What is established, and what is not

Established: Equinox 6 is registered with Karnataka RERA as PRM/KA/RERA/1251/310/PR/180926/008948, filed on 18 September 2026. It covers about 6.6 acres at Venkatapura Village, Kengeri Hobli, with 672 homes split exactly 336 two-bedroom and 336 three-bedroom. Possession is reported for December 2030 and the project is reported as BDA approved.

Expected: the price. Equinox 6 is expected to start around ₹61.5 lakh for a 2 BHK of about 883 sq ft. Ask us for the 3 BHK figure.

Provident’s own page for the wider Equinox development covers the 60-acre site off Mysore Road near the NICE Road junction, lists 2 and 3 BHK homes and more than 50 amenities, and notes an upcoming Metro Phase II station about 4.6 km away.

One detail worth noticing in that registration number. The 180926 block is the filing date written as DDMMYY — 18 September 2026 — and it matches the launch date reported elsewhere. Small consistency checks like that are worth running, because a number whose embedded date contradicts what you have been told is either mistyped or belongs to a different project.

The trap: mixing up Equinox 3 and Equinox 6

Search for “Provident Equinox 6 price” and you’ll also get figures for Provident Equinox 3 — a separate phase on the same 60-acre site which is already built and ready to move.

Equinox 3 is reported at 384 homes on 3.46 acres, with a 2 BHK of 883 sq ft at about ₹61.53 lakh and a 3 BHK of 1,082 sq ft at about ₹75.40 lakh. Resale listings there have ranged roughly ₹7,870 to ₹9,060 per sq ft.

Those are real numbers for a real project, and Equinox 6’s expected start of about ₹61.5 lakh for an 883 sq ft 2 BHK sits right beside them. The difference is time: Equinox 3 is finished and Equinox 6 is four years from handover. Mixing up the two phases on a quote is how buyers end up with the wrong unit, the wrong date or both.

How to use Equinox 3 properly

Not as a forecast. As a benchmark.

When Provident quotes you a number for a named Equinox 6 unit, you will be able to ask a sharp question: how does this compare with what a finished flat on the same land actually sells for? That is a far better reference point than a city-wide average, because it controls for location, developer, specification and buyer profile all at once.

Be careful about direction, though. A new launch four years from possession can price above or below finished stock on the same site. Above, if the specification is better or the developer is confident. Below, if they want volume early. Neither is automatically right or wrong — but a new launch priced well above ready stock next door is asking you to wait four years and pay more, and that deserves an explanation.

What you’ll pay on top

Statutory charges are the part buyers most often forget.

Kengeri Hobli is outside BBMP limits, so the surcharge is 3% of stamp duty rather than 2%. On anything above ₹45 lakh: GST 5%, stamp duty 5%, cess 10% of duty, surcharge 3% of duty, registration 2%. Together that is about 12.7% of the agreement value.

At the expected ₹61.5 lakh start, that’s about ₹7.8 lakh on top. If a 2 BHK comes in at ₹70 lakh, budget roughly ₹8.9 lakh. At ₹90 lakh, about ₹11.4 lakh. None of it is financeable — lenders fund the agreement value, not the tax on it — so it comes from your own savings at registration.

Registration doubled from 1% to 2% on 31 August 2025, so check which rate any cost sheet uses.

What to ask when you are quoted

Is this quote for Equinox 6? Ask it plainly and get the phase name and RERA number on the written quote. This is the single most important question on this project.

What is the RERA carpet area for this unit number? Then divide the price by it and compare against Equinox 3’s rate.

What is the declared completion date in the filing? Not the reported December 2030 — the filed date.

What is the full cost sheet? Floor rise, parking, clubhouse and infrastructure deposits, legal, maintenance advance, each with an amount.

What do comparable Equinox 3 flats sell and rent for today? The sales office may not volunteer this, but local agents will tell you, and it is the most useful figure available.

What the expected price does and doesn’t tell you

Equinox 6 is expected to start around ₹61.5 lakh for a 2 BHK of about 883 sq ft. That’s a launch starting point, not the figure for your flat, so treat it as the opening of a conversation about a named unit.

Floor rise, parking, clubhouse and deposits can push the agreement value well past the headline. Get every line in writing, with the unit number, phase name and RERA number on the sheet.

Then run the checks above: the rate on RERA carpet area against Equinox 3’s, and the filed completion date against the December 2030 target. Ask us for the 3 BHK figure.
