About This Listing

At a Glance

Provident Equinox 6 is 672 homes on about 6.6 acres at Venkatapura, Kengeri Hobli, in south-west Bengaluru. It is the newest phase of Provident’s 60-acre Equinox development off Mysore Road, near the NICE Road junction. Karnataka RERA registration PRM/KA/RERA/1251/310/PR/180926/008948 was filed on 18 September 2026.

The unit mix is an exact split: 336 two-bedroom homes and 336 three-bedroom homes. Possession is reported for December 2030.

This page has no pricing section, and that is deliberate. Provident has not published a price for Equinox 6 — the launch filing itself does not disclose one. We will not print a guess next to a RERA number. Be careful searching for it: almost everything returned for “Provident Equinox 6 price” is actually priced from Equinox 3, a different and already-completed phase on the same site. Those are not your figures. We have set out what Equinox 3 sells for further down, clearly labelled, because it is useful context — but it is not a price for this phase.

Project Overview

Provident Housing is Puravankara’s mid-segment arm, and Equinox is its largest Bengaluru site: 60 acres off Mysore Road near where it meets the NICE Road. The development has been built out in numbered phases, several of which are finished and occupied. Equinox 6 is the one that opened in September 2026.

Buying into a phase of a part-built township is a materially different proposition from buying into a first launch, and mostly a better one. You can walk the completed phases, see the finish quality, talk to people who live there, and look at how the roads and landscaping have aged. Very few Bengaluru buyers get that chance. Take it.

The 336 and 336

672 homes, split exactly in half between 2 and 3 BHK. Developers don’t land on a clean 50/50 by accident — it’s a decision about who the project is for, and it says Provident expects as many buyers wanting the smaller unit as the larger one.

For you that means two things. The 2 BHK is a core product here rather than an afterthought, so it is likely to be a properly designed flat rather than a leftover corner. And on resale or rental you will have 335 identical competitors in your configuration. Both matter.

The density

672 homes on roughly 6.6 acres is about 102 homes an acre. That’s our arithmetic, and it is high — roughly two and a half times what a low-density project runs at.

Density is how a mid-segment price gets built on land this close to the NICE Road. It is not a flaw being hidden; it is the business model. But it does mean lifts, parking and the clubhouse carry a heavy load at peak, and you should go and see the comparable completed phase at 8.30am to judge whether you can live with it.

Who This Suits

It works if

You work in west or south-west Bengaluru, or your commute uses the NICE Road. Mysore Road is one of the better-connected corridors for anyone heading towards Electronic City or the industrial belt without going through the city centre, and the NICE Road junction is the reason.

It also works if you want the reassurance of a part-delivered site. Provident has completed earlier Equinox phases on this land. You can inspect the actual product rather than a show flat, which is the single biggest advantage this project has over a greenfield launch.

And the Purple Line metro already runs to Kengeri, which puts rail within reach of this corridor in a way that most of Bengaluru’s outer suburbs still lack. Provident lists an upcoming Phase II station about 4.6 km from the development.

It doesn’t work if

You need to know the price today. We cannot tell you what this costs, because Provident has not said. Everything else on this page is secondary to that gap.

It also doesn’t work if you want low density or a large home. At roughly 102 homes an acre in 2 and 3 BHK configurations, this is a volume mid-segment product. If you want 2,500 sq ft and 40 homes an acre, look elsewhere and don’t let anyone tell you this is that.

And if your office is in Whitefield, Sarjapur Road or the ORR tech belt, this is the wrong side of the city by a wide margin. Mysore Road to Whitefield is a cross-city commute that no amount of NICE Road access fixes.

About the Developer

Provident Housing is the mid-segment and affordable arm of Puravankara Limited, which is listed and therefore publishes accounts and project disclosures you can read.

The relevant track record here isn’t Puravankara’s premium portfolio — it’s Provident’s own delivery on this exact site. Earlier Equinox phases are built and occupied. That is a far better guide to what Equinox 6 will be than any brochure, because it is the same developer, the same land, the same contractor base and in all likelihood the same specification.

So do the obvious thing. Ask to see a completed Equinox phase, not just the Equinox 6 show flat. Look at the lift lobbies, the external paint, the podium parking and the clubhouse after a few years of use. Then ask whether Equinox 6 is being built to the same specification, and get the answer in writing.

Pricing

There is no price to publish for Provident Equinox 6. Provident has not released one and the September 2026 launch filing does not disclose one. Rather than print an estimate beside a registration number, we have left this section empty and will fill it the moment the developer publishes a price list.

Check price for Provident Equinox 6

We will ask Provident for a written price against a named unit and send you the cost sheet. No price has been published for this phase, so any figure quoted elsewhere is either an estimate or belongs to a different phase.

Reference only: what the finished phase next door sells for

This is not an Equinox 6 price. It is Provident Equinox 3 — a separate, already-completed phase on the same 60-acre site — and we include it because it is the closest honest benchmark available, and because searching for Equinox 6 prices will return these figures mislabelled.

Equinox 3 (completed, different phase) Size Reported price Rate
2 BHK 883 sq ft ~₹61.53 lakh ~₹6,970/sq ft
3 BHK 1,082 sq ft ~₹75.40 lakh ~₹6,970/sq ft

Reported listings on that completed phase have ranged between roughly ₹7,870 and ₹9,060 per sq ft in resale, against the launch-era rate implied above.

How to use this, and how not to. Use it as a sanity check: when Provident quotes you a number for Equinox 6, you will know whether it sits sensibly against a finished phase on the same land. Do not use it as a forecast. Equinox 6 is a new launch four years from possession, and new-launch pricing on a site with completed phases can sit either side of the finished stock depending on specification and how fast the developer wants to sell.

What You’ll Actually Pay

We cannot work this out for you yet, because there is no price to work from. On every other listing we publish an all-in figure. Here, the honest answer is that it depends entirely on a number Provident has not released.

Check price and get the full cost sheet

We will ask Provident for a written price against a named unit and send you the cost sheet. No price has been published for this phase, so any figure quoted elsewhere is either an estimate or belongs to a different phase.

What we can give you are the rates themselves, verified on 3 October 2026, so you can do the sum the moment you are quoted a price.

Charge Rate Applies
GST 5% Under-construction, no input credit. Drops to 1% only if carpet area is 60 sq m or less and value is ₹45 lakh or under.
Stamp duty 5% Above ₹45 lakh. 3% between ₹20 and ₹45 lakh on a first sale from the builder.
Cess 10% of stamp duty Always
Surcharge 3% of stamp duty Outside BBMP limits, which Kengeri Hobli is. Inside BBMP it is 2%.
Registration 2% Raised from 1% on 31 August 2025

The quick version

On anything above ₹45 lakh here, statutory charges land near 12.7% of the agreement value. If a 2 BHK at Equinox 6 is quoted at ₹70 lakh, budget roughly ₹8.9 lakh on top before floor rise, car park and deposits.

If a unit comes in at or under ₹45 lakh and the carpet area is 60 sq m or less, that figure falls to around 6.4%. Worth checking, because the difference is real money.

Floor Plans

Two configurations in an exact 50/50 split.

Type Number of homes Size Price
2 BHK 336 Not published Not published
3 BHK 336 Not published Not published

The unit counts are the one firm thing here. Sizes and prices have not been released for this phase.

What to ask for, in order

The RERA carpet area for the specific unit, in square metres as well as square feet. Square metres matters because the GST concession threshold is set at 60 sq m, and on a 2 BHK in this segment that line is close enough to be worth knowing exactly.

The saleable area, and the loading between the two. Anything above 30% deserves a question.

A floor plan with dimensions marked, not a rendering. On a 102-homes-an-acre project, the difference between a well-planned 2 BHK and a badly planned one is whether the second bedroom takes a double bed.

Amenities

Provident lists more than 50 amenities across the Equinox development, including a clubhouse with an ATM, a gym, a reading room, an indoor children’s play area, indoor games and a multipurpose hall.

Note what that list is attached to: the 60-acre development, not specifically the 6.6 acres of Equinox 6. On a phased township those are different things, and the distinction decides whether you walk to an amenity or drive to it.

Three questions at the site visit. Which amenities sit inside Equinox 6’s own boundary? Which are shared across all phases, and do residents of every phase have access on the same terms? And for anything shared, how many households will be using it once the full 60 acres is built out? A gym sized for one phase behaves very differently when six phases share it.

Ask about parking on the same basis: spaces per home, whether a second can be bought, and total visitor bays for 672 households.

Investment Opportunity

The Mysore Road corridor’s case rests on two things that are already built rather than promised: the NICE Road junction, which gets you to Electronic City and the southern industrial belt without crossing the city, and the Purple Line metro, which already runs to Kengeri.

That is a stronger infrastructure position than several corridors trading at higher prices on the strength of lines that are still drawings. Provident also lists a Metro Phase II station about 4.6 km out, which would improve it further.

Why we cannot give you a yield

Because yield is rent divided by price, and we do not have the price. Any yield figure we published would be arithmetic performed on an invented number.

What we can tell you is the shape of the answer. Mid-segment 2 and 3 BHK stock in volume generally produces better gross yields than premium stock and weaker capital growth. At roughly 102 homes an acre with 336 identical 2 BHKs, expect competitive rents on handover and a crowded resale market in your own configuration.

The thing to weigh

A completed phase on the same land is the best possible due diligence and you should use it. Go and find out what Equinox 3 units actually rent for today, and what they resell for. That gives you a real, local, current number against which to judge whatever Provident eventually quotes for Equinox 6 — which is a far better position than most buyers of a new launch ever get to occupy.

Location Advantages

Venkatapura Village, Kengeri Hobli, in Bengaluru South. The parent development’s published address is Off Mysore Road, near the NICE Road Junction, Bengaluru 560060.

Feature Detail Source
Upcoming Metro Phase II station approx. 4.6 km Provident Housing
Purple Line terminus Kengeri, already operational BMRCL network
NICE Road junction Adjacent corridor Provident Housing

What the NICE Road actually buys you

It is a toll expressway that loops around the south and west of the city. From Mysore Road it gets you to Electronic City, Bannerghatta Road and Hosur Road without touching central Bengaluru traffic. If your work is anywhere on that arc, it’s the single most valuable thing about this address.

If your work is in the north or east — Whitefield, Hebbal, the airport corridor — the NICE Road does nothing for you and this is a long, difficult commute. Be honest with yourself about which of those you are.

The metro, stated carefully

The Purple Line runs to Kengeri today, which is real and useful. Provident’s own material refers to an upcoming Phase II station about 4.6 km away. Treat the operational line as the thing you are buying and the future station as upside, not as a reason to pay more now.

We have not published a map pin. The address given is village and hobli level rather than coordinates, and a wrong pin on a 60-acre site is worse than none. Ask for the survey number for Equinox 6 specifically.

Construction Status

New launch. Karnataka RERA registration PRM/KA/RERA/1251/310/PR/180926/008948 was filed on 18 September 2026, and the project is reported as BDA approved with possession targeted for December 2030.

The registration date embedded in that number — 180926 — matches the stated registration date, which is a small consistency check that the number is genuine rather than mistyped.

Four years is the number to sit with. A December 2030 possession on a September 2026 launch means four years and three months of paying rent or an existing EMI while construction-linked instalments come due. On a mid-segment budget that carrying cost is a large fraction of the purchase price, and it belongs in your sums from the start rather than as a surprise in year two. Read the declared completion date in the RERA filing yourself and write it into the agreement.

Before You Book

  1. Get a written price for your exact unit. There is no published price for this phase, so anything quoted verbally is not something you can hold anyone to.
  2. Check you are being quoted Equinox 6, not Equinox 3. Published prices circulating online are mostly from the completed phase. Confirm the phase name and the RERA number on the quote.
  3. Verify PRM/KA/RERA/1251/310/PR/180926/008948 yourself on the Karnataka RERA portal, and read the declared completion date rather than accepting December 2030 secondhand.
  4. Get the RERA carpet area in square metres. If it is 60 sq m or under and the price is at or under ₹45 lakh, GST falls from 5% to 1%.
  5. Walk a completed Equinox phase. Same developer, same land. Check lobbies, parking, paint and the clubhouse after years of use, then ask in writing whether Equinox 6 matches that specification.
  6. Find out what Equinox 3 units rent and resell for. It is the best local benchmark any buyer of a new launch could ask for.
  7. Ask which amenities are inside Equinox 6 and which are shared across all 60 acres, and on what terms.
  8. Budget about 12.7% on top of whatever price you are quoted, for statutory charges alone, then add floor rise, car park and deposits.
  9. Visit at 8.30am. At roughly 102 homes an acre, the morning exit from a comparable completed phase is the honest test.

Frequently Asked Questions

What is the price of Provident Equinox 6?

Provident has not published a price for Equinox 6 and the September 2026 launch filing does not disclose one. Be careful with search results: most prices circulating for this name are actually from Provident Equinox 3, a separate completed phase on the same site. Ask Provident for a written price for your specific unit.

What is the RERA number for Provident Equinox 6?

PRM/KA/RERA/1251/310/PR/180926/008948, registered on 18 September 2026. The date embedded in the number matches the registration date. Verify it on the Karnataka RERA portal, where the filing also carries the declared completion date.

How many flats are there in Provident Equinox 6?

672 homes on about 6.6 acres, split exactly evenly – 336 two-bedroom and 336 three-bedroom. That works out at roughly 102 homes an acre, which is our calculation.

When is possession at Provident Equinox 6?

December 2030 is the reported target, from a September 2026 launch. That is four years and three months of carrying cost. The binding date is the one declared in the RERA filing, so read it there.

Where is Provident Equinox 6 located?

Venkatapura Village, Kengeri Hobli, in south-west Bengaluru. It is the newest phase of Provident’s 60-acre Equinox development, whose published address is Off Mysore Road near the NICE Road Junction, Bengaluru 560060.

What is the difference between Provident Equinox and Provident Equinox 6?

Provident Equinox is the 60-acre development off Mysore Road, built out in numbered phases. Equinox 6 is the phase launched in September 2026 – about 6.6 acres and 672 homes. Earlier phases, including Equinox 3, are already completed and occupied.

Is Provident Equinox 6 near a metro station?

The Purple Line already terminates at Kengeri, and Provident lists an upcoming Metro Phase II station about 4.6 km from the development. Treat the operational line as what you are buying and the future station as upside.

Is Provident Equinox 6 worth buying?

Its biggest advantage is unusual: earlier phases on the same land are finished and occupied, so you can inspect the real product and check actual rents and resale values before buying. Against that, no price has been published, density is high at about 102 homes an acre, and possession is over four years out. Get a written price and walk a completed phase first.

Important Information

No price is published for this project, and this page does not contain one. Provident Housing has not released pricing for Equinox 6 and the September 2026 launch filing does not disclose it, so the pricing table and the all-in cost worked example that appear on every other listing we publish are deliberately absent here. A specific warning: prices widely returned by searches for “Provident Equinox 6” belong to Provident Equinox 3, a different and already-completed phase on the same 60-acre site — reported at 384 homes on 3.46 acres, a 2 BHK of 883 sq ft at about ₹61.53 lakh and a 3 BHK of 1,082 sq ft at about ₹75.40 lakh, with resale listings between roughly ₹7,870 and ₹9,060 per sq ft. Those figures appear on this page only as labelled reference context for the wider development and are not a price for Equinox 6. Established for Equinox 6: Karnataka RERA registration PRM/KA/RERA/1251/310/PR/180926/008948 filed 18 September 2026, a location of Venkatapura Village in Kengeri Hobli, approximately 6.6 acres, 672 homes split 336 two-bedroom and 336 three-bedroom, BDA approval, and a reported possession target of December 2030. From Provident’s own page for the parent development: 60 acres off Mysore Road near the NICE Road Junction at Bengaluru 560060, 2 and 3 BHK homes, more than 50 amenities including a clubhouse with ATM, gym, reading room, indoor children’s play area, indoor games and multipurpose hall, and an upcoming Metro Phase II station about 4.6 km away. Not published, and therefore left blank rather than filled in: all pricing, unit sizes, tower count and floor count. Our own arithmetic, shown as ours: about 102 homes an acre. Statutory rates were verified on 3 October 2026 — GST 5% on under-construction property or 1% where carpet area is 60 sq m or less and value is ₹45 lakh or under, stamp duty 5% above ₹45 lakh or 3% between ₹20 and ₹45 lakh on a first sale from the builder, cess 10% of stamp duty, surcharge 3% as Kengeri Hobli is outside BBMP, and registration 2% following the increase from 1% on 31 August 2025 — and they change, so confirm them on the day you register. We will publish pricing here as soon as Provident releases it. Nothing on this page is an offer or a contract. Verify the registration number on the Karnataka RERA portal and confirm prices and availability with the developer at providenthousing.com.
