Arvind The Park Review: The Promoter Detail Nobody Publishes

What the project is

Twenty-four-plus acres at Lingadeeragollahalli village, Kundana Hobli, Devanahalli taluk, Bengaluru Rural, pincode 562110. Villa plots, gated, with an amenity package that is unusually heavy for a plotted scheme.

Arvind’s pitch is “the lifestyle of a resort, the luxury of villa plots”, and for once the amenity list backs the language up. A rooftop infinity pool. A spa with steam, sauna and a massage room. A banquet hall, a restaurant, a multimedia theatre, an executive business centre with meeting rooms, a library, a creche, snooker, table tennis, badminton. And an executive golf course inside the estate.

There are also hotel rooms on the list, which is genuinely unusual in a residential layout and raises questions worth asking: who operates them, can residents book them for visiting family, and do their running costs land in your monthly maintenance bill?

This is the reason to read a certificate rather than a listing page.

We pulled the Karnataka RERA certificates for all three Arvind projects currently on this site. Forest Trails at Sarjapura and The Edge at Nagasandra are both registered to Arvind SmartSpaces Limited — the listed company itself. Arvind The Park is registered to Arvind Homes Private Limited, with a registered office at Doddabettahalli village, Yelahanka Hobli.

Be precise about what that means, because it would be easy and wrong to make it sound sinister. Developers build through project-specific companies all the time. It ring-fences risk, simplifies land holding and makes project finance easier to raise. It is legal, ordinary, and plenty of excellent projects are structured exactly this way.

What it means for you is narrow and practical. The audited accounts you looked up belong to a listed parent. Your agreement is with a private limited company. Those are different balance sheets.

Three questions for the sales meeting, and get the answers in writing: what recourse do I have to the parent company, is the group standing behind these obligations formally, and who signs my agreement? A developer with nothing to hide answers all three in a paragraph. Reluctance is itself information.

The completion date, settled by the regulator

Public sources disagree about when this project finishes, and the disagreement matters because it is three years wide.

The RERA certificate is unambiguous. The application was acknowledged on 7 February 2025, registration was approved on 5 March 2025, and the completion date declared to the regulator is 31 December 2029. At least one property page still quotes possession by 2027.

A date filed with a statutory authority beats a portal every time, so 31 December 2029 is what we’ve published. But read what that date actually covers, because plot buyers routinely misunderstand it. It is the completion of the layout — roads, drains, water, power, the clubhouse. It is not a house.

After handover you still need an architect, a plan sanction, a contractor and a build. Realistically that is another two years and a construction budget on top of the plot price. So a plot bought today is a house you live in around 2032. Nobody is hiding this. Plenty of buyers simply never do the arithmetic.

The GST question every plot buyer should ask

“There’s no GST on plots” is one of the most repeated lines in Indian real estate, and it is half true, which is the most dangerous kind.

The true half: sale of land is outside the scope of GST under Schedule III of the CGST Act. Buy bare land, pay no GST on it. That is a genuine structural advantage over an under-construction flat, where 5% is simply a cost you cannot recover.

The half that gets left out: a plotted development is not only land. The developer also builds roads, storm water drains, sewerage, water lines and electrical infrastructure, and constructs a clubhouse. Whether GST attaches to that development component has been argued about at length, and different developers structure and invoice it differently.

We are not going to resolve that here, and anyone who tells you it is simple is either selling or guessing. What we will say is what to do about it.

Ask Arvind, in writing, exactly what GST they will charge and on what — land, development charges, clubhouse charges, each stated separately. Then have your own chartered accountant read the answer before you budget. Do not accept “no GST on plots” as a complete answer, because it isn’t one.

Location: honest about north Bengaluru

Kundana Hobli sits on the western side of the Devanahalli belt, in Bengaluru Rural district. The organising fact for this whole area is Kempegowda International Airport and the industrial development that has grown around it — the KIADB Aerospace Park, the Devanahalli Business Park and a widening manufacturing cluster.

North Bengaluru has a genuine advantage over the other outer belts: the infrastructure story is largely about things that exist. The airport is operating. NH-44 is built. The roads move better than the southern and eastern corridors do.

The caution is the metro. Namma Metro’s Blue Line, Phase 2B, will run to the airport terminals via Hebbal, Yelahanka, Bagalur Cross and Doddajala. The current published plan is March 2028, after earlier statements pointed at December 2026 and then December 2027. Two dates have already moved. The line also follows the NH-44 corridor, and Kundana Hobli sits west of it. If the metro is the reason you’re buying, buy closer to a named station.

The verdict

What holds up: a current RERA registration approved in March 2025 with survey numbers and a completion date on public record. A recognised brand with a listed parent and twelve Bengaluru projects behind it. An amenity package that is genuinely unusual for a plotted scheme. And a location anchored by infrastructure that already exists rather than infrastructure that is promised.

What doesn’t: the plot count, the upper end of the plot sizes and the price are all unresolvable from public sources, with the price quoted between Rs 72 lakh and Rs 1.07 crore depending on who you ask. The promoter is a project company rather than the listed parent. The completion date is 2029 for the layout and something like 2032 for a house you live in. And the GST treatment of development charges is a real open question rather than a formality.

Go and see it, take the questions in this article, and get the answers on paper. This is a project that rewards a buyer who does the work.
