Shriram Properties Doddagubbi: Project Overview

Shriram Doddagubbi isn’t a brand name. It’s how Shriram refers to the project in its own launch list, the way listed developers name projects by location until they’re branded.

The first official word came on 15 June 2026. Shriram told the stock exchanges it had signed a joint development agreement for 9.1 acres at Doddagubbi, for “an exclusive, scenic lake-facing, thoughtfully designed apartment complex”. It gave the project about 6.7 lakh sq ft of development and a sale value of over ₹600 Cr, with a launch “during the current financial year”.

Its August 2026 investor deck lists Doddagubbi as a 0.56 million sq ft apartment project for launch in Q4 FY27, January to March 2027, with “plan submission in progress”. On the August earnings call, management said the development plan had been submitted and put the saleable area at “roughly about 7 lakh square feet”.

How big is it?

Shriram’s own documents don’t agree on the size of Shriram Doddagubbi: 6.7 lakh sq ft in the press release, 5.6 lakh in the deck and about 7 lakh on the call. We show it as 5.6–7 lakh sq ft until the RERA filing settles it.

On 9.1 acres that’s about 1.7 sq ft of saleable space per sq ft of land, by our count. That’s far lower than Shriram’s 4-acre Sarjapur Road high-rise, and suggests mid-rise towers rather than one tall block. Shriram hasn’t said. At an average 1,400 sq ft per home, it would be roughly 400–500 homes, our illustration only.

What a joint development means for you

Shriram didn’t buy the Shriram Doddagubbi land. Under a joint development agreement the landowner keeps a share of the homes or the revenue. That’s normal, but ask whose share your home comes from and who signs your agreement.

Who Shriram Doddagubbi Suits

It works if

Shriram Doddagubbi suits you if you work at Manyata Tech Park, on Hennur Road or towards the airport. Shriram says the site connects to Thanisandra Main Road, Hennur Road, the Outer Ring Road and the airport corridor.

You can wait for a launch. The first phase from a listed developer often carries the lowest price the project will see.

You want a mid-market name on a smaller site than the big townships nearby.

It doesn’t work if

You need to book now. It can’t legally be sold before RERA registration. For a project a village away, look at Sobha Hennur at Chikkagubbi, also pre-launch.

You need to move in soon. The Shriram Doddagubbi launch is planned for early 2027, and construction usually takes four years or more after that.

You want a metro at your door. There isn’t one at Doddagubbi.

Shriram Doddagubbi review: our verdict

Shriram Doddagubbi is real: a listed developer has told the stock exchanges it has the land and plans to launch. Beyond that there’s little to judge. Register interest if you like the area, but don’t pay anything until the RERA number is out.

About the Developer

Shriram Properties is based in Bengaluru and listed on the NSE and BSE. Its June 2026 press release says it has delivered 50-plus projects covering over 31.5 million sq ft, mostly in Bengaluru and Chennai, and calls itself a mid-market and mid-premium developer.

Shriram Doddagubbi is one of five Bangalore launches on its FY27 list. The Shriram Sarjapur Road high-rise is another, due the same quarter.

Two older Shriram registrations, WYT Field-2 and Chirping Grove-2, have RERA completion dates that passed in 2026. That doesn’t prove a delay, but check the portal for an occupancy certificate or an extension.

The check before you buy: Shriram registers projects under many company names. Check which company is on your agreement, then visit one of its finished projects and talk to residents.

Shriram Doddagubbi Price

Shriram Doddagubbi is expected to start around ₹1.1 Cr* for a 2 BHK of about 1,200 sq ft, if Shriram’s mix includes one. That’s about ₹9,000–10,500 per sq ft.

3 BHK About 1,600 sq ft About ₹1.5 Cr onwards*

We’ll get you Shriram’s launch price list as soon as it’s out, with the RERA carpet area for each unit.

What Shriram’s own numbers imply

For Shriram Doddagubbi, over ₹600 Cr spread over 5.6–7 lakh sq ft works out to about ₹9,000–10,700 per sq ft of saleable area. That’s our arithmetic on Shriram’s own figures, and “over” means it’s a floor, not a ceiling. Sizes in the table are illustrations; the real unit mix comes with the RERA filing.

What You’ll Actually Pay

Doddagubbi village is in Bidarahalli hobli, Bengaluru East taluk. Much of that hobli sits outside BBMP limits, where the stamp duty surcharge is 3% of the duty. We haven’t confirmed this site’s status, so check the khata once the survey numbers are out.

Charges on a ₹1.1 Cr home
Under construction, outside BBMP. Surcharge at 3% of duty
Agreement value₹1,10,00,000
GST at 5%₹5,50,000
Stamp duty at 5%₹5,50,000
Cess at 10% of stamp duty₹55,000
Surcharge at 3% of stamp duty₹16,500
Registration at 2%₹2,20,000
All-in₹1,23,91,500

That’s 12.65% on top, and a home loan covers none of the stamp duty or registration. Inside BBMP it would be 12.6%, or ₹1,23,86,000.

Ask about the extras. Car parking, club membership, floor rise and the maintenance deposit usually sit outside the base price. On a joint development, ask whether the landowner’s homes are sold at the same price list.

Shriram Doddagubbi Floor Plans

There are no Shriram Doddagubbi floor plans yet. They’re fixed when the building plan is sanctioned and filed with RERA, and Shriram says plan submission is in progress.

When the Shriram Doddagubbi plans come out, ask for three numbers: the RERA carpet area, the super built-up area and the balcony area. On recent Bangalore launches, carpet has often been only 60–65% of super built-up.

Amenities

Nothing official exists yet for Shriram Doddagubbi amenities beyond “natural ventilation” and “green spaces” in the press release. Once the plan is out, ask for the open-space percentage and the clubhouse size in sq ft, and divide the clubhouse by the number of homes.

Shriram Doddagubbi Investment Opportunity

The case is the corridor. North-East Bengaluru sits between Manyata Tech Park and the airport, and builders are queuing up: we count at least seven RERA approvals in 2026 in and around Bidarahalli hobli, including one in Doddagubbi village itself.

The honest arithmetic

All-in at about ₹1.24 Cr for a Shriram Doddagubbi 2 BHK, a 3% gross yield needs rent of about ₹31,000 a month. A 4% yield needs about ₹41,300. That’s our arithmetic, and these are pre-launch numbers.

What works against it

Supply. Every one of those 2026 approvals near Shriram Doddagubbi will be finishing around the same time and competing at resale. No metro is planned for Doddagubbi either.

Shriram Doddagubbi Location Advantages

Doddagubbi (spelt “Dodda Gubbi” in RERA records) is a village in Bidarahalli hobli, Bengaluru East taluk, PIN 560077. It sits beside Chikkagubbi and Kannur, off Hennur–Bagalur Road. Shriram says the site links to Thanisandra Main Road, Hennur Road, the Outer Ring Road and the airport road.

What “lake-facing” should mean

Doddagubbi has a lake of its own name, but Shriram hasn’t said which lake the site faces or how far it is. Ask whether every tower gets the view or only a few homes, and whether there’s a buffer zone between the lake and the buildings. Walk the lake edge before you pay extra for a view.

What to check before you believe the map

Ask for the Shriram Doddagubbi survey numbers and the village name. They’ll appear on the RERA certificate and decide whether the site is inside BBMP.

We haven’t published a map pin. No site address is public. We’ll add one once the RERA filing names the survey numbers.

Shriram Doddagubbi RERA and Construction Status

Shriram Doddagubbi is at pre-launch. We checked the full Karnataka RERA project list of 31 October 2026. Shriram’s most recent registration is Songs of the Earth, approved in June 2025, and there’s nothing in Doddagubbi or Bidarahalli hobli under any Shriram company.

Shriram’s own website has no Shriram Doddagubbi page yet either. The launch has already moved from “the current financial year” in June to January–March 2027 in August.

What a real number looks like: Shriram’s recent Bangalore registrations start PRM/KA/RERA/1251/. Look up any number you’re given on the Karnataka RERA portal.
