Arvind has three live Bengaluru projects and they are not variations on a theme. One is apartments, one is 5 BHK row villas, one is villa plots — in three different parts of the city. Picking between them is a product decision, not a location one.
Key takeaways
- Sylva: apartments, 4.7 acres, Sarjapur Road, from ₹2.20 Cr
- Forest Trails: 5 BHK row villas, 15.5 acres, Sarjapura, completion 30 June 2029
- The Park: villa plots from ~1,200 sq ft, 24+ acres, Devanahalli, completion 31 Dec 2029
- Only Sylva has no declared completion date on its marketing page
- Same developer, three different commitments of your time and money

The three products
Arvind Sylva is apartments. 4.7 acres on Sarjapur Road, premium 3 and 4 bedroom homes from ₹2.20 Cr, registered 9 July 2026, status Ongoing.
Arvind Forest Trails is 5 BHK row villas. 15.5 acres on Bagalur–Sarjapura Road in Anekal taluk, built around a 1.2 km walking trail that runs through the site rather than around it, with a 15,000 sq ft clubhouse. Registered under PRM/KA/RERA/1251/308/PR/271023/006354, with a declared completion date of 30 June 2029. IGBC registered.
Arvind The Park is villa plots — land you build on yourself. 24-plus acres at Lingadeeragollahalli village, Kundana Hobli, Devanahalli, plots from about 1,200 sq ft, around a resort-format clubhouse. Registered under PRM/KA/RERA/1250/303/PR/050325/007549, approved 5 March 2025, declared completion 31 December 2029. Promoter: Arvind Homes Pvt Ltd.
The difference nobody points out
Two of these three have a declared completion date published where a buyer can see it. Forest Trails says 30 June 2029. The Park says 31 December 2029. Sylva says nothing.
That is not necessarily a problem — Sylva’s date exists in its RERA filing like everyone else’s, and it was registered much more recently. But it is a striking contrast within one developer’s own portfolio, and it tells you something useful: when Arvind has a date it is comfortable with, it publishes it.
So the question to put to the sales team is a fair one. The other two projects publish a completion date. What is Sylva’s? Ask it directly, and ask for the answer in writing.
There is a second contrast worth noticing. Forest Trails and The Park both publish a good deal of specification — acreage, plot sizes, clubhouse size, trail length, green rating, promoter entity. Sylva publishes four facts and a RERA number. That gap is almost certainly about how recently it launched rather than anything else, and it will close as the project progresses. But today it means Sylva is the hardest of the three to assess from public information, and you should compensate by reading its filing rather than by assuming the missing detail resembles the other two.
Three different commitments of your time
This is the axis most buyers underweight.
An apartment is finished when you get the keys. You move in or you let it. Your involvement ends at handover.
A row villa is also finished, but it is a larger home with a garden, which means more maintenance, more cleaning and more to run. Five bedrooms is a lot of house if there are three of you.
A plot is not a home at all. It is land, plus a two to three year construction project you manage: architect, contractor, approvals, site visits, cost overruns. Done well it produces exactly the house you want at a lower cost per square foot than buying built. Done badly it consumes two years of weekends.
Be honest about which of those you actually want to do.
Three different parts of the city
They are not alternatives for the same commute, and that usually settles the choice before product preference does.
Sylva is east, on Sarjapur Road, for the ORR and Sarjapur–Marathahalli tech belt. Forest Trails is further south-east at Sarjapura in Anekal taluk — same general direction, further out, quieter, with a longer run to anywhere. The Park is north at Devanahalli, which is the airport corridor and a completely different employment catchment.
If you work at Wipro on Sarjapur Road, The Park is not a realistic option whatever its merits. If you work at the airport or in the aerospace park, the reverse. Settle the geography first and you will usually find you are choosing between one or two of these, not three.
What the three say about Arvind
Running apartments, row villas and plots simultaneously across three corridors is a broad spread for a developer of this size, and it has an upside for you: there are completed and in-progress Arvind sites you can go and inspect before committing to the newest one.
Do that. Forest Trails and The Park are both further along than Sylva. Visiting them tells you how this developer finishes, how its site offices behave, and whether construction is tracking the declared dates — all of which are the questions you cannot answer at Sylva, because there is nothing to look at yet.
Arvind SmartSpaces is also listed, so the financials and project-level disclosures are public. Our note on whether Arvind SmartSpaces is a reliable developer goes through what the record shows.
How to choose between them
In this order, and the first question usually ends it.
Where do you need to be on a weekday? East or north. This eliminates one or two options immediately.
Do you want to build, or move in? If building appeals, The Park. If not, rule plots out entirely rather than half-considering them.
How much house do you actually need? A 5 BHK villa is a significant running commitment. Many buyers want the idea of it more than the reality.
When do you need it? Forest Trails declares June 2029, The Park December 2029, Sylva has no published date. If your timeline is fixed, that ranking matters.
What can you verify? Two of the three have progress you can inspect. On the third you are buying on reputation and a filing. Price that difference rather than ignoring it.
