SNN Electronic City Phase 1 price: what a 2 or 3 BHK at Raj Boulevard should cost, Bangalore

SNN Electronic City Phase 1 Price: What a 2 or 3 BHK at Raj Boulevard Should Cost (2026)

SNN Raj Corp hasn’t published a price list for its Electronic City Phase 1 high-rise yet, and it can’t until the project is RERA-registered. Here’s what the SNN Electronic City Phase 1 price is expected to be, what that works out to per sq ft, the full all-in cost of a 2 BHK and a 3 BHK, and how much cash you’d actually need on the day.

Key takeaways

  • 2 BHKs are expected to start around ₹1.15 Cr* and 3 BHKs around ₹1.55 Cr*
  • That’s about ₹9,200–10,000 per sq ft on a typical 2 BHK, by our arithmetic
  • GST, stamp duty and registration add 12.65%, so a ₹1.15 Cr flat costs about ₹1.30 Cr all-in
  • You’d need about ₹43 lakh of your own money for the 2 BHK, even with a 75% loan
  • No RERA number yet, so no booking should be taken

The SNN Electronic City Phase 1 Price, Expected

SNN Electronic City Phase 1 is expected to start around ₹1.15 Cr* for a 2 BHK and ₹1.55 Cr* for a 3 BHK.

Those are pre-launch expectations, not SNN’s price list. SNN Raj Corp lists the project, which it calls Raj Boulevard, as “Upcoming”. Its page gives three numbers: about 10 acres, G+36 floors and 60-plus amenities. It doesn’t give unit sizes, so the sizes below are indicative.

Home Indicative size Expected price Per sq ft (ours)
2 BHK About 1,150–1,250 sq ft ₹1.15 Cr onwards* About ₹9,200–10,000
3 BHK About 1,600–1,700 sq ft ₹1.55 Cr onwards* About ₹9,100–9,700

*Expected price, excluding GST, stamp duty and registration. Ask us for the latest cost sheet for a named unit before you pay a booking amount.

Expect the SNN Electronic City Phase 1 price to move once SNN files with RERA. Launch prices usually come with an early-bird rate for the first few weeks, and a higher price for upper floors and lake-facing units.

SNN Electronic City Phase 1 Price Per Sq Ft, Against Nearby Projects

The quickest way to judge the SNN Electronic City Phase 1 price is per sq ft, set against other projects in and around Electronic City. These figures are our arithmetic on each project’s starting price and size.

Project Stage Starting price Per sq ft (ours)
SNN Electronic City Phase 1 (Raj Boulevard), G+36 Pre-launch ₹1.15 Cr* About ₹9,200–10,000
Purva Silversky, Hebbagodi, G+32 RERA-registered ₹2.55 Cr, 1,864 sq ft About ₹13,700
Ajmera Codename Electronic City, Phase 2 Pre-launch ₹89 L, 1,155 sq ft About ₹7,700
Prestige Sunrise Park, Neotown (resale) Completed 2017+ ₹65 L–1.05 Cr About ₹6,000–6,600

The SNN Electronic City Phase 1 price sits between a branded high-rise and the pre-launch mid-rise in Phase 2. Purva Silversky is the closest new high-rise, and it’s about 40% more per sq ft. Part is brand; part is that Puravankara’s carpet area is about 60% of super built-up, so compare carpet numbers when SNN publishes them.

At the other end, Ajmera Codename Electronic City is expected at about ₹7,700 per sq ft, but it’s smaller, with no tower height announced. A G+36 tower costs more to build: deeper foundations, more lifts, more fire systems.

Resale at older Neotown complexes is cheaper again. You’re paying for a building that’s eight or nine years old, though there’s no GST on a finished flat with an occupancy certificate.

SNN Electronic City Phase 1 Price, All-In: 2 BHK and 3 BHK

The SNN Electronic City Phase 1 price you see quoted is never what you pay. On a flat under construction you add 5% GST, then stamp duty, cess, surcharge and registration. Electronic City is in Anekal taluk, outside BBMP, so the surcharge is 3% of the stamp duty.

Item 2 BHK at ₹1.15 Cr 3 BHK at ₹1.55 Cr
Base price ₹1,15,00,000 ₹1,55,00,000
GST at 5% ₹5,75,000 ₹7,75,000
Stamp duty at 5% ₹5,75,000 ₹7,75,000
Cess at 10% of duty ₹57,500 ₹77,500
Surcharge at 3% of duty ₹17,250 ₹23,250
Registration at 2% ₹2,30,000 ₹3,10,000
All-in ₹1,29,54,750 ₹1,74,60,750

That’s 12.65% on top of the base price, about ₹14.5 lakh on the 2 BHK and ₹19.6 lakh on the 3 BHK. If the site turned out to be inside city limits, the surcharge would drop to 2% and save you about ₹5,750 on the 2 BHK. Check it on the RERA certificate anyway.

Cash Needed and the EMI at This Price

Above ₹75 lakh, banks lend up to 75% of the property value. Stamp duty and registration come out of your pocket, and most banks won’t fund GST beyond the agreement value either. Here’s the cash you’d need, by our arithmetic.

2 BHK 3 BHK
Loan at 75% ₹86,25,000 ₹1,16,25,000
Your 25% share ₹28,75,000 ₹38,75,000
Plus taxes and charges ₹14,54,750 ₹19,60,750
Your own money About ₹43.3 L About ₹58.4 L
EMI at 8.5%, 20 years About ₹74,850 a month About ₹1,00,900 a month

During construction you’ll pay pre-EMI interest on what the bank has released. A G+36 tower takes longer to build, so budget for years of pre-EMI alongside rent.

Does the rent cover it?

Not at these numbers. At about ₹1.30 Cr all-in, a 3% gross yield needs rent of about ₹32,400 a month, and 4% needs about ₹43,200. That’s well under the 2 BHK’s EMI. Buy it to live in, or treat it as a long hold.

The Charges That Aren’t in the Base Price

In a 36-storey tower, these matter more than usual.

Floor rise. Most high-rises charge more per sq ft for each floor above a certain level. On the top floors of a G+36 tower, that can add several lakh. Ask for the floor-rise rate in writing before you pick a floor.

View premium. SNN says the project overlooks a lake. Lake-facing units usually carry a premium. Ask what it is and which stacks actually face the water.

Car parks. One covered car park may be included, and a second is often extra. With a mall next door, visitor parking will be tight, so ask how many slots each home gets.

Club, deposits and connections. Club membership, the maintenance deposit (often a year or two in advance) and BESCOM and water connection charges are usually billed at handover.

Before You Pay an EOI

We checked the full Karnataka RERA project list of 31 October 2026. There’s no filing for Raj Boulevard or any new SNN project in Anekal taluk. Under RERA, the project can’t be advertised or sold until it’s registered.

Some buyers pay an expression of interest to get an early pick. If you do, get the refund terms in writing, with a number of days, and make sure the cheque or transfer goes to SNN’s company account, not to anyone else. The honest downside: SNN hasn’t said when it will file, so your money could sit there for months.

When the SNN Electronic City Phase 1 price list comes out, ask for the carpet area of the exact unit, not just super built-up. That’s the number to divide the price by.
