Shriram Properties Review: Delivery Record, RERA Dates and Complaints to Check (2026)

Shriram has three Yelahanka projects lined up and none of them is registered yet, so buyers are asking a fair question before they wait: does this builder hand over on time? This Shriram Properties review sticks to what can be checked. That means Shriram’s own stock-exchange filings, its investor decks and earnings calls, and the Karnataka RERA records for its Bangalore projects. No forum posts and no star ratings.

Shriram Properties review: key takeaways

  • Shriram is a listed, mid-market Bengaluru developer: 52-plus projects and over 32.9 million sq ft delivered, by its own count to June 2026
  • It handed over 3,465 homes in FY26, up 10%, and another 690-plus in April to June 2026
  • Its weak spot in FY26 was paperwork, not concrete: completed homes waited on occupancy certificates and e-Khatas
  • Launch dates slip. The 5-acre Yelahanka villa project has moved from late FY26 to October–December 2026
  • Two Bangalore RERA completion dates have passed, so check the portal for an OC or an extension before you trust any date

Who Shriram Properties Is

Shriram Properties Ltd is based at Shriram House on T Chowdaiah Road, Sadashivanagar, and it’s listed on the NSE and BSE. That matters for a review like this one. A listed developer has to tell the stock exchanges about land deals, launch plans and results every quarter, so there’s a paper trail you can read.

Its August 2026 results release describes it as focused on the mid-market and mid-premium segments, working in Bengaluru, Chennai, Pune and Kolkata. By its own count it has delivered 52-plus projects with over 32.9 million sq ft of development. Its pipeline as of 30 June 2026 was 41 projects and 33.7 million sq ft, including 16 million sq ft under way.

Its investor decks show a CRISIL rating of A- with a positive outlook. That’s a credit rating for lenders, not a quality rating for homes.

Shriram Properties Review: The Delivery Record

On handovers, the FY26 numbers are good. Shriram’s May 2026 investor presentation reports 3,465 homes handed over in the year to March 2026, up 10% on the year before. The January to March quarter alone was a record 1,348.

The pace held into FY27. Shriram’s August 2026 release says it handed over 690-plus homes between April and June 2026. FY26 collections were ₹1,661 Cr, the highest it has reported.

The same deck says the record handovers reinforce its “continued commitment to delivering projects ahead of RERA timelines”. That’s Shriram’s claim. Its FY27 slide says deliveries will be “mostly ahead of RERA timelines”, and “mostly” is the honest word in that sentence.

Those totals include Kolkata, Chennai and joint ventures; JV projects made up about 44% of FY26 handovers. Bangalore buyers should check the Bangalore projects.

The OC and e-Khata Problem

The weak patch in this Shriram Properties review isn’t construction. It’s the gap between a finished building and a buyer who can move in and register.

In its November 2025 deck, Shriram said revenue on over 650 homes across 5 completed projects had been deferred because occupancy certificates and e-Khatas hadn’t come through. It added that all but one of the delayed OCs had since arrived. By February 2026 the list had grown: 7 completed projects and 1,900-plus homes were waiting on e-Khatas, which it called “continued unpredictability”.

Shriram blamed the city’s switch to e-Khata and glitches on the state’s Kaveri registration portal, and its May 2026 deck says things returned to normal in January to March. Every Bengaluru builder dealt with the same systems that year, so it isn’t unique to Shriram. But for a family waiting to register a finished flat, the reason matters less than the wait.

What to ask: for any Shriram project you’re buying into, ask whether the OC is in hand for completed phases nearby, and how long e-Khata took for the last buyers there.

Shriram Properties Review: RERA Dates in Bangalore

Here are Shriram’s Bangalore registrations from recent years, from the Karnataka RERA certificates we downloaded on 29 October 2026.

Project Registered RERA completion
Shriram Songs of the Earth, Anekal 12-06-2025 28-04-2030
Shriram Serenity, Yelahanka 17-09-2024 05-07-2029
Shriram Sapphire, Bommasandra 09-02-2024 05-11-2028
Shriram Hebbal 1 15-02-2023 19-01-2027
Shriram Esquire 08-02-2023 19-01-2027
Shriram Chirping Ridge 12-01-2023 11-10-2027
Shriram WYT Field-2 06-12-2021 05-08-2026 (passed)
Shriram Chirping Grove-2 02-09-2021 10-07-2026 (passed)

Two completion dates have already passed. That doesn’t prove a delay: a project may have its OC, or the authority may have granted an extension. It does mean you should look up the project on the portal and see which one it is. Shriram’s own deck listed Esquire as “finishing work in progress” for completion in July to September 2026, ahead of its January 2027 RERA date.

Launch Dates Slip

Shriram’s launch calendar moves more than its handover numbers do. The 5-acre Yelahanka villa project was announced in April 2025 for a launch in October 2025 to March 2026. The February 2026 deck said January to March 2026. The August 2026 deck says October to December 2026, with plans submitted and approvals awaited.

It isn’t the only one. The Shriram Villaments Bannerghatta Road project was due in FY26 too, and it’s now in the same October to December 2026 slot. Shriram’s decks blame approvals, and on the August call management said it had “very high visibility” on them this time.

A slipped launch costs you nothing if you haven’t paid. That’s the point: wait for the RERA number before any money moves.

The Company Names

Any Shriram Properties review has to deal with this: Shriram builds through many companies. On Karnataka RERA certificates we’ve seen Shriram Properties Ltd, SPL Towers, Shriprop Builders, Shriprop Projects, Shrivision Homes, Shrivision Towers, Tanmathra Aquarelle Developers, Meru Pravat Structure and Shriram Upscale Space. Some are joint ventures and some are old landowner arrangements.

So a search for “Shriram” on the portal won’t catch everything. When you get an agreement, read the promoter’s name on it and match it to the RERA certificate. All three Yelahanka projects are on Shriram land deals; two are joint developments, where a landowner keeps a share of the homes.

How to Check Complaints Yourself

You’ll find plenty of Shriram Properties reviews and complaints online, and most can’t be verified. These checks can:

  • Karnataka RERA. Open the project’s page, look at quarterly updates, and search the authority’s orders for the promoter’s company name.
  • The consumer commission. Disputes over delay and refunds often end up there. Search by the company name on the certificate, not just “Shriram”.
  • A finished project nearby. Shriram Serenity is in Yelahanka’s Hesaraghatta hobli. Visit a completed Shriram building, talk to residents about upkeep and handover, and check the khata status.

Shriram Properties Review: Our Verdict

Shriram delivers homes in volume, and it publishes enough for you to check it. Its weak points are launches that move and, in FY26, finished homes stuck on paperwork. For a buyer waiting on Yelahanka, that adds up to one rule: be patient before launch, and careful after. Don’t pay before registration. After registration, judge the RERA completion date, not the sales pitch.
