On paper they’re both row-house projects north of Hebbal. In practice, one is a small, premium, nearly built community and the other is a larger plan still waiting for its building approvals.
The Homes
Sobha Oakshire has one home type: a 4 BHK on ground, first floor and terrace, in ten slightly different versions. Super built-up areas run from 3,421 to 3,467 sq ft, with carpet areas of 2,630 or 2,667 sq ft. Each home gets a front garden, a backyard and two covered car parks. The plans show a provision for a lift, which is space for one, not a lift.
The Sobha Oakshire look is the selling point. Sloped roofs, red brick and big windows in a Modern Tudor style are rare in Bangalore.
For Shriram Row Houses Yelahanka, there’s nothing comparable yet. Shriram’s October 2025 release promises “modern architecture with sustainable and nature-inspired design principles” and says the homes will overlook the proposed park. No sizes, layouts or home types have been published.
Shriram’s figures do hint at a smaller home. About 0.52 million sq ft over our estimated 225 homes is an average of around 2,300 sq ft, well under Oakshire’s 3,400-plus. That’s our illustration, not Shriram’s plan.
Size and Density
Sobha Oakshire puts 80 homes on just under nine acres, about 9 an acre. It’s one of the quietest layouts you’ll find in a gated project.
Shriram Row Houses Yelahanka is a bigger, busier plan. About 0.52 million sq ft on about 7 acres works out to roughly 225 homes, or about 32 an acre, if the average home is around 2,300 sq ft. That’s still far below an apartment project, but it’s more than three times Oakshire’s density.
What that changes day to day: closer neighbours, narrower gaps between rows, and more cars on the internal roads. It also spreads the cost of the clubhouse, security and sewage plant over more homes, which should help the maintenance bill.
Price and All-In Cost
At Sobha Oakshire, Sobha’s starting price is ₹5.3 Cr, about ₹15,400 per sq ft of super built-up area. Sobha doesn’t say which home that buys.
Shriram Row Houses Yelahanka is expected to start around ₹2.3 Cr*. Shriram’s own figures, about ₹600 Cr in sales from 0.52 million sq ft, come to about ₹11,500 per sq ft, by our arithmetic. That’s the basis for a 3 BHK row house of about 2,000 sq ft at around ₹2.3 Cr.
So the gap isn’t only size. Per sq ft, Oakshire costs about a third more. Part of that is the Sobha name and its in-house construction; part is Oakshire’s much lower density. Here’s the all-in cost on each starting price, outside BBMP, with GST 5%, stamp duty 5%, cess, a 3% surcharge and 2% registration:
| Shriram 3 BHK row house | Sobha Oakshire 4 BHK | |
|---|---|---|
| Base price | ₹2,30,00,000* | ₹5,30,00,000 |
| Charges at 12.65% | ₹29,09,500 | ₹67,04,500 |
| All-in | ₹2,59,09,500 | ₹5,97,04,500 |
| Your own money (75% loan) | About ₹86.6 lakh | About ₹2 Cr |
Oakshire’s site is outside the old BBMP limits, so the 3% surcharge applies there. For Shriram’s site, the BBMP status isn’t known yet; inside, the surcharge is 2% of the duty and the total a little lower.
Location
Sobha Oakshire is on IVC Road, off Bellary Road, in Thimmegowdana Hosahalli village, Devanahalli taluk. That’s the airport end of the corridor, a long way from Whitefield or Electronic City.
Shriram Row Houses Yelahanka is closer in. Shriram says the site sits beside the proposed Madappanahalli Biodiversity Park near Yelahanka, which the state cabinet approved in January 2026: 153.39 acres, ₹250 Cr, over three years. The exact site and survey numbers aren’t public.
Be careful with the park. It’s a government plan on former eucalyptus and acacia land, not something Shriram controls, and it isn’t built yet. Treat the view as a likely bonus, not part of what you’re paying for.
Timing and Risk
Sobha Oakshire was approved in three phases on 27 March 2023, with RERA completion dates between December 2026 and December 2027. You’re buying close to the finish line, with the terms already on record.
Shriram Row Houses Yelahanka isn’t registered. Shriram’s August 2026 deck lists it for January–March 2027 with “plan submission in progress”, and on the earnings call management said the submission had progressed since June. Until there’s a RERA number, it can’t legally be sold, and there’s no completion date to hold anyone to.
It’s also a joint development: the landowner keeps a share of the homes. Ask whose share you’re buying from, and who signs your agreement.
The honest downside of both: row houses have a thin resale market. Fewer buyers shop for them than for flats, so selling can take time, especially at Oakshire’s ₹5 Cr-plus ticket.
Who Should Pick Which
So how does Shriram Row Houses Yelahanka vs Sobha Oakshire settle for you?
Pick Sobha Oakshire if you want a registered home close to completion, you need a big 4 BHK with a garden and backyard, you like the Tudor style, and a budget of about ₹6 Cr all-in works for you.
Wait for Shriram Row Houses Yelahanka if your budget is nearer ₹2.5–3 Cr, you’d rather be near Yelahanka than Devanahalli, and you’re comfortable waiting for the launch and the plans before deciding.
Either way, don’t pay anything to Shriram before registration.
