What Each Builder Has Actually Said
This is the biggest difference, and it’s easy to miss.
Shriram told the stock exchanges on 15 June 2026 that it had signed a joint development agreement for 9.1 acres at Doddagubbi, for a lake-facing apartment project worth over ₹600 Cr. Its August investor deck lists “Doddagubbi” for launch in January to March 2027, and management confirmed on the earnings call that the development plan had been submitted. That’s three separate company documents.
Sobha hasn’t put the Hennur site in writing at all. There’s no page on sobha.com, and its October 2026 investor deck doesn’t name Chikkagubbi or Bagalur. On its results call, Sobha said one of its second-half launches is a large project, but it didn’t say where. Everything specific about “Sobha Hennur”, including the 40 acres, comes from listing sites that don’t agree with each other.
That doesn’t mean Sobha Hennur won’t happen. It means you’d be relying on brokers for every detail, and on the builder for nothing. With Shriram Doddagubbi, the land and the plan are on record. The details still aren’t.
A Small Community or a Township
Shriram’s own numbers give about 1.7 sq ft of saleable space for every sq ft of land, by our arithmetic. That’s modest, and it suggests mid-rise buildings rather than a tall high-rise. At an average home of 1,400 sq ft, it would be roughly 400–500 homes. That’s our illustration, not a plan.
A 40-acre Sobha township would be several times bigger. Sobha’s OneWorld on Old Madras Road, 48 acres, has 3,484 homes in six phases due between 2032 and 2033. A township gives you more amenities, more shops on site and a bigger community. It also gives you years of construction next door after you move in.
A smaller Shriram Doddagubbi project should finish sooner and feel quieter. The trade-off is fewer facilities and a club that’s shared by fewer people, so each family pays more of its upkeep.
The Price Gap
Shriram Doddagubbi is expected to start around ₹1.1 Cr* for a 2 BHK of about 1,200 sq ft. Sobha Hennur is expected around ₹1.50 Cr* for a 2 BHK. On a like-for-like home, that’s a gap of roughly ₹30–40 lakh before taxes.
Shriram’s sale value and size point to about ₹9,000–10,500 per sq ft. Sobha’s expected range is about ₹9,500–12,000. Sobha’s own nearby project, Victoria Park off Hennur Main Road, starts at ₹1.60 Cr.
| All-in, outside BBMP | Shriram Doddagubbi, ₹1.1 Cr | Sobha Hennur, ₹1.50 Cr |
|---|---|---|
| GST, duty, cess, surcharge, registration | ₹13,91,500 | ₹18,97,500 |
| All-in | ₹1,23,91,500 | ₹1,68,97,500 |
Both villages appear to be outside the old city limits, so we’ve used the 3% surcharge for both. Check the khata for each site once the survey numbers are public.
Timing
Shriram’s launch has already moved once. Its June press release said “during the current financial year”; the August deck pinned it to January to March 2027. Plans were at submission stage. A mid-rise project launched in early 2027 would typically take four years or more to finish.
Sobha has given no date for the Hennur site. If it’s the large launch Sobha mentioned for the second half of FY27, that would also be by March 2027. But Sobha didn’t say so, and a township would deliver in phases over many years.
Whichever you wait for, the rule is the same: no RERA number, no booking. Look up any number you’re given yourself.
