Shriram Apartments Yelahanka vs Assetz Zen & Sato: Wait for Shriram or Book a Registered Yelahanka Project?

If you want a new flat on the Yelahanka side of North Bengaluru, there are two very different ways to go. Shriram Apartments Yelahanka is a pre-launch project beside a park that hasn’t been built yet. Assetz Zen & Sato, on Bagalur Main Road, is registered and already under construction. Here’s how Shriram Apartments Yelahanka vs Assetz Zen & Sato stacks up on price, size, density, timing and risk, and who should pick which.

Key takeaways

  • Shriram Apartments Yelahanka is expected to start around ₹1.1 Cr* for a 2 BHK. Assetz Zen & Sato starts at ₹2.90 Cr for a 3 BHK

  • Assetz Zen & Sato has a RERA number and a completion date of 31 May 2030. Shriram has neither yet

Shriram’s figures come from its stock-exchange filings: a September 2025 press release and its investor decks up to August 2026. The Assetz figures are from our Assetz Zen & Sato listing, which uses Assetz’s own price sheet and floor plans.

Price and Rate per Sq Ft

This is the biggest gap. Assetz Zen & Sato sells only big homes: two 3 BHKs of 2,159 and 2,203 sq ft, and a 4 BHK of 2,955 sq ft. The entry ticket is ₹2.90 Cr before taxes, and about ₹3.29 Cr all-in.

Shriram hasn’t published a price or a unit mix. Its own numbers, a sale value of about ₹500 Cr from 5.7–6 lakh sq ft, work out to roughly ₹8,300–8,800 per sq ft. That points to a 2 BHK of about 1,250 sq ft around ₹1.1 Cr*, and a 3 BHK of about 1,650 sq ft around ₹1.45 Cr*.

Two cautions. First, Shriram’s rate is a 2025 deal-stage estimate, and launch prices are often set higher. Second, the homes aren’t the same size. An Assetz 3 BHK gives you about 1,649 sq ft of carpet plus balcony. A 1,650 sq ft saleable Shriram 3 BHK would give you noticeably less carpet. Compare on RERA carpet area once Shriram files its plans.

Size and Density

On paper, the two projects are close in scale. Assetz Zen & Sato has 412 homes on about 7 acres, or about 59 an acre, with about 74% of the land left open, Assetz says.

For Shriram Apartments Yelahanka, Shriram hasn’t given a home count. If the 5.7 lakh sq ft averaged about 1,450 sq ft a home, that’s about 390 homes on 6.5 acres, or about 60 an acre. That’s our illustration, not Shriram’s plan, and smaller homes would push the count up.

Height is the open question. Assetz doesn’t publish a floor count for Zen & Sato. Shriram’s release calls its project “an iconic addition to the city’s skyline”, which suggests taller towers, but it gives no number. Near Yelahanka, height depends on aviation clearances, so ask for the approved floor count before you compare views.

Location

Assetz Zen & Sato is in Sathanur, on the Yelahanka–Bagalur road in Jala hobli, just past Reva University. That’s the stretch between Yelahanka New Town and the KIADB Aerospace Park. It’s outside the old BBMP limits.

Shriram hasn’t published the village or survey numbers for Shriram Apartments Yelahanka. What it does say is that the site is “adjacent to the upcoming large state park in Yelahanka” and will overlook the proposed Madappanahalli Biodiversity Park. The state cabinet approved that 153.39-acre park in January 2026, at ₹250 Cr over three years. It isn’t built.

So one project has an address you can drive to today. The other has a promised view of a park the state still has to build. Neither sits on a metro line now.

Timing and Risk

With Assetz Zen & Sato, the risk is the usual under-construction risk: delay against a RERA completion date of 31 May 2030. You can check the registration, the approved plans and progress updates on the Karnataka RERA portal today.

With Shriram Apartments Yelahanka, the risk comes earlier. The project isn’t registered, so it can’t legally be sold yet. Shriram’s August 2026 deck puts the launch in January to March 2027, with plan submission in progress. Its Yelahanka villa project has already slipped twice, from the second half of FY26 to Q3 FY27, so a slip here wouldn’t surprise us.

It’s also a joint development, so a landowner partner gets a share of the homes. Ask whose share your flat comes from, and who signs your agreement. Our Shriram Row Houses Yelahanka page covers Shriram’s other joint development beside the same park.

Shriram Apartments Yelahanka vs Assetz Zen & Sato: Which to Pick

Pick Assetz Zen & Sato if

  • You want a big 3 or 4 BHK and can spend about ₹3.3 Cr or more all-in
  • You need a RERA number and a completion date before you pay anything
  • You’d rather judge a project by its site than by a brochure

Wait for Shriram Apartments Yelahanka if

  • Your budget is closer to ₹1.1–1.6 Cr, which Assetz doesn’t serve
  • A park-facing home matters to you, and you accept the park is a state promise
  • You can wait until early 2027 for a launch, and longer if it slips

Our honest read: this isn’t really a head-to-head. Assetz is a registered, large-format project at a premium rate. Shriram, if the launch price lands near its own numbers, would be a mid-premium project at a much lower ticket. Decide your budget first, and the choice mostly makes itself.

Whichever way you lean, don’t pay a booking amount for Shriram before registration. Anything taken now is an expression of interest at most, and its refund terms should be in writing.
