Where Kada Agrahara actually is

Sarjapur Road isn’t one place. People say it as though it is, and that causes a lot of confused house-hunting.

The northern end, near Bellandur and Kaikondrahalli, is dense and expensive. The far end past Sarjapur town is cheap, green and largely unserviced. Kada Agrahara sits in the southern-middle stretch, 3 km below Carmelaram — close enough to Electronic City that the tech commute works, far enough from Bellandur that you shouldn’t drive there daily.

That middle position is the whole character of the place. You get infrastructure that’s already running, at prices below the Bellandur end, in exchange for a commute that only works in one direction.

The name causes confusion. Agrahara is a common suffix across Karnataka and search results mix the places up freely. If you’re checking distances online, anchor them to Carmelaram or Electronic City rather than the name alone, or you’ll measure the wrong village.

The employment map

This is the reason anyone buys here, so it deserves specifics rather than the phrase “excellent connectivity”.

Read that table bottom-up. If your office is Bellandur or beyond, this location costs you an hour and a half a day, every day. If it’s Electronic City, you’re one of the few people in Bengaluru with a ten-minute commute. The same address is a great decision or a bad one depending entirely on which building you badge into.

Two-office households complicate this. If one person works Electronic City and the other Bellandur, somebody absorbs that 45-minute run permanently. Couples who buy on the strength of one commute, assuming the other will sort itself out, tend to be the ones selling in three years.

Check company transport too. Several large employers here run shuttles, and the pickup points don’t always sit where you’d expect. Ask your facilities team which stops serve Sarjapur Main Road south of Carmelaram — it can turn a difficult commute into a workable one.

Healthcare, and why it matters more than you think

Most area guides list hospitals as a bullet point. Here it’s genuinely a deciding factor, because the cluster is unusually tight.

Two maternity hospitals inside a kilometre tells you who’s been moving here: young families in their early thirties, first or second child. If you’re in that bracket, a 600-metre drive at 2am is worth more than a marginally better clubhouse. If you’re buying for ageing parents, Columbia Asia and Manipal both run full emergency departments within a couple of kilometres.

Distance works differently for emergencies. Twenty minutes of extra commute is an inconvenience you absorb daily; twenty minutes to a hospital is a different category of risk — and the one piece of infrastructure here that’s genuinely hard to replicate further out.

Schools

The school cluster is a genuine strength, and it’s spread rather than concentrated, so you’re not fighting one admission queue.

Worth knowing: school-run traffic is its own event on Sarjapur Main Road. Between 7.30 and 8.30 the stretch near the DPS turn slows considerably. If you’re choosing a tower or a floor, ask which gate exits onto the main road and which onto the service lane.

The spread matters as much as the count. These four sit at different distances and follow different boards and fee structures, so you’re not competing with every other parent for the same handful of seats — a real advantage over pockets built around one marquee school.

Check bus routes before fixing on a project. Coverage is decided route by route, and a school three kilometres away is not automatically one that collects from your gate.

Retail and daily life

Market Square Mall is 800 metres away. Central Mall at Bellandur is the larger option if you want a full multiplex-and-brands weekend, though that’s the Bellandur drive again.

Everyday shopping is well served by supermarkets and the usual delivery coverage — this isn’t a frontier location. What it lacks is a high street. Kada Agrahara is residential and workplace-adjacent; the walkable-cafés version of neighbourhood life is still up at Koramangala or HSR.

The road is the constraint, and it’s not improving quickly. Sarjapur Main Road carries far more traffic than its width supports through several stretches. Widening has been discussed for years. Buy here on the assumption that the road stays roughly as it is, and treat any improvement as a bonus rather than part of your plan.

What you’ll pay to live here

New high-rise stock on this stretch runs around ₹11,000 per sq ft. Godrej Regent Park is priced from ₹1.37 Cr for 1,240 sq ft, up to ₹2.08 Cr for the 1,870 sq ft three-bedroom, which sits squarely in that band.

Three kilometres north at Carmelaram, Godrej Sarjapur Road starts at ₹1.20 Cr for a similar 1,239 sq ft two-bedroom. The gap between them is small, and the difference is mostly about how far along each project is rather than the land underneath it.

Add roughly 12.6% to any sticker price before calling it affordable. GST, stamp duty, cess, surcharge and registration come to about ₹17.26 lakh on a ₹1.37 Cr flat, none of it funded by your home loan. Registration alone doubled to 2% on 31 August 2025.

Rentals on this stretch run around ₹30,000 to ₹35,000 for a two-bedroom, which is the number to hold in mind if you’re weighing buying against renting while a project completes.

Who Kada Agrahara is right for

It’s right for you if you work south — Electronic City, the Ecospace cluster, the Sarjapur campuses — and you want built infrastructure rather than promised infrastructure. It’s right if you have young children, because the hospital and school density genuinely is better than most of the corridor.

It’s the wrong call if your office is north of Ecospace, if you depend on public transport, or if you want the walkable-neighbourhood texture of the older parts of the city. None of those things are coming here soon, and it’s better to know that now than after you’ve signed.

Before committing, do two things. Drive your own commute at 9am on a weekday — not the agent’s route at 11am on a Sunday, which is a different road entirely. And walk the project’s immediate surroundings: a plot fronting the main road and one set 400 metres back are not the same purchase.
