why the gap is not what it looks like
Indicative figures put Eaton Park from about Rs 1.90 crore and Garden Breez from about Rs 2.28 crore. That looks like a Rs 38 lakh advantage to Eaton Park, and it might be, but treat it carefully for three reasons.
- Neither number is from Prestige. The developer publishes no rate card for either project. Both figures come from third-party listings and are unconfirmed.
- They may not describe the same thing. One could be a base rate and the other all-inclusive; one could be a smaller 3 BHK than the other. Without unit schedules you are comparing headlines, not homes.
- The statutory stack applies to both equally. Roughly 12.6% on top — stamp duty, cess, surcharge, registration and GST — so the gap widens slightly in absolute rupees but the ratio holds.

The honest way to read that table is as a method rather than an answer. Substitute real quoted prices when you get them, and the arithmetic still works.
Location: Sompura versus Ittangur
Both sit on the Sarjapur corridor, and both are further out than the stretch of Sarjapur Road most buyers picture. Eaton Park is at Sompura in Anekal taluk, pincode 562125. Garden Breez is at Ittangur.
One correction worth carrying over from our Garden Breez research, because it circulates widely: a microsite claim that the township sits “opposite Varthur Lake” is not accurate — the development is in Anekal taluk, near the Sarjapur and Yamare lakes, which is a considerable distance from Varthur. We did not repeat it on our listing and you should discount it wherever you see it.
For commuting purposes, treat both as the outer corridor. They work for Electronic City and the Sarjapur side, they are hard work for the Outer Ring Road belt at peak, and neither is a sensible daily Whitefield address. The approved Hebbal–Sarjapur Red Line is estimated for 2031 and affects both equally — which is to say, not yet.
Which one should you buy?
If both are registered by the time you are deciding, this becomes an ordinary comparison and you should choose on unit layout, tower position, floor, aspect and the total cost sheet — the things that actually shape living in a home. Get the stamped floor plan for each and compare carpet areas rather than super built-up headlines.
If Garden Breez is still unregistered when you are deciding, the answer is simpler than people want it to be. Prefer the registered project, or wait. A registration is not a guarantee of quality and it does not make a project good. What it does is give you a filed completion date, a named promoter entity, disclosed land title and a regulator with jurisdiction. That is a real asymmetry and it costs you nothing to insist on it.
And if you are being told that prices will rise if you do not reserve a unit this week in a project without a registration — that pressure is the argument against, not for.
How to compare two phases of one township
Most comparison articles treat these as if they were unrelated projects. They are not, and the things that actually differ between phases of the same township are rarely in any brochure.
- Which amenities are shared and which are yours. In a master-planned development some facilities serve every phase. That decides how crowded your pool is on a Sunday, and it is a written answer you should get rather than infer.
- Where you sit in the handover sequence. Moving into an early phase means living beside an active construction site for years. Moving into a late one means the retail and landscaping are already working. Neither is wrong; they are different first three years.
- Who pays for shared infrastructure. Spine roads, the sewage treatment plant, the main gate. Ask how those costs are apportioned across phases and when they transfer to residents.
- When the retail actually opens. Township retail is usually promised from day one and delivered when there are enough residents to support it. Ask which phase triggers it.
- Whether the phases share a promoter entity. They may not. Different phases can be registered to different companies, which changes who your counterparty is.
That last point is not theoretical here. Eaton Park is registered to Prestige Projects Private Limited. If Garden Breez registers under a different entity, then two homes in the same township, bought from the same brand, come with different counterparties on the paperwork. Ask both sales teams the same question and compare the answers.
