What Neotown, Electronic City, Actually Is
Neotown isn’t a separate suburb. It’s a township name inside Electronic City Phase 1 that stuck to the area and its main road.
In November 2009, Deccan Herald reported that Patel Realty (India) Ltd, a wholly owned subsidiary of Patel Engineering, was readying a project called Neotown on 120 acres in Electronic City, at an estimated investment of ₹900 crore. The master plan was by AFW of Singapore.
The first phase was 34.5 acres: 10 acres of homes, 16 acres of retail and 8.5 acres for an IT park. The plan also promised villas, healthcare, malls and an artificial lake. Pre-launch prices then were about ₹1,885 per sq ft, with a 2 BHK at about ₹16.3 lakh.
That last number is worth keeping in mind. Seventeen years later, new Neotown Electronic City launches are expected at five times that per sq ft.
Where Neotown Electronic City Sits
Electronic City is an IT hub in Anekal taluk, on Hosur Road south-east of central Bangalore. It’s split into phases, and Neotown is in Phase 1, the older side, which holds the main Infosys and Wipro campuses.
Wikipedia puts Electronic City at about 800 acres, with roughly 200 IT and ITES campuses, including Infosys, Wipro, TCS, HCL, Tech Mahindra and Biocon. For anyone who works there, Neotown Electronic City is a short ride from the office.
Who runs it
The industrial township is maintained by ELCITA, the Electronics City Industrial Township Authority. Surrounding residential areas fall under the Doddathoguru town panchayat or the Konappana Agrahara town municipal council. Neotown Electronic City is outside BBMP. Ask which body collects property tax and maintains the road to your gate. It isn’t always the same answer on both sides of Hosur Road.
Getting Around from Neotown Electronic City
| Route | What it is | What it means for Neotown |
|---|---|---|
| Yellow Line metro | RV Road to Bommasandra, 19.15 km, 16 stations, opened August 2025 | Electronic City and Konappana Agrahara stations serve the area |
| Hosur Road elevated expressway | Silk Board to Electronic City, about 10 km, opened January 2010 | The fastest road into the city, tolled |
| NICE Road | Tolled peripheral road | Links Electronic City to Bannerghatta Road, Kanakapura Road and Mysore Road |
| Heelalige railway station | Suburban rail stop | About 6 km from Electronic City |
| Kempegowda International Airport | The city’s airport | About 56 km; about 2 hours in normal traffic |
The metro is the big change. The Yellow Line was inaugurated on 10 August 2025 and opened to the public the next day. It runs parallel to Hosur Road through Bommanahalli and Hongasandra to Silk Board and on to RV Road, where you can change to the Green Line.
The Konappana Agrahara station was built with funding support from the Infosys Foundation. Walk the route from the flat you’re considering to the nearest station before you count on the metro. A station 2 km away is a bus ride, not a walk.
The airport is the weak link. At 56 km, it’s one of the longest airport runs from any Bangalore suburb, and up to three hours at peak, per Wikipedia.
What’s Already on Neotown Main Road
The biggest finished complex is Prestige Sunrise Park: 25 acres and 1,910 homes in two blocks, Birchwood and Norwood, with possession from 2017. It trades as a resale market now. Smondoville is another established residential complex on the Neotown side that buyers search for.
For shopping, the main draw is M5 Ecity Mall on Hosur Road at Veerasandra, which opened in late 2024. SNN’s landmark list for its project also names NeoMall Electronic City and Metro Cash & Carry. Schools on that list include Delhi Public School and Treamis World School, and hospitals include Kauvery, Motherhood and SR Multi Speciality.
What’s coming
SNN Raj Corp lists an upcoming project in Electronic City Phase 1 called Raj Boulevard: about 10 acres, G+36 floors, beside M5 Ecity Mall and overlooking a lake SNN hasn’t named. It isn’t RERA-registered yet, so it can’t be sold.
What Homes in Neotown Electronic City Cost
| Option | Price | Per sq ft (ours) |
|---|---|---|
| Resale at Prestige Sunrise Park, 2–3 BHK, 1,100–1,600 sq ft | ₹65 L–1.05 Cr | About ₹6,000–6,600 |
| SNN Electronic City Phase 1, new 2 BHK | About ₹1.15 Cr onwards* | About ₹9,200–10,000 |
| SNN Electronic City Phase 1, new 3 BHK | About ₹1.55 Cr onwards* | About ₹9,100–9,700 |
*Expected price, excluding GST, stamp duty and registration. Ask us for the latest cost sheet for a named unit before you pay a booking amount.
The gap between resale and new is about ₹3,000–4,000 per sq ft. Some of that is age, and some is height and amenities. A resale flat with an occupancy certificate carries no GST, which saves 5%, but you’ll pay for an older building’s repairs sooner.
Because Neotown Electronic City is outside BBMP, the stamp duty surcharge is 3% of the duty. On a new flat, GST, stamp duty and registration add about 12.65% to the base price.
If you’re open to Phase 2, Purva Silversky at Hebbagodi is a registered G+32 option from ₹2.55 Cr.
The Downsides of Neotown Electronic City
Traffic. Hosur Road is one of the busiest roads into Bangalore, and Neotown Main Road feeds into it. With a large mall and more towers on the way, weekend evenings will get slower, not faster.
Civic services. Wikipedia notes that some residential areas around Electronic City are still under town panchayats, awaiting BBMP inclusion for civic amenities. Ask where your building’s water comes from and who clears the drains.
Autos. Most auto-rickshaws in Electronic City don’t go by the meter, per Wikipedia. Plan on the metro, buses or your own car.
Supply. Electronic City has thousands of flats. A new one has to beat older, cheaper stock to hold its resale value.
