Shriram Row Houses Yelahanka price: what a row house beside the Madappanahalli park should cost, North Bengaluru

Shriram Row Houses Yelahanka Price: What a Row House Beside the Madappanahalli Park Should Cost

Shriram’s row-house project in Yelahanka is still at the plan-submission stage, but the first question buyers ask is the same: what will it cost? The Shriram Row Houses Yelahanka price is expected to start around ₹2.3 Cr* for a 3 BHK row house. Here’s where that figure comes from, what you’d pay all-in, the cash you’d need and whether a view of a park that isn’t built yet deserves a premium.

Key takeaways

  • The Shriram Row Houses Yelahanka price is expected to start around ₹2.3 Cr* for a 3 BHK, and about ₹3 Cr* for a 4 BHK
  • Shriram’s own figures, about ₹600 Cr for 5.2 lakh sq ft, work out to roughly ₹11,500 per sq ft
  • Karnataka charges add about 12.65% outside BBMP, taking the 3 BHK to about ₹2.59 Cr
  • With a 75% loan, you’d still need about ₹86.6 lakh in cash
  • The park next door is approved but not built, so don’t pay much extra for the view yet

Shriram Row Houses Yelahanka Price

On 27 October 2025, Shriram told the stock exchanges it had signed a joint development agreement for about 7 acres in Yelahanka, part of a larger deal of about 15 acres. It plans “a premium row houses project” there, next to the proposed Madappanahalli Biodiversity Park, with an estimated sale value of about ₹600 Cr. Its August 2026 investor deck puts the launch in January to March 2027, with plan submission in progress.

Home Likely size Price
3 BHK row house About 2,000 sq ft About ₹2.3 Cr onwards*
4 BHK row house About 2,600 sq ft About ₹3 Cr onwards*

*Expected price, excluding GST, stamp duty and registration. Ask us for the latest cost sheet for a named unit before you pay a booking amount.

Shriram hasn’t announced the unit mix, the sizes or the number of homes. The sizes above are our guides, not Shriram’s plans. If the homes come out bigger, the starting price will rise with them.

Shriram Row Houses Yelahanka Price per Sq Ft

Shriram has published two numbers that let you work out the Shriram Row Houses Yelahanka price per sq ft. The press release gives the sale value, about ₹600 Cr. Its May and August 2026 decks give the size, 0.52 million sq ft.

₹600 Cr divided by 5,20,000 sq ft is about ₹11,500 per sq ft. That’s our arithmetic. At that rate, a 2,000 sq ft row house comes to about ₹2.31 Cr and a 2,600 sq ft one to about ₹3 Cr.

For scale: 5.2 lakh sq ft on 7 acres is about 1.7 sq ft of saleable space for every sq ft of land. If homes averaged 2,300 sq ft, that would be about 225 row houses, or roughly 32 to the acre, by our count. That’s dense for row houses, so ask about plot widths and how many floors each home has.

Launch rates are often set above a project’s planning figure, so treat ₹11,500 as a starting point rather than a promise.

The All-In Shriram Row Houses Yelahanka Price

Shriram hasn’t published the village or survey numbers, so we don’t know yet whether the site is inside BBMP limits. That changes the stamp duty surcharge: 2% of the duty inside, 3% outside. Here’s the 3 BHK at ₹2.3 Cr, under construction:

Item Outside BBMP Inside BBMP
Agreement value ₹2,30,00,000 ₹2,30,00,000
GST at 5% ₹11,50,000 ₹11,50,000
Stamp duty at 5% ₹11,50,000 ₹11,50,000
Cess at 10% of duty ₹1,15,000 ₹1,15,000
Surcharge ₹34,500 (3%) ₹23,000 (2%)
Registration at 2% ₹4,60,000 ₹4,60,000
All-in ₹2,59,09,500 ₹2,58,98,000

That’s 12.65% on top of the Shriram Row Houses Yelahanka price outside BBMP. The 4 BHK at ₹3 Cr comes to about ₹3,37,95,000 all-in on the same basis.

Cash You’ll Need, and the EMI

RBI rules cap a home loan at 75% of the property value once the loan is above ₹75 lakh, and banks don’t lend against stamp duty and registration.

On the ₹2.3 Cr row house, a 75% loan is ₹1,72,50,000. Against the all-in cost of ₹2,59,09,500, that leaves about ₹86,59,500 in cash, spread over the payment plan.

At 8.5% over 20 years, the EMI on ₹1.725 Cr is about ₹1,49,700 a month. That’s our arithmetic; your rate depends on your bank and your profile.

As a rental, a 3% gross yield on ₹2.59 Cr needs about ₹64,800 a month, and 4% needs about ₹86,400. Row houses are mostly bought to live in, and the rent won’t cover that EMI.

Is the Park Worth a Premium?

Shriram’s release says the row houses will “overlook” the Madappanahalli Biodiversity Park, which it calls “Mini Lalbagh”. Expect the sales pitch, and possibly the price list, to lean on that.

Here’s what’s real. In January 2026 the state cabinet approved a biodiversity park on 153.39 acres of land at Madappanahalli, near Yelahanka, at a total cost of ₹250 Cr. It cleared ₹50 Cr for the first phase and set a three-year timeline, with part of the money to come from company CSR funds. Until now the land has held eucalyptus and acacia plantations.

So the park is approved, funded in part and not yet built. A view of open green land is worth something today. A finished park with gardens and an aviary would be worth more, but that depends on the state, not on Shriram. If the price list charges more for park-facing homes, ask how much more per sq ft, and pay it only if you’d still be happy with the view of today’s plantation.

Row-House Extras to Ask About

The headline Shriram Row Houses Yelahanka price won’t be the whole bill. Ask for each of these in writing when the price list comes out:

  • Land share. Do you get a demarcated plot or an undivided share of the 7 acres? How many sq ft?
  • Private garden and terrace. Are they in the saleable area or charged separately?
  • Car parks. How many, and at your door or in a common basement?
  • Club, corpus and maintenance advance. All three usually sit outside the base price.
  • Lift provision. A row house over more than one floor means stairs. Ask whether a shaft is provided and who pays for the lift.
  • Whose share. It’s a joint development, so the landowner keeps some homes. Ask whether you’re buying from Shriram’s share or the landowner’s, and who signs your agreement.

Against a Registered Row House

The nearest registered comparison on Maven is Sobha Oakshire on IVC Road, Devanahalli: 80 four-bedroom row houses of about 3,440 sq ft on just under 9 acres. Sobha quotes from ₹5.3 Cr, about ₹15,400 per sq ft, and its three phases are due between December 2026 and December 2027.

On our arithmetic, Shriram’s rate is about a quarter lower per sq ft, and its homes are likely to be smaller and far more tightly packed: about 32 to the acre against roughly 9 at Oakshire. You’d also be waiting for a launch, not a handover.

Until Shriram registers the project, it can’t legally be sold. If anyone asks for money now, it’s an expression of interest at most, so get the refund terms in writing, with a number of days.
