Shriram Apartments Yelahanka: Project Overview

Shriram Apartments Yelahanka was announced on 5 September 2025. Its stock-exchange release said it had signed a joint development agreement for “a ~6.5 acres prime land in North Bengaluru”, to build “a premium residential apartment project” of about 0.6 million sq ft, worth about ₹500 Cr.

The release called Shriram Apartments Yelahanka “an iconic addition to the city’s skyline”. It said the project is “adjacent to the upcoming large state park in Yelahanka” and “will overlook the proposed Madapanahalli Biodiversity Park”. It planned the launch for FY27.

Shriram’s May 2026 deck put the Shriram Apartments Yelahanka launch in Q4 FY27, with “approval work to commence”. The August deck kept Q4, now with “plan submission in progress”. On the August earnings call, management said submission for the Yelahanka apartments had moved on since 30 June.

How big is it?

For Shriram Apartments Yelahanka, Shriram’s own numbers differ slightly. The release and two decks say 0.6 million sq ft; the two latest decks say 0.57 million. We use 5.7–6 lakh sq ft.

On 6.5 acres, that’s about 2 sq ft of saleable space for every sq ft of land, by our count. “Skyline” suggests towers, but Shriram hasn’t given a floor count. If homes averaged 1,450 sq ft, Shriram Apartments Yelahanka would have about 390 homes, or about 60 an acre. That’s our illustration, not Shriram’s plan.

Shriram’s other Madappanahalli project

A month later, Shriram Yelahanka plans grew: Shriram signed a second joint development beside the same park: about 7 acres of row houses. It hasn’t said whether the two sites adjoin.

Who Shriram Apartments Yelahanka Suits

It works if

You want a 2 or 3 BHK from a listed developer in North Bengaluru, with a planned 153-acre park as the view.

You work around Hebbal, Yelahanka or the airport side, and can wait until early 2027 for the launch.

You’d rather have about 390 neighbours than a 2,000-home township, and you’re tracking new launch projects in Yelahanka anyway.

It doesn’t work if

You need to book now. Shriram Apartments Yelahanka can’t legally be sold before RERA registration. For a registered Yelahanka project, look at Assetz Zen & Sato on Bagalur Main Road, though it starts much higher.

You’re paying for the view. The park was approved in January 2026 as a three-year plan and isn’t open, and only some flats will face it.

You need certainty on height. Near an Air Force station, tower height depends on clearances Shriram hasn’t published yet.

Shriram Apartments Yelahanka review: our verdict

Shriram Apartments Yelahanka is real: a listed developer has told the stock exchanges about the land deal and kept it on its FY27 launch list. Its likely price sits well below the registered launches nearby. But no site, name, plan, height or price list is public, and it’s a joint development. Register interest if it fits your budget, and wait for the RERA number before you pay.

About the Developer

Shriram Properties is based in Bengaluru and listed on the NSE and BSE. Its June 2026 release says it has delivered 50-plus projects covering over 31.5 million sq ft. Its FY26 deck reports 3,465 homes handed over in the year, but also occupancy-certificate and e-khata delays that held up handovers at several finished projects.

Shriram Apartments Yelahanka wouldn’t be Shriram’s first here. In North Bengaluru, its registered projects include Shriram Serenity at Addevishwanathapura, Yelahanka, approved by RERA in September 2024 with a completion date of July 2029. Its row-house project beside the same park is on our Shriram Row Houses Yelahanka page.

The check before you buy: this is a joint development, so a landowner partner shares the flats. Ask whether your flat comes from Shriram’s share or the landowner’s, and who signs your sale agreement.

Shriram Apartments Yelahanka Price

Shriram Apartments Yelahanka is expected to start around ₹1.1 Cr* for a 2 BHK. Shriram’s own figures, about ₹500 Cr for 5.7–6 lakh sq ft, work out to about ₹8,300–8,800 per sq ft, by our arithmetic.

Home Size Price
2 BHK About 1,250 sq ft About ₹1.1 Cr onwards*
3 BHK About 1,650 sq ft About ₹1.45 Cr onwards*

*Expected price, excluding GST, stamp duty and registration. Sizes are indicative until Shriram files its plans with RERA. Ask us for the latest cost sheet for a named unit before you pay a booking amount.

Check price for Shriram Apartments Yelahanka

We’ll get you Shriram’s launch price list as soon as it’s out, with the RERA carpet area, floor rise and any park-view premium for each flat.

How to judge the launch price

For each Shriram Apartments Yelahanka flat, ask for the RERA carpet area as well as the saleable area, and work out the rate on both. Then ask for the floor-rise charge and any park-facing premium. On a park-side tower, the same 2 BHK can differ by lakhs between the front and back.

What You’ll Actually Pay

The exact Shriram Apartments Yelahanka site isn’t public. If it’s outside the city corporation, the stamp duty surcharge is 3% of the duty; inside, 2%. We’ve used the outside rate. Inside, the all-in is ₹5,500 lower.

Charges on a ₹1.1 Cr flat
Under construction, outside BBMP. Surcharge at 3% of duty
Agreement value₹1,10,00,000
GST at 5%₹5,50,000
Stamp duty at 5%₹5,50,000
Cess at 10% of stamp duty₹55,000
Surcharge at 3% of stamp duty₹16,500
Registration at 2%₹2,20,000
All-in₹1,23,91,500

That’s 12.65% on top, and a home loan covers none of the stamp duty or registration. With the usual 75% loan cap above ₹75 lakh, you’d need about ₹41 lakh of your own money on the ₹1.1 Cr flat.

Ask about the extras. Car parks, club membership, the maintenance deposit, floor rise and any park-view premium usually sit outside the base price.

Floor Plans

There are no Shriram Apartments Yelahanka floor plans yet. Shriram says plan submission is in progress, and the plans are fixed only once they’re sanctioned and filed with RERA.

When the Shriram Apartments Yelahanka plans come out, check how many flats share each lift, which flats face the park, and the carpet area against the saleable area.

Amenities

Shriram hasn’t published amenities for Shriram Apartments Yelahanka yet. Once the plan is out, ask for the open space percentage and the clubhouse size in sq ft, then divide the clubhouse by about 390 homes.

Shriram Apartments Yelahanka Investment Opportunity

The case for Shriram Apartments Yelahanka is price and the park. At an expected ₹8,300–8,800 per sq ft, it would come in well under Assetz Zen & Sato’s roughly ₹13,500, and park-facing flats are rare in North Bengaluru.

The honest arithmetic

All-in at about ₹1.24 Cr, a 3% gross yield needs rent of about ₹31,000 a month, and 4% needs about ₹41,300. That’s our arithmetic, not a forecast.

What works against it

Supply and uncertainty. North Bengaluru has many new launch towers launching through 2027, and this one still lacks a site, a height clearance and a plan sanction.

Shriram Apartments Yelahanka Location Advantages

Shriram places the Shriram Apartments Yelahanka site beside the proposed Madappanahalli Biodiversity Park. In January 2026 the state cabinet approved that park on 153.39 acres at Madappanahalli, near Yelahanka: ₹250 Cr in five zones over three years, with ₹50 Cr cleared for the first phase.

Yelahanka itself sits on Bellary Road (NH 44) towards the airport, with Yelahanka New Town, the Air Force station and a railway junction.

What to check before you believe the map

Ask for the survey numbers and village, which will be on the RERA certificate, and which towers face the park. Because Yelahanka has an Air Force station, ask for the height clearance number and the approved floor count before you choose a high floor.

We haven’t published a map pin. Shriram hasn’t released a site address. We’ll add one once the RERA filing names the survey numbers.

Shriram Apartments Yelahanka RERA and Construction Status

Shriram Apartments Yelahanka is at pre-launch. We checked the full Karnataka RERA project list of 31 October 2026. Shriram’s latest Bangalore registration is Songs of the Earth, approved in June 2025, and there’s no new Shriram project in Yelahanka.

Until it’s registered, the project can’t legally be advertised or sold. Anything collected before then is an expression of interest at most, and it should come with written refund terms.

What a real number looks like: Shriram’s Bangalore registrations start PRM/KA/RERA/1251/. Look up any number you’re given on the Karnataka RERA portal.
