Shriram Properties plans lake-facing apartments on 9.1 acres at Doddagubbi, off Hennur Road, with launch set for January to March 2027. The Shriram Doddagubbi price is expected to start around ₹1.1 Cr* for a smaller 2 BHK. Here’s how that figure is built, what a 2 or 3 BHK should cost all-in, the cash you’ll need on day one and the charges a joint development can add.
Key takeaways
- The Shriram Doddagubbi price is expected to start around ₹1.1 Cr* for a 2 BHK of about 1,200 sq ft, and about ₹1.5 Cr* for a 3 BHK
- Shriram’s own sale value and size point to roughly ₹9,000–10,500 per sq ft, by our arithmetic
- Taxes and registration add about 12.65% if the site is outside BBMP limits
- With a 75% loan, a ₹1.1 Cr home still needs about ₹41 lakh of your own money
- There’s no RERA number yet, so there’s nothing to book

The Expected Shriram Doddagubbi Price
Shriram hasn’t announced the Shriram Doddagubbi unit mix yet. So the sizes below are illustrations of a typical mid-market 2 and 3 BHK, not plans.
| Home | Size (illustrative) | Price |
|---|---|---|
| 2 BHK | About 1,200 sq ft | About ₹1.1 Cr onwards* |
| 3 BHK | About 1,600 sq ft | About ₹1.5 Cr onwards* |
| Larger 3 BHK or 4 BHK | Not announced | On request |
*Expected price, excluding GST, stamp duty and registration. Ask us for the latest cost sheet for a named unit before you pay a booking amount.
If Shriram’s mix doesn’t include a smaller 2 BHK, the entry Shriram Doddagubbi price will be higher. That’s the first thing to check when the launch list comes out.
Where the Shriram Doddagubbi Rate Comes From
Shriram’s 15 June 2026 press release puts the project’s sale value at “over ₹600 Cr” on about 6.7 lakh sq ft. Divide one by the other and you get about ₹8,950 per sq ft. Its August investor deck lists the size as 0.56 million sq ft, which would push the same sale value to about ₹10,700.
So the Shriram Doddagubbi rate implied by Shriram’s own numbers is roughly ₹9,000–10,500 per sq ft. That’s our arithmetic, and “over ₹600 Cr” is a floor, not a ceiling. Launch prices can land either side of it.
At ₹9,000 a 1,200 sq ft home is ₹1.08 Cr. At ₹10,000 it’s ₹1.20 Cr. The expected Shriram Doddagubbi price of ₹1.1 Cr sits near the low end, which is where launch-phase pricing usually starts.
The All-In Shriram Doddagubbi Price
We haven’t confirmed whether the site is inside BBMP limits. Most of Bidarahalli hobli isn’t, so this sheet uses the 3% surcharge that applies outside.
| Charge | On ₹1.1 Cr | On ₹1.5 Cr |
|---|---|---|
| Agreement value | ₹1,10,00,000 | ₹1,50,00,000 |
| GST at 5% | ₹5,50,000 | ₹7,50,000 |
| Stamp duty at 5% | ₹5,50,000 | ₹7,50,000 |
| Cess at 10% of duty | ₹55,000 | ₹75,000 |
| Surcharge at 3% of duty | ₹16,500 | ₹22,500 |
| Registration at 2% | ₹2,20,000 | ₹3,00,000 |
| All-in | ₹1,23,91,500 | ₹1,68,97,500 |
That’s 12.65% on top of the Shriram Doddagubbi price. Inside BBMP it would be 12.6%, a difference of ₹5,500 on the smaller home. Then come car parking, club membership, the maintenance deposit and any floor rise, none of which is in the base price.
Cash You’ll Need, and the EMI
RBI rules cap a home loan at 75% of the property value once the loan is above ₹75 lakh. Stamp duty and registration aren’t financed at all. So the cash you bring is a quarter of the price plus every charge.
| ₹1.1 Cr home | ₹1.5 Cr home | |
|---|---|---|
| Loan at 75% | ₹82,50,000 | ₹1,12,50,000 |
| Your 25% | ₹27,50,000 | ₹37,50,000 |
| Plus charges | ₹13,91,500 | ₹18,97,500 |
| Cash needed | ₹41,41,500 | ₹56,47,500 |
| EMI at 8.5%, 20 years | About ₹71,600 | About ₹97,600 |
On a Shriram Doddagubbi construction-linked plan, you won’t pay all of that on day one. But budget for it anyway. A 2027 launch with a four- or five-year build means you could be paying rent and EMI together for a long stretch.
JDA Charges to Ask About
Shriram Doddagubbi is a joint development: the landowner provides the land and keeps a share of the project. That doesn’t change the tax maths, but it does change a few questions.
- Whose unit is it? Ask whether the flat you’re quoted is from Shriram’s share or the landowner’s, and who signs your agreement.
- Will the landowner sell cheaper? Landowner units sometimes come to market at different prices. Ask whether both shares sell at the same rate list.
- Who collects the money? Payments should go to the RERA project account named on the registration, nobody else’s.
- Are the extras the same? Parking, club and maintenance charges should be identical whichever share your unit comes from.
Until the project has a RERA number, any payment is at most an expression of interest.
Shriram Doddagubbi Price Against Nearby Projects
Sobha is planning a project at Chikkagubbi, the next village, expected to start around ₹1.50 Cr for a 2 BHK. Sobha Victoria Park, off Hennur Main Road, is about ₹1.60 Cr for 1,419 sq ft, roughly ₹11,300 per sq ft.
Shriram calls itself mid-market, and Sobha sits at the premium end. A Shriram Doddagubbi price about 10–20% below Sobha’s is what you’d expect. If the launch list comes in at Sobha’s level, ask what you’re getting for it. Our Sobha Hennur listing has its sizes and price.
The Rent Arithmetic
At ₹1.24 Cr all-in, a 3% gross yield needs rent of about ₹31,000 a month. A 4% yield needs about ₹41,300. For the ₹1.69 Cr 3 BHK, the figures are about ₹42,200 and ₹56,300.
Those are our sums for Shriram Doddagubbi, not market rents, and Doddagubbi has little new-build rental stock to compare with yet. If you’re buying to rent, check what finished 2 BHKs nearby actually let for before you count on either number.
