What Rs 10 Crore Actually Buys You in Bangalore

Villas at Embassy Knowledge Park are reported from around ₹10 crore. At that level you are in a market with perhaps a few hundred transactions a year across the whole city, entirely different rules, and a set of questions that do not apply lower down. Here is what that money actually buys and what to check.

Key takeaways

  • At ₹10 Cr you are in a market of a few hundred buyers, city-wide.
  • Ask what you own: plot with UDS, or built-up area in a project.
  • Statutory charges alone run past ₹1.25 crore at this level.
  • Comparable sales are scarce, which makes valuation and resale slow.
  • Interiors at this standard are commonly another 15–25% of the price.

What you are actually buying at this level

The first question at ₹10 crore is not about the house. It is about what is being conveyed to you, and the answers differ more than most buyers expect.

A plot with a constructed house means you hold title to demarcated land plus the building on it. That is the strongest form and the one most people assume they are getting.

Undivided share plus built-up area means you own a share of the project land and the constructed villa, much as an apartment buyer does. Common in gated villa projects, and perfectly sound, but different.

A villa on leased or joint-development land introduces further structure that needs reading carefully.

Ask which applies, ask to see the draft sale deed, and have a lawyer read it. At this price the cost of proper legal review is trivial against the transaction and it is the single best money you will spend.

The answer also affects what you may alter later, since a villa inside a project is usually bound by association rules and sanctioned elevations in ways a standalone house is not — see the same issue in row houses.

The cost beyond the price

The statutory arithmetic is proportionally identical to any other purchase, which means it is very large in absolute terms.

Component On ₹10 Cr
GST @ 5% (under construction) ₹50,00,000
Stamp duty @ 5% ₹50,00,000
Cess @ 10% of duty ₹5,00,000
Surcharge @ 2% of duty ₹1,00,000
Registration @ 2% ₹20,00,000
Total statutory ₹1,26,00,000

That is over a crore and a quarter, in cash, on top of the price, and no lender funds it. Add TDS compliance, which at this level is a substantial sum passing through your hands — see TDS on property purchase.

Then add interiors. At this standard, fitting out commonly runs to fifteen or twenty-five per cent of the purchase price, and it is rarely included in anyone’s budget at the outset.

The market you are entering

The ₹10 crore-plus segment in Bengaluru is small, and its behaviour differs from the rest of the market in ways worth understanding.

Few transactions. Across the whole city, sales at this level number in the hundreds annually rather than the thousands. That thinness affects everything downstream.

Slow price discovery. With few comparable sales, valuations rely on judgement rather than data, and bank valuers tend to be conservative when uncertain — see the resale problem in small projects.

Long marketing periods. Finding the one buyer who wants this specific house at this specific price takes time. Plan on quarters rather than weeks if you ever sell.

Negotiation matters more. With a thin market, individual transactions are negotiated rather than set by a prevailing rate, which cuts both ways depending on which side you are on.

None of this makes it a bad purchase. It makes it a purchase to enter with a long horizon and no need for a quick exit.

It also means the usual advice about buying the cheapest thing in the best area does not translate cleanly. At this level there is often only one product of its kind in a given location, so you are not choosing within a range so much as deciding whether that one thing suits you.

That places more weight on getting the house itself right, and less on market positioning, than at any other price point.

What genuinely justifies the premium

Being concrete about what separates a ₹10 crore home from a ₹4 crore one, because it is not simply size.

Land. At this level you are usually buying meaningful private land, which is the scarcest thing in a city and the least replicable.

Location permanence. Established or protected settings where the outlook cannot be built out.

Specification depth. Not just better finishes but better systems — air handling, water treatment, power backup, insulation, acoustics. These are the things that make a large house comfortable rather than merely big.

Privacy and staff provision. Separate access, service areas and accommodation designed in rather than retrofitted.

What does not justify it is square footage alone. A very large house with ordinary systems is expensive to run and uncomfortable in ways a smaller well-built one is not.

So interrogate the specification annexure harder than the floor plan. At this level it is the document that separates products.

The questions to ask at this level

Six, and they are different from the ones that matter at a crore.

  1. What exactly is conveyed — plot title, or undivided share and built-up area?
  2. What does the specification annexure say about systems, not just finishes?
  3. How many villas are there, and how many have sold?
  4. What are the running costs — maintenance, staff, power, water, garden?
  5. Who else will live here, and is the villa enclave separately governed?
  6. What is the realistic resale timeframe in this micro-market?

Question four is the one most under-modelled. A large villa with a garden, a pool and staff has a running cost that is a serious annual number, quite separate from the purchase.

And question one is the one to resolve before anything else, with a lawyer. At this price, the structure of what you own matters more than any feature of the house itself — see villas and apartments in one project for the governance side.

Common questions

What do you actually own when buying a villa in a project?

It varies. It may be plot title plus the building, or undivided share in project land plus built-up area much as an apartment buyer holds, or something involving leased or joint-development land. Ask which applies and have a lawyer read the draft sale deed.

What are the statutory charges on a 10 crore property?

Proportionally the same as any purchase, which is very large in absolute terms: roughly 1.26 crore in GST, stamp duty, cess, surcharge and registration combined, payable in cash with no lender funding it, plus TDS compliance.

Is the luxury villa market in Bangalore liquid?

No. Transactions above 10 crore number in the hundreds annually across the city, which means slow price discovery, conservative bank valuations, and marketing periods measured in quarters rather than weeks if you sell.

What justifies a 10 crore price over a 4 crore one?

Meaningful private land, location permanence where the outlook cannot be built out, depth of building systems such as air handling, water treatment and acoustics, and designed-in privacy and service provision. Square footage alone does not.

What running costs should I expect on a luxury villa?

Maintenance charges, staff, power, water, and garden and pool upkeep together form a serious annual figure entirely separate from the purchase. It is the most under-modelled part of a purchase at this level, so ask for the projected numbers.

Considering a purchase at this level?

Send us the project and we will establish exactly what is being conveyed, what the specification annexure covers, and what the realistic resale position looks like in that micro-market. No charge.
