Shriram Villas Yelahanka price: what a 3 or 4 BHK villa should cost, North Bengaluru

Shriram Villas Yelahanka Price: What a 3 or 4 BHK Villa Should Cost (2026)

Shriram hasn’t launched its Yelahanka villa project yet, but its own filings already tell you a lot about the price. The Shriram Villas Yelahanka price is expected to start around ₹2.5 Cr* for a 3 BHK villa. Here’s where that figure comes from, what you’d pay all-in, the cash you’d need and the villa costs a price list doesn’t show.

Key takeaways

  • The Shriram Villas Yelahanka price is expected to start around ₹2.5 Cr* for a 3 BHK, and about ₹3.3 Cr* for a 4 BHK
  • Shriram’s own figures, ₹200–250 Cr for about 1.9 lakh sq ft, work out to about ₹10,500–13,000 per sq ft
  • Karnataka charges add about 12.65% outside BBMP, taking the 3 BHK to about ₹2.82 Cr
  • With a 75% loan, you’d still need about ₹94 lakh of your own money
  • It isn’t RERA-registered yet, so no booking amount should change hands

Shriram Villas Yelahanka Price

Shriram told the stock exchanges on 23 April 2025 that it had bought a “prime ~5 acre land parcel” in Yelahanka for row houses or villas. Its investor decks have called it a villa project ever since. The August 2026 deck lists it for October to December 2026, with plans submitted and approvals awaited.

Home Likely size Price
3 BHK villa About 2,300 sq ft About ₹2.5 Cr onwards*
4 BHK villa About 3,000 sq ft About ₹3.3 Cr onwards*

*Expected price, excluding GST, stamp duty and registration. Ask us for the latest cost sheet for a named unit before you pay a booking amount.

Shriram hasn’t announced the unit mix, the plot sizes or the built-up areas. The sizes above are our guides for a mid-premium villa in North Bengaluru. If the plans come out bigger or smaller, the price moves with them.

Shriram Villas Yelahanka Price per Sq Ft

Shriram has published two numbers that let you work out the Shriram Villas Yelahanka price per sq ft. The press release put the sale value at ₹200–250 Cr. The May and August 2026 decks put the size at 0.19 million sq ft.

₹200 Cr divided by 1,90,000 sq ft is about ₹10,500 per sq ft. At ₹250 Cr it’s about ₹13,150. That’s our arithmetic, not a Shriram price, and the decks from November 2025 and February 2026 used the lower ₹200 Cr figure.

At about ₹11,000 per sq ft, a 2,300 sq ft villa comes to roughly ₹2.5 Cr and a 3,000 sq ft one to roughly ₹3.3 Cr. That’s where the expected Shriram Villas Yelahanka price comes from.

One thing to watch: the land here was bought outright, not taken on a joint development. Shriram keeps all the homes, so it has more freedom to price each one, and to hold some back for later phases at a higher rate.

The All-In Shriram Villas Yelahanka Price

Shriram hasn’t said where in Yelahanka the 5 acres are. That matters for one line of the bill. The stamp duty surcharge is 2% of the duty inside BBMP limits and 3% outside, and Yelahanka has land on both sides of the line.

Here’s the Shriram Villas Yelahanka price for the 3 BHK at ₹2.5 Cr, under construction, with every statutory charge added:

Item Outside BBMP Inside BBMP
Agreement value ₹2,50,00,000 ₹2,50,00,000
GST at 5% ₹12,50,000 ₹12,50,000
Stamp duty at 5% ₹12,50,000 ₹12,50,000
Cess at 10% of duty ₹1,25,000 ₹1,25,000
Surcharge ₹37,500 (3%) ₹25,000 (2%)
Registration at 2% ₹5,00,000 ₹5,00,000
All-in ₹2,81,62,500 ₹2,81,50,000

That’s 12.65% on top outside BBMP. The 4 BHK at ₹3.3 Cr comes to about ₹3,71,74,500 all-in outside BBMP.

Cash You’ll Need, and the EMI

RBI rules cap a home loan at 75% of the property value once the loan is above ₹75 lakh. Banks also won’t lend against stamp duty and registration.

On the ₹2.5 Cr villa, a 75% loan is ₹1,87,50,000. Against an all-in cost of ₹2,81,62,500, that leaves about ₹94,12,500 you’d need yourself, spread over the payment plan. On the 4 BHK it’s about ₹1.24 Cr.

At 8.5% over 20 years, the EMI on ₹1.875 Cr is about ₹1,62,700 a month. On the 4 BHK’s ₹2.475 Cr loan it’s about ₹2,14,800. That’s our arithmetic; your rate depends on your bank and your profile.

If you’re thinking of renting it out, a 3% gross yield on ₹2.82 Cr needs about ₹70,400 a month. A 4% yield needs about ₹93,900. Villas are mostly bought to live in, and rent rarely covers the EMI.

Villa Extras to Ask About

The headline Shriram Villas Yelahanka price won’t be the whole bill. A villa cost sheet has lines a flat doesn’t. Ask for each one in writing once the Shriram Villas Yelahanka price list is out.

  • Plot or land share. Is the villa sold with its own plot, or with an undivided share of the 5 acres? How many sq ft is yours?
  • Built-up vs saleable area. Which one is the price per sq ft on?
  • Private garden or terrace. Included, charged separately, or exclusive-use common area?
  • Car parks. How many, and are they inside your plot?
  • Club membership and corpus fund. Both usually sit outside the base price.
  • Maintenance advance. How many months, and at what rate per sq ft?
  • Home lift. A two- or three-floor villa means stairs. Ask whether a lift shaft is provided.

Against a Row House Nearby

The nearest registered low-rise comparison on our books is Sobha Oakshire, 80 Tudor-style 4 BHK row houses on IVC Road, Devanahalli. It starts at about ₹5.3 Cr for 3,441 sq ft, roughly ₹15,400 per sq ft.

So per sq ft, the Shriram Villas Yelahanka price looks well below a premium row house further up the airport road. That’s partly brand and partly product: Sobha builds bigger homes for a richer buyer, while Shriram calls itself a mid-market and mid-premium developer. It’s also because nobody has seen Shriram’s plans yet. Expect the gap to narrow once a real price list lands.

Shriram has two more Yelahanka projects lined up for January to March 2027: a 7-acre row-house project and a 6.5-acre apartment project, both beside the planned Madappanahalli biodiversity park. They’re on the list below if you’d rather wait and compare.

Until Shriram registers the villa project, it can’t legally be sold. If someone asks for money now, it’s an expression of interest at most. Get any refund terms in writing, in days.
