Sumadhura Solea vs Sumadhura Epitome: two Rachenahalli projects by one builder compared

Sumadhura Solea vs Sumadhura Epitome: Two Rachenahalli Projects, One Builder

Sumadhura has two projects in Rachenahalli, behind Manyata Tech Park, and they share more than a village. Both are registered by the same company, Sumadhura Homes LLP. Solea’s survey numbers are parts of the same plots listed in Epitome’s RERA registration. Both use a Mediterranean design and sell every home as a corner home. So the Sumadhura Solea vs Sumadhura Epitome choice isn’t about the builder or the location. It comes down to timing, size, price visibility and how private you want your floor to be.

Key takeaways

  • Sumadhura Epitome is further along: RERA approval in September 2024, completion due 31 December 2027
  • Sumadhura Solea was approved on 10 March 2026, with a RERA completion date of 30 June 2029
  • Solea has 233 homes in two wings of ground plus 14 floors. Epitome has 262 homes in three towers on 3.75 acres
  • Solea sells 3 and 4 BHKs, with entry from ₹2.2 Cr. Epitome sells 2, 3 and 4 BHKs, with no price on its page
  • Solea puts only two homes on each corridor. Epitome stresses that every home is a corner home

Both pages carry the “Ongoing” label, but the projects are at very different stages. Epitome has been registered for two years. Solea was registered this March.

Same Land, Two Registrations

Epitome’s RERA certificate lists survey numbers 115/2, 116/1, 116/2, 117/2 to 117/5 and several parts of 118 in Rachenahalli village. Solea’s certificate lists parts of 115/2, 116/1 and 116/2. So Solea sits on land that also appears in Epitome’s registration. They’re neighbours on one holding, not two projects across town.

That has practical effects. The two may share an approach road, a boundary wall or construction access while Solea is being built. Epitome buyers will be living next to a building site from 2027, when their homes are due, until Solea finishes. Solea buyers will move in next to a community that’s already two years old.

Ask Sumadhura three things in writing: whether the entrances are separate, whether any road or amenity is shared, and how the two associations will split upkeep of anything common. Neither project page answers these.

When You Get the Keys

This is the biggest difference in Sumadhura Solea vs Sumadhura Epitome. Epitome’s RERA completion date is 31 December 2027, about 14 months away. Solea’s is 30 June 2029, roughly 32 months away.

If you’re paying rent of ₹50,000 a month now, those extra 18 months cost about ₹9 lakh before any loan interest. That’s our arithmetic, at an example rent, not a quote.

There’s a wrinkle on Solea’s date too. RERA says 30 June 2029, but Sumadhura’s project page says possession in December 2029. The RERA date is the one the law holds the builder to, so ask which date goes into your agreement for sale.

The honest negative for Epitome: a December 2027 date means construction should be well advanced now. Visit the site and check which floors are up before you trust that date. Our guide to checking a RERA registration shows where the quarterly progress updates are filed.

Size, Density and Privacy

Sumadhura Epitome gives its land as 3.75 acres for 262 homes. That’s about 70 homes an acre by our count, and Sumadhura says 80% of the site is open green.

Sumadhura Solea’s land area isn’t published, so nobody can work out its density yet. That’s the honest negative for Solea: the one number that tells you how crowded a project will feel is missing. Ask for the site area on the sanctioned plan. Our guide to judging homes per acre explains why it matters.

What Solea does publish is its floor layout. Each wing has eight homes on a typical floor, with only two sharing each corridor. Spread over two wings, that’s about 117 homes per building on average, against about 87 per tower at Epitome. Fewer neighbours on your corridor, then, but more in your building.

Both builders’ pages say every home is a corner home. At Solea, the brochure also promises a separate lobby for each tower, away from the service areas.

The homes

Sumadhura Epitome sells 2, 3 and 4 BHKs from 1,290 to 2,120 sq ft. Its page doesn’t say whether those are super built-up or carpet figures. Solea sells only 3 and 4 BHKs, and its brochure gives the RERA carpet area for every type. If you need a 2 BHK, Epitome is the only choice of the two.

Price: One Published, One Not

Sumadhura Solea’s page says “Launch Entry from ₹2.2 Cr+”. It doesn’t say which home that buys, and there’s no price list for the 4 BHKs yet.

Sumadhura Epitome’s page gives no price at all. So the two can’t be compared on cost until you have written quotes for similar homes in both. Ask for the rate per sq ft of carpet area, not super built-up, so the numbers line up.

Both are inside BBMP, so the stamp duty surcharge is 2% of the duty in each. With GST, stamp duty, cess and registration, expect about 12.6% on top of whatever price you’re quoted.

Clubhouse and Amenities

Sumadhura Epitome’s clubhouse is 19,800 sq ft, with around 50 amenities, including a Bliss Pool, a mini theatre, a hammock garden and a fire pit.

Sumadhura Solea’s brochure shows a clubhouse on ground and first floors, with more amenities on the terrace, but doesn’t give its size. Its page says 50+ amenities; the brochure lists 71. Outdoors, Solea’s brochure gives a 405 m jogging track, a 212 m cycling track and an 18 m pool.

Ask Solea for the clubhouse area on the sanctioned plan. A big amenity list means little without it.

Which One Suits You

  1. For Solea: the site area on the sanctioned plan, and the clubhouse size
  2. For Solea: which home the ₹2.2 Cr entry price buys
  3. For Solea: whether the agreement uses the RERA date of June 2029 or December 2029
  4. For Epitome: a written price, with the carpet area of the exact home
  5. For Epitome: which floors are complete today
  6. For both: which roads, entrances or amenities are shared
