Shriram Row Houses Yelahanka: Project Overview

Shriram Row Houses Yelahanka was announced on 27 October 2025. Its stock-exchange release said it had signed a joint development agreement for “a ~7acres land, which forms part of a larger deal of ~15-acre prime land parcel”, to build “a premium row houses project” worth about ₹600 Cr.

The release placed Shriram Row Houses Yelahanka “beside the soon-to-be-unveiled Madappanahalli Biodiversity Park”, which Shriram calls “Mini Lalbagh”, and said the homes “will overlook” it. It planned the launch for FY27.

Shriram’s May 2026 deck put the Shriram Row Houses Yelahanka launch in Q4 FY27, with “approval work to commence”. The August deck kept Q4, now with “plan submission in progress”. On the August earnings call, management said submission for the Yelahanka row houses had moved on since 30 June.

How big is it?

For Shriram Row Houses Yelahanka, about 5.2 lakh sq ft on 7 acres is about 1.7 sq ft of saleable space for every sq ft of land, by our count. That’s dense for row houses, so expect narrow, multi-floor homes rather than wide plots.

Shriram hasn’t given a home count. If row houses averaged 2,300 sq ft, that would be about 225 homes, or about 32 an acre. That’s our illustration, not Shriram’s plan.

The rest of the 15 acres

Shriram signed a second joint development, for about 6.5 acres of apartments, also beside the same park. It hasn’t said whether the two sites adjoin, or what’s on the remaining land of the 15-acre deal.

Who Shriram Row Houses Yelahanka Suits

It works if

You want one of the few row houses in Yelahanka from a listed developer: your own front door, a terrace and no lift queue, at a lower price than a detached villa.

You value green space next door and can live with the fact that the park is still a plan.

You can wait until early 2027 for the launch and a few years after that for the keys.

It doesn’t work if

You need to book now. Shriram Row Houses Yelahanka can’t legally be sold before RERA registration. Sobha Oakshire on IVC Road is a registered row-house option, though at a much higher price.

You want a wide, detached home. At about 32 homes an acre, Shriram Row Houses Yelahanka won’t be that.

You’re buying the park, not the house. The state approved the park in January 2026, but it’s a three-year plan and none of it is open yet.

Shriram Row Houses Yelahanka review: our verdict

Shriram Row Houses Yelahanka is real: a listed developer has told the stock exchanges about the land deal and put it on its FY27 launch list. The park next door is a genuine plus if the state delivers it. But no site, name, plan or price list is public, and it’s a joint development, so a landowner shares the homes. Register interest if a row house suits you, and wait for the RERA number before you pay.

About the Developer

Shriram Properties is based in Bengaluru and listed on the NSE and BSE. Its June 2026 release says it has delivered 50-plus projects covering over 31.5 million sq ft. Its FY26 deck reports 3,465 homes handed over in the year, but also occupancy-certificate and e-khata delays that held up handovers at several finished projects.

Beyond Shriram Row Houses Yelahanka, Shriram also owns a separate 5-acre villa site, due to launch this quarter. See our Shriram Villas Yelahanka page.

The check before you buy: this is a joint development. Ask whether your row house comes from Shriram’s share or the landowner’s, who signs your agreement, and who’s responsible if completion runs late.

Shriram Row Houses Yelahanka Price

Shriram Row Houses Yelahanka is expected to start around ₹2.3 Cr* for a 3 BHK row house. Shriram’s own figures, about ₹600 Cr for about 5.2 lakh sq ft, work out to about ₹11,500 per sq ft, by our arithmetic.

Home Size Price
3 BHK row house About 2,000 sq ft About ₹2.3 Cr onwards*
4 BHK row house About 2,600 sq ft About ₹3 Cr onwards*

*Expected price, excluding GST, stamp duty and registration. Sizes are indicative until Shriram files its plans with RERA. Ask us for the latest cost sheet for a named unit before you pay a booking amount.

Check price for Shriram Row Houses

We’ll get you Shriram’s launch price list as soon as it’s out, with the plot size, built-up area and any park-facing premium for each home.

How to judge the launch price

Ask for the plot area, the built-up area and the RERA carpet area of each row house. Then ask whether park-facing homes carry a premium, and how much. Only the outer row can face a park, so most homes won’t get the view.

What You’ll Actually Pay

The exact Shriram Row Houses Yelahanka site isn’t public. If it’s outside the city corporation, the stamp duty surcharge is 3% of the duty; inside, 2%. We’ve used the outside rate. Inside, the all-in is ₹11,500 lower.

Charges on a ₹2.3 Cr row house
Under construction, outside BBMP. Surcharge at 3% of duty
Agreement value₹2,30,00,000
GST at 5%₹11,50,000
Stamp duty at 5%₹11,50,000
Cess at 10% of stamp duty₹1,15,000
Surcharge at 3% of stamp duty₹34,500
Registration at 2%₹4,60,000
All-in₹2,59,09,500

That’s 12.65% on top, and a home loan covers none of the stamp duty or registration. With the usual 75% loan cap above ₹75 lakh, you’d need about ₹87 lakh of your own money on the ₹2.3 Cr home.

Ask about the extras. Car parks, club membership, the maintenance deposit and the park-facing premium usually sit outside the base price.

Floor Plans

There are no Shriram Row Houses Yelahanka floor plans yet. Shriram says plan submission is in progress, and the plans are fixed only once they’re sanctioned and filed with RERA.

When the Shriram Row Houses Yelahanka plans come out, check the plot width, the number of floors, whether there’s a lift shaft, and whether the terrace is private or shared.

Amenities

For Shriram Row Houses Yelahanka, Shriram promises “modern amenities” and “nature-inspired design principles”. That’s all so far. Once the plan is out, ask for the open space percentage and the clubhouse size in sq ft, then divide the clubhouse by the number of homes.

Shriram Row Houses Yelahanka Investment Opportunity

The case for Shriram Row Houses Yelahanka is the park, and row houses in Yelahanka are scarce. If the state builds what it approved, homes facing a 153-acre green space in North Bengaluru will be hard to replicate.

The honest arithmetic

All-in at about ₹2.59 Cr, a 3% gross yield needs rent of about ₹64,800 a month, and 4% needs about ₹86,400. That’s our arithmetic. Row houses are mostly bought to live in.

What works against it

For Shriram Row Houses Yelahanka, two things are outside Shriram’s control: the park’s timetable and the approvals. Row houses also have fewer resales to price against than flats.

Shriram Row Houses Yelahanka Location Advantages

Shriram puts the Shriram Row Houses Yelahanka site beside the proposed Madappanahalli Biodiversity Park. In January 2026 the state cabinet approved that park on 153.39 acres at Madappanahalli, near Yelahanka. The plan is ₹250 Cr in five zones over three years, with ₹50 Cr cleared for the first phase. The land was eucalyptus and acacia plantation.

Yelahanka itself sits on Bellary Road (NH 44) towards the airport, with Yelahanka New Town, the Air Force station and a railway junction.

What to check before you believe the map

“Beside the park” can mean along its edge or across a road. Ask for the survey numbers and village, which will be on the RERA certificate. Ask too which side of the site faces the park, how the site is reached, and whether any forest-edge rule limits building near the boundary.

We haven’t published a map pin. Shriram hasn’t released a site address. We’ll add one once the RERA filing names the survey numbers.

Shriram Row Houses Yelahanka RERA and Construction Status

Shriram Row Houses Yelahanka is at pre-launch, like Shriram’s other two Yelahanka projects. We checked the full Karnataka RERA project list of 31 October 2026. Shriram’s latest Bangalore registration is Songs of the Earth, approved in June 2025, and there’s nothing from Shriram in Yelahanka.

Until it’s registered, the project can’t legally be advertised or sold. Anything collected before then is an expression of interest at most, and it should come with written refund terms.

What a real number looks like: Shriram’s Bangalore registrations start PRM/KA/RERA/1251/. Look up any number you’re given on the Karnataka RERA portal.
