Shriram Apartments Yelahanka price: what a 2 or 3 BHK should cost, North Bengaluru

Shriram Apartments Yelahanka Price: What a 2 or 3 BHK Should Cost (2026)

Shriram’s apartment project in Yelahanka hasn’t launched, and there’s no price list yet. Buyers still want a number to plan around. The Shriram Apartments Yelahanka price is expected to start around ₹1.1 Cr* for a 2 BHK. Here’s where that figure comes from, what you’d pay all-in, the cash you’d need and the questions that matter more than the headline.

Key takeaways

  • The Shriram Apartments Yelahanka price is expected to start around ₹1.1 Cr* for a 2 BHK, and about ₹1.45 Cr* for a 3 BHK
  • Shriram’s own figures, about ₹500 Cr from 5.7–6 lakh sq ft, work out to roughly ₹8,300–8,800 per sq ft
  • Karnataka charges add about 12.65% outside BBMP, taking the 2 BHK to about ₹1.24 Cr
  • With a 75% loan, you’d still need about ₹41 lakh of your own money
  • It isn’t RERA-registered, so no booking amount should change hands yet

Shriram Apartments Yelahanka Price

On 5 September 2025, Shriram told the stock exchanges it had signed a joint development agreement for about 6.5 acres in Yelahanka. The plan is a “premium residential apartment project” beside the proposed Madappanahalli Biodiversity Park. Shriram’s August 2026 investor deck puts the launch in January to March 2027, with plan submission in progress.

Home Likely size Price
2 BHK About 1,250 sq ft About ₹1.1 Cr onwards*
3 BHK About 1,650 sq ft About ₹1.45 Cr onwards*

*Expected price, excluding GST, stamp duty and registration. Ask us for the latest cost sheet for a named unit before you pay a booking amount.

Shriram hasn’t announced a unit mix, sizes or a home count. The sizes above are guides for a mid-premium Bangalore project, not Shriram’s plan. If the launch leans towards bigger 3 BHKs, the entry price will be higher.

Shriram Apartments Yelahanka Price per Sq Ft

Shriram has published two numbers that let you work out a rate. Its press release gave the project’s sale value as about ₹500 Cr and its size as about 0.6 million sq ft. Its May and August 2026 decks give the size of Shriram Apartments Yelahanka as 0.57 million sq ft.

₹500 Cr divided by 6 lakh sq ft is about ₹8,300 per sq ft. Divided by 5.7 lakh sq ft, it’s about ₹8,800 per sq ft. That’s our arithmetic, on saleable area, and we’ve used the higher figure for the prices above.

At ₹8,800, a 1,250 sq ft 2 BHK comes to about ₹1.1 Cr and a 1,650 sq ft 3 BHK to about ₹1.45 Cr.

Treat the Shriram Apartments Yelahanka rate as a floor, not a promise. Sale-value estimates are made when the land deal is signed. This one dates from September 2025, and launch prices in North Bengaluru have moved up since.

Shriram Apartments Yelahanka All-In Cost

Shriram hasn’t published the site’s village or survey numbers, so we can’t say yet whether it’s inside the city corporation. The stamp duty surcharge is 2% of the duty inside BBMP and 3% outside. Here’s a Shriram Apartments Yelahanka 2 BHK at ₹1.1 Cr, under construction:

Item Outside BBMP Inside BBMP
Agreement value ₹1,10,00,000 ₹1,10,00,000
GST at 5% ₹5,50,000 ₹5,50,000
Stamp duty at 5% ₹5,50,000 ₹5,50,000
Cess at 10% of duty ₹55,000 ₹55,000
Surcharge ₹16,500 (3%) ₹11,000 (2%)
Registration at 2% ₹2,20,000 ₹2,20,000
All-in ₹1,23,91,500 ₹1,23,86,000

That’s 12.65% on top outside BBMP. The 3 BHK at ₹1.45 Cr comes to about ₹1,63,34,250 all-in on the same basis.

None of this includes car parking, club membership, the corpus fund or the maintenance advance. Those usually sit outside the base price, so ask for them line by line.

Cash You’ll Need, and the EMI

Once a home loan is above ₹75 lakh, RBI rules cap it at 75% of the property value. Banks also won’t lend against stamp duty and registration.

On a ₹1.1 Cr Shriram Apartments Yelahanka 2 BHK, a 75% loan is ₹82,50,000. Against an all-in cost of ₹1,23,91,500, that leaves about ₹41.4 lakh of your own money, spread over the payment plan. At 8.5% over 20 years, the EMI comes to about ₹71,600 a month.

On the ₹1.45 Cr 3 BHK, the loan is about ₹1.09 Cr, your own money about ₹54.6 lakh and the EMI about ₹94,400 a month. That’s our arithmetic. Your rate will depend on your bank and your profile.

Buying Shriram Apartments Yelahanka to rent out? A 3% gross yield on ₹1.24 Cr needs about ₹31,000 a month in rent, and 4% needs about ₹41,300. In most of Yelahanka, rent won’t cover the EMI.

Will the Park View Cost Extra?

Shriram says the project “will overlook” the proposed Madappanahalli Biodiversity Park. The state cabinet approved that park in January 2026: 153.39 acres of former eucalyptus and acacia plantation, ₹250 Cr in total and ₹50 Cr for the first phase. It isn’t built yet.

Expect the Shriram Apartments Yelahanka price list to charge for the view. In Bangalore towers, park-facing and higher floors usually carry a preferential location charge or a floor-rise rate per sq ft. Ask three things before you pay for one:

  • Which Shriram Apartments Yelahanka homes actually face the park, on the sanctioned plan, not the brochure render.
  • The floor-rise and facing charges, per sq ft, and from which floor.
  • What sits between you and the park: a road, another plot or the other Shriram project.

Shriram also has a row-house project beside the same park. It hasn’t said whether the two sites adjoin. Our Shriram Row Houses Yelahanka page covers that one.

Against a Registered Yelahanka Project

The nearest registered comparison on Maven is Assetz Zen & Sato, on Bagalur Main Road. It starts at ₹2.90 Cr for a 2,159 sq ft 3 BHK, about ₹13,500 per sq ft of super built-up area, with RERA completion in May 2030.

On our arithmetic, the Shriram Apartments Yelahanka price works out at well under that rate. Part of the gap is product: Assetz sells only big 3 and 4 BHKs, while a 5.7–6 lakh sq ft project on 6.5 acres points to more, smaller homes. The other part is timing. Shriram’s figure is a 2025 estimate, and Assetz’s is a live price list.

So don’t bank on the Shriram Apartments Yelahanka price gap lasting until launch day. What you can bank on: until Shriram registers the project, it can’t legally be sold. Anything taken now is an expression of interest at most, and it should come with refund terms in writing.
