problem, your budget and your two years. People who understand that tend to be happy here. People who
don’t tend to be surprised.

One thing we found by pulling the certificate rather than reading the brochure, and you won’t see it
anywhere else. The promoter registered against this project is Arvind Homes Private Limited, not
Arvind SmartSpaces Limited — the listed company whose other two Bengaluru projects we’ve listed
this week. That’s normal practice and it isn’t a red flag. It does mean the audited accounts you looked
up aren’t the entity on your agreement, and you should know that before you sign, not after.

Project Overview

Arvind The Park sits on a long list of survey numbers — 16/1, 16/3, the 34 series, the
40s, 41 through 46, and the 62 and 63 series — all in Lingadeeragollahalli village, Kundana Hobli,
Devanahalli taluk, Bengaluru Rural, pincode 562110. Those are read straight off the RERA certificate, not
off a brochure map, and if you’re doing your own title work they are where you start.

Arvind pitches it as “the lifestyle of a resort, the luxury of villa plots”, and the amenity list
backs that up more than most plotted projects manage: a rooftop infinity pool, a spa with steam, sauna
and a massage room, a banquet hall, a restaurant, a multimedia theatre, an executive business centre with
meeting rooms, a library, a creche, snooker, table tennis, badminton, and an executive golf course inside
the estate. Hotel rooms are on the list too, which is unusual and worth asking about — who operates
them and who can book them.

Here’s where we have to be honest about what we couldn’t verify. The number of plots is quoted as 340
in one place and “more than 600” in another, which is not a discrepancy you can split, so we’ve left it
out. The land area is 24-plus acres on Arvind’s own site; you’ll see 23 acres and, absurdly, 100 acres
elsewhere. Plot sizes are given as 1,200 to 2,000 sq ft by one source and 1,200, 1,500 and 2,400 sq ft by
another — the 1,200 floor is common to both, so that’s what we’ve said, and we’ve left the ceiling
alone. Ask for the approved plot schedule.

Who This Suits

Good fit if

  • You want to build your own house. That’s the entire proposition. Your architect, your layout,
    your finishes, your timeline. Nobody hands you a 3 BHK you have to live around.
  • You’re buying land as a long hold. Plots in a registered, gated, infrastructure-complete layout
    behave differently from apartments — there’s no building to depreciate, and the land is the asset.
  • Your life points north. If you fly often, or you work at the KIADB Aerospace Park, the
    Devanahalli Business Park or the manufacturing cluster that has grown around the airport, this is a
    short drive rather than a cross-city expedition.
  • You want the amenity without the apartment. A rooftop infinity pool, a spa, a business centre and a
    golf course, attached to a plot rather than a flat, is a genuinely unusual combination.
  • You can carry two costs. The plot, then the build. If you have the cash flow to do both
    without stress, plots reward you. If you don’t, they punish you.
  • You want a checkable project. The RERA registration is live and current — approved March 2025
    — with survey numbers and a completion date on public record.

Think twice if

  • You think you’re buying a house. You are buying land. Add construction cost, an architect,
    approvals, contractor management and roughly two years, all on top of the plot price.
  • This is Bengaluru Rural, not Bengaluru. Kundana Hobli, Devanahalli taluk, pincode 562110. The
    airport is close. Your office almost certainly isn’t.
  • You’re counting on the metro. The Blue Line to the airport is planned for March 2028 and BMRCL has
    previously said December 2026 and December 2027. Two dates have already moved. Buy the road you have.
  • You assume there’s no GST on a plot. Pure land sale sits outside GST, but where a developer
    supplies infrastructure alongside it the treatment of that component has been contested. Get the
    developer’s written position and your own CA’s view before you budget.
  • The promoter is not the listed company. Arvind Homes Private Limited is on the certificate,
    not Arvind SmartSpaces Limited. Legal, ordinary, and still worth knowing.
  • You need it finished sooner. December 2029 is the declared date for the layout infrastructure. Your
    house comes after that, not with it.

as a textile mill in 1897 and later put Calvin Klein, Tommy Hilfiger and Arrow into Indian stores. The
property company is listed, so anyone can read its accounts. Its own site lists twelve Bengaluru projects
— seven completed, five under way — which is a longer local record than the name suggests.

Arvind SmartSpaces Devanahalli is where the detail matters. The promoter recorded on this
project’s RERA certificate is Arvind Homes Private Limited, registered at Doddabettahalli Village,
Yelahanka Hobli. On the group’s other two Bengaluru registrations we checked this week — Forest
Trails at Sarjapura and The Edge at Nagasandra — the promoter is Arvind SmartSpaces Limited itself.
Different entity, same brand.

Say plainly what that does and doesn’t mean. Developers routinely build through project companies to
ring-fence risk, raise finance and simplify land holding. It is legal, common and not evidence of
anything wrong. What it means for you is narrow and practical: your agreement is with a private limited
company, so ask what recourse you have against the parent, whether the group is standing behind the
obligations in writing, and who signs. Then verify all of it yourself on the
Karnataka RERA portal.

Pricing

We’re holding the price back until Arvind confirms it. Their own site says Rs 1.07 crore
onwards. Two other sources say Rs 72 lakh and Rs 78 lakh. On a plotted development that spread usually
means people are quoting different plot sizes, or quoting a launch rate that has since moved, but we
can’t tell which from the outside — and guessing would be worse than waiting.

For plots the number you actually want is the rate per square foot, plus what’s included in it:
whether the clubhouse and infrastructure charges are inside the rate or billed separately, and what the
maintenance deposit is. We’ve asked for all of that in writing and will publish it here.

What You’ll Actually Pay

Plots are taxed differently from flats, and the difference is genuinely favourable — with one
caveat that nobody selling you a plot will raise first. Rates below were re-checked on 4 September 2026.

Roughly 7.6% on top of the land, against about 12.6% on an under-construction flat. Not paying
5% GST on the land is the single biggest structural advantage plots have, and it’s real.

Now the caveat, because you deserve it before you budget rather than after. Sale of land is
outside GST. But a plotted development isn’t only land — the developer also builds roads, drains,
water and electrical infrastructure and a clubhouse, and whether GST attaches to that component has been
argued about at length. Different developers structure and invoice it differently. Ask Arvind, in
writing, exactly what GST they will charge on what, and have your own chartered accountant read the
answer. Do not accept “there’s no GST on plots” as a complete answer, because it isn’t one.

And then there’s the house. A plot is half a project. Budget construction, an architect, plan
sanction, a contractor and around two years, and treat the plot price and the build cost as one number
when you’re comparing this against a finished villa somewhere else. That comparison is the only honest
one.

On a plotted development the master plan is the product. It sets your plot’s dimensions, its
road frontage, which direction it faces, and how far you are from the clubhouse and the entrance. Get it
before you get attached to a plot number.

Three things to check on the master plan that people miss until it’s too late.
Road width in front of your plot, because it caps how much you can build and how easily a concrete
mixer reaches you. Corner plots cost more and are usually worth it, since you get two open sides
and better ventilation. And the setback and FAR rules that apply to this layout, which decide how
big a house you can actually put on 1,200 sq ft — get those in writing, because the difference
between what you imagine and what the plan sanction allows can be an entire floor.

The first eighteen items come off Arvind’s own project page; the infrastructure items at the end are what a RERA-registered layout is ordinarily required to deliver and should be confirmed against the approved plan rather than assumed. Two questions worth asking about this particular list. The golf course is described as executive, which usually means a short course rather than a full eighteen — ask how many holes and who maintains it. And the hotel rooms: find out who operates them, whether residents can book them for guests, and whether their running costs land in your maintenance bill.

Location Advantages

Arvind The Park Devanahalli is in Kundana Hobli, on the western side of the Devanahalli belt,
in Bengaluru Rural district. The organising fact of this whole area is
Kempegowda International Airport, and
the industrial and business development that has grown around it — the KIADB Aerospace Park, the
Devanahalli Business Park and a widening manufacturing cluster.

North Bengaluru is the part of the city where the infrastructure story is genuinely about things being
built rather than things being announced. The airport exists. NH-44 exists. The Satellite Town Ring Road
is under construction. What that has produced is a land market that behaves differently from the rest of
Bengaluru: driven by industrial employment and airport-adjacency rather than by IT campuses.

The metro is the claim to be careful with. Namma Metro’s Blue Line, Phase 2B, will run from
Krishnarajapura to the airport terminals via Hebbal, Yelahanka, Bagalur Cross and Doddajala — about
27 km on the Hebbal-to-airport section, sixteen stations. Wikipedia records the current plan as
March 2028, after earlier BMRCL
statements pointed at December 2026 and then December 2027. Two dates have already slipped. It is also
worth noticing that the line serves the airport corridor along NH-44; Kundana Hobli sits to the west of
it. If the metro is the reason you’re buying, buy closer to a named station.

Commute Times

By road from Arvind The Park Devanahalli. Lower figure is a clear run, upper is a weekday peak. North Bengaluru’s roads behave better than the south and east on the whole, which is one of the real advantages here — but the distances to the tech corridors are long and no road improvement changes that.

Read the bottom half of that table before the top half. If either person in the household commutes daily to Whitefield or Electronic City, this address will not work and no amount of clubhouse compensates. It works for people whose lives are genuinely north — airport-adjacent industry, aerospace, logistics, aviation, or a hybrid schedule where the drive happens twice a week instead of ten times.

Before You Book

Plot purchases carry more legal risk than apartments and less construction risk. The diligence is different, not lighter. Work through all of this before any money moves.

  • Pull the RERA certificate and read the promoter name Search PRM/KA/RERA/1250/303/PR/050325/007549 on rera.karnataka.gov.in. The promoter is Arvind Homes Private Limited, not Arvind SmartSpaces Limited. Ask what recourse you have to the parent and get the answer in writing.
  • Get the approved plot schedule and the master plan Plot count, sizes and dimensions all vary between public sources. Only the approved schedule settles it, and it also tells you road widths and orientation.
  • Ask exactly what GST is charged on what Land is outside GST. Development and infrastructure charges are a separate question that has been contested. Get the developer’s written position and have your CA read it.
  • Check the setback and FAR rules for this layout They decide how large a house you can actually build on your plot. Find out before you buy the plot, not after you brief an architect.
  • Verify the khata, conversion and title independently Land in Bengaluru Rural needs its conversion order and khata checked by your own lawyer. This is the single most important item on this list and the one people skip.
  • Budget the build, not just the plot Construction, architect, plan sanction, contractor and about two years. Compare plot-plus-build against a finished villa elsewhere, because that is the real comparison.
  • Ask what the clubhouse and maintenance actually cost A resort-format clubhouse with a spa, a restaurant and hotel rooms has a running cost. Find out the monthly maintenance per square foot and who sets it.
  • Drive it on a weekday, both ways Do the airport run and the run towards the city on the same day. The gap between those two numbers is the honest measure of this address.
