Electronic City Phase 1 vs Phase 2: which side to buy a flat in, Bangalore

Electronic City Phase 1 vs Phase 2: Which Side Should You Buy In? (2026)

Electronic City Phase 1 vs Phase 2 is the first question most buyers ask when they start looking at Hosur Road flats. The phases are zones of the same IT township, a few kilometres apart, but new-launch prices across them run from under ₹8,000 to almost ₹14,000 a sq ft. Here’s what actually differs, what doesn’t, and how to pick a side.

Key takeaways

  • Electronic City has four zones, called Phase I to IV. Phases I, II and III were notified as one industrial township area in 2013
  • Both Phase 1 and Phase 2 are in Anekal taluk, outside BBMP, so the stamp duty surcharge is 3% of the duty on either side
  • The Yellow Line metro, open since 11 August 2025, has stations on both sides, from Electronic City station to Biocon Hebbagodi
  • New projects we track run from about ₹7,700 a sq ft in Phase 2 to about ₹13,700, with Phase 1 expected in between
  • The real choice is your office gate and your budget, not the phase number on the address

Electronic City Phase 1 vs Phase 2: What the Phases Are

Electronic City was set up by KEONICS, the state electronics corporation, in 1978. The first township took 332 acres in Konappana Agrahara and Doddathogur villages, off Hosur Road in Anekal taluk.

It grew in zones. Today there are four, called Phase I, Phase II, Phase III and Phase IV. About 200 IT and ITES campuses sit across them, including the main campuses of Infosys, Wipro, TCS, HCL, Tech Mahindra and Biocon.

The phase names are an industrial-park label first and a residential address second. On 18 March 2013 the state brought Phases I, II and III under one E-City Industrial Township Area. ELCITA, the township authority, runs roads, security and upkeep inside the industrial zones.

Most homes sit outside those zones, under local bodies such as the Doddathoguru town panchayat and the Konappana Agrahara town municipal council.

The boundaries are fuzzy

Here’s a simple example of why “Phase 1” or “Phase 2” on a brochure isn’t a precise address. SNN Raj Corp places M5 Ecity Mall beside its Phase 1 site. Trade reports on the mall’s opening place the same mall, at Veerasandra on Hosur Road, in Phase II.

So in any Electronic City Phase 1 vs Phase 2 comparison, trust the survey number and village on the RERA certificate, not the phase label.

What’s the Same on Both Sides

In Electronic City Phase 1 vs Phase 2, more is shared than the ads suggest.

Stamp duty. Both phases are in Anekal taluk, outside BBMP. That means the 3% surcharge on stamp duty applies either way, and all-in charges on a new flat come to about 12.65% of the price.

Metro. The Yellow Line from RV Road to Bommasandra opened to the public on 11 August 2025. It has 16 stations, and several serve the township: Electronic City, Infosys Foundation Konappana Agrahara, Huskur Road and Biocon Hebbagodi.

Roads. Both phases use the same Hosur Road spine, the elevated expressway from Silk Board and NICE Road.

Airport. It’s far from both. Kempegowda International Airport is 56 km from Electronic City, about two hours by road in normal traffic.

Electronic City Phase 1 vs Phase 2: New-Launch Prices

On the Phase 1 side, the new project to watch is SNN Raj Corp’s Raj Boulevard, which buyers search as SNN Electronic City Phase 1. SNN plans G+36 towers on about 10 acres. It’s expected to start around ₹1.15 Cr* for a 2 BHK and ₹1.55 Cr* for a 3 BHK. There’s no RERA number yet, so it can’t be booked.

Older Phase 1 stock is much cheaper. Prestige Sunrise Park on Neotown Main Road is a completed township where resale flats sell for about ₹6,000–6,600 a sq ft, by our arithmetic. You give up newness and amenities for a lower price and keys today.

Phase 2 spans the widest range. At the top, Purva Silversky at Hebbagodi is RERA-registered, with 3 BHKs from ₹2.55 Cr for 1,864 sq ft, about ₹13,700 a sq ft. Completion is due by 30 July 2030.

At the other end, Ajmera Codename Electronic City is a pre-launch with a 2 BHK from ₹89 L for 1,155 sq ft, about ₹7,700 a sq ft.

What the spread tells you

The phase doesn’t set the price. The builder’s brand, the height, the unit size and whether it’s registered do. A ₹2.55 Cr 3 BHK and an ₹89 L 2 BHK can sit within a few kilometres of each other.

The honest negative: all three new projects here are big towers in a township with thousands of existing flats. Resale buyers will always have cheaper older options, so a new flat has to win on quality to hold its price.

Electronic City Phase 1 vs Phase 2: Who Each Side Suits

Lean towards the Phase 1 side if

  • Your office is on the Hosur Road side of the township and you want to walk or cycle to work
  • You want a mall, hospitals and schools that are already open, not promised
  • You’re happy with a new tower that hasn’t launched yet, or an older resale flat with keys now

Lean towards the Phase 2 side if

  • You work near Huskur Road, Hebbagodi or Bommasandra
  • You want a RERA-registered new launch today rather than waiting for a pre-launch

Four Checks Before You Choose

  1. Time the commute at 9 am. Two kilometres on Hosur Road can take 20 minutes. Drive from the site to your gate on a weekday.
  2. Read the RERA certificate. It gives the village and survey numbers. That’s the real address, whatever phase the brochure says.
  3. Ask who runs the roads outside the gate. ELCITA covers the industrial zones. The residential pockets around them fall under local bodies.
  4. Compare on carpet area. Super built-up loading varies a lot between builders, so the price per sq ft of carpet is the fairer test.

FAQs

Which is better, Electronic City Phase 1 or Phase 2?

Neither is better in itself. Both are in Anekal taluk with the same stamp duty and the same metro line. Pick the side closest to your office, then compare projects on price per sq ft of carpet.

What is the difference between Electronic City Phase 1 and Phase 2?

They are separate zones of the same IT township, set up by KEONICS from 1978. Phases I, II and III were notified as one industrial township area in 2013. For a homebuyer, the difference is mostly distance to work and the projects on offer.

Is Electronic City inside BBMP?

No. It’s in Anekal taluk, so the stamp duty surcharge is 3% of the duty, not the 2% charged inside BBMP.

Which metro stations serve Electronic City?

The Yellow Line, open since 11 August 2025, has stations including Electronic City, Infosys Foundation Konappana Agrahara, Huskur Road and Biocon Hebbagodi.

What does a new flat in Electronic City Phase 1 cost?

SNN Electronic City Phase 1 is expected to start around ₹1.15 Cr for a 2 BHK, about ₹9,200–10,000 a sq ft by our arithmetic. Older resale flats on Neotown Main Road sell for less.

What we checked (6 November 2026): Wikipedia’s Electronic City and Yellow Line articles, SNN Raj Corp’s Raj Boulevard page, the full Karnataka RERA project list of 31 October 2026, and our own listings for Purva Silversky, Ajmera Codename Electronic City and Prestige Sunrise Park.

Rates per sq ft and the all-in charges are our arithmetic. Statutory rates checked 6 November 2026: GST 5% on homes under construction, stamp duty 5%, cess 10% of duty, surcharge 3% outside BBMP, registration 2%.
