Doddagubbi is a village in North-East Bengaluru, a short way off Hennur Road, and it’s about to get a lot more attention. Shriram Properties has signed for 9.1 acres here for lake-facing apartments, and other builders registered projects next door in 2026. Here’s what Doddagubbi actually is on paper: its pincode, hobli and panchayat, the lake people search for, and the projects already approved around it.

Where Doddagubbi Is

Doddagubbi is one of a cluster of villages north-east of the city, between Hennur Road and the airport side of town. Its next-door neighbour is Chikkagubbi, the “small” Gubbi to Doddagubbi’s “big” one. Kannur, Byrathi and Kyalasanahalli are close by too.

You won’t find a Wikipedia page for it. Nor for Hennur or Kothanur, oddly. The most reliable record of where Doddagubbi starts and ends is in land documents and RERA certificates, which give survey numbers village by village.

Shriram describes its site as connected to Thanisandra Main Road, Hennur Road, the Outer Ring Road and the airport corridor. That’s Shriram’s own description. Drive each of those at rush hour before you take it as a commute plan.

Doddagubbi Pincode, Hobli and Taluk

The pincode printed for Doddagubbi on a 2026 RERA certificate is 560077. That’s the Nava Vruksha project by Nava Jyothi Shelters, on survey numbers 12/1 to 12/11 of “Dodda Gubbi village, Bidarahalli hobli, Bengaluru East”.

One warning on pincodes here. Neighbouring Chikkagubbi and Kannur projects print 562149, not 560077. A pincode tells the postman where to go. It doesn’t tell you which authority approved the plan, so don’t read anything into it.

That taluk code is useful. Every Bengaluru East registration on the Karnataka RERA portal carries 1251/446 in its number, so a genuine Doddagubbi project will too.

The Doddagubbi Panchayat Question

People search for the “Doddagubbi panchayat office”, and that’s a clue. Much of Bidarahalli hobli is run by gram panchayats rather than the city corporation.

That changes three things for a buyer. The khata comes from a different system. Water may come from bore wells and tankers rather than a city connection. And the stamp duty surcharge is 3% of the duty instead of 2%, which on a ₹1.1 Cr home is about ₹5,500 more. Small, but it’s a sign of everything else that differs.

We haven’t confirmed which side of the line any individual site falls on. Ask the builder for the khata type and the plan-approving authority in writing.

Doddagubbi Lake

“Doddagubbi lake” is one of the most searched phrases for the area, with people asking about its timings, distance, area and even fish deaths. We haven’t verified any of that, and we won’t repeat it as fact.

What we can say: Shriram calls its project “lake-facing”, but its press release doesn’t name the lake or say how far the site is from the water. Those are the first two questions to ask.

A lake view is worth paying for only if it lasts. Ask which towers face the water, from which floor up, and whether anything can be built in between. Then go and look at the lake yourself, in the dry months and after rain.

New Projects Around Doddagubbi (2026)

These are Karnataka RERA approvals from 2026 in and around Doddagubbi, from certificates we’ve read. The list covers what we’d downloaded by late October, so treat it as at least this many.

Look at the completion column. Most of these finish between 2030 and 2032. If you buy in Doddagubbi now, you’re buying into an area that’ll be a building site for years, with several thousand new homes arriving around the same time.

Sobha is also planning a large project at Chikkagubbi, next door.

The Shriram Project in Doddagubbi

Shriram Properties told the stock exchanges on 15 June 2026 that it had signed a joint development agreement for 9.1 acres at Doddagubbi. The plan is a lake-facing apartment complex with a sale value of over ₹600 Cr.

Its own documents give the size three ways: 6.7 lakh sq ft in the press release, 0.56 million sq ft in the August investor deck and “about 7 lakh” on the earnings call. Launch is planned for January to March 2027. There’s no name and no RERA number yet.

Prices are expected to start around ₹1.1 Cr* for a smaller 2 BHK, if Shriram’s mix includes one, and about ₹1.5 Cr* for a 3 BHK.

What to Check Before You Buy in Doddagubbi

• The village and survey number. Make sure the RERA certificate says Dodda Gubbi or Doddagubbi, not a neighbouring village sold under a bigger name.
• The khata type and which authority approved the building plan.
• The water source, and what the builder plans once bore wells run low.
• The road to the main road. Village roads here can be narrow. Ask whether the approach road is being widened, and by whom.
• The lake. Its name, its distance and whether anything can be built between you and it.
• The RERA number before any payment. A project can’t legally be sold without one.

Doddagubbi is early. That can mean lower prices than Hennur Road proper, but you’re also buying before the roads, shops and schools catch up. Be honest with yourself about whether you can wait.
