Two of these luxury 4 BHK apartments projects aren’t 4 BHK-only. Skyra mixes 3 and 4 BHK, and Brigade’s Private Residences run from 3 bed to 6-bed sky duplexes. Ask for the 4 BHK price specifically.

Brigade’s figure looks high, but its homes sit inside a township with offices, a hotel and a mall. You’re paying for the address too.
My Home 99 is at the top of the My Home range, about 25% above Grava per sq ft. Two homes per floor and private lifts are what that premium buys.
Carpet, Not Saleable
This is where luxury 4 BHK apartments trip people up. The brochure size is saleable area: your carpet plus balconies, walls and a share of the lobbies, clubhouse and basements. In big-format towers that share is large.

At My Home 99, part of the gap is huge decks of 1,525–1,860 sq ft per home. That’s real, usable space. The rest is about 2,450–2,630 sq ft of common area per flat. On a ₹13.95 Cr home of 9,299 sq ft, you’re paying about ₹26,300 per sq ft of carpet.
So when you compare luxury 4 BHK apartments, ask every builder for the RERA carpet area of the exact home, then divide the price by that.
AC and Fit-Out
In luxury 4 BHK apartments at this price, what’s included matters. The two My Home projects differ sharply.
- My Home Grava: central AC in every room from water-cooled chillers, with cassette units and a prepaid BTU meter. Imported marble under a gypsum false ceiling
- My Home 99: imported marble, but only space and power for a VRV system. You buy and install the AC. No false ceiling in the living areas
- Both: the kitchen granite platform and sink are in the buyer’s scope
For a 9,000-plus sq ft home with a home theatre, a VRV system is a big extra bill. Add it to the My Home 99 price before you compare it with Grava. Our My Home Grava page has its full specification.
Density and Privacy
Homes per acre and homes per floor tell you how crowded luxury 4 BHK apartments will feel once everyone moves in.
- My Home 99: 99 homes on 1.74 acres, about 57 per acre. Two per floor, each with 2 private lifts and its own lobby
- My Home Grava: 1,289 homes on 17.52 acres, about 74 per acre. Two per floor in Tower 1, four in Towers 2 to 7
- Brigade Gateway: 594 homes in two towers inside a 9.7-acre township shared with offices, a hotel and a mall
The honest negative for the small tower: with only 99 families, the cost of five basements, a four-level clubhouse and all those lifts is shared by very few. Expect higher maintenance per home than in a big campus. Get the rate in writing.
Construction Stage

Among these luxury 4 BHK apartments, only Rajapushpa gives possession dates. My Home hasn’t printed a completion date for 99 or Grava. Ask for the date in the TG RERA certificate, not a sales estimate.

You want a villa-sized home in a tower, with privacy: My Home 99. Nothing else here offers 9,000-plus sq ft with private lifts on every floor.
You want a big 4 BHK with AC included and a large campus: My Home Grava, from about ₹5.23 Cr*.
You want 5,700 to 7,800 sq ft without paying for 10,000: Casa Luxura sits in the middle.
You want an address with offices and a mall downstairs: Brigade Gateway, but it’s the earliest-stage build here.
