Private lift apartments: two homes per floor, private lobbies and what they cost

Private Lift Apartments: What Two Homes per Floor and a Private Lobby Really Cost You

Private lift apartments are the selling line on most new ultra-luxury towers in Hyderabad. The pitch is simple: your lift, your lobby, no neighbour at your door. What the brochure doesn’t say is what that privacy costs to build, to run and to fix. This guide uses one real floor plan to show what a private lift apartment actually gives you, what it takes away, and what to ask before you pay for it.

Key takeaways

  • A private lift apartment usually means a lift that opens only into your home’s own lobby, with no shared landing outside your door
  • At My Home 99 in Kokapet, each of the 2 homes on a floor gets 2 private lifts, plus visitor lifts and a service lift for each wing
  • More lifts for fewer homes means a bigger share of the running cost lands on each flat
  • Common area per home at My Home 99 is about 2,450–2,630 sq ft, which is part of why carpet is only about 57% of saleable
  • Ask for the lift maintenance contract, the backup plan when a private lift is down and how visitors reach your door

What Private Lift Apartments Actually Mean

In most towers, the lift drops you in a shared landing. You walk past your neighbours’ doors to reach your own. In private lift apartments, the lift opens straight into a lobby that belongs to one home. Nobody else gets out on your side.

That’s the core idea. Beyond it, private lift apartments vary a lot from project to project.

Some towers give each home one private lift, some two. Some call a lift “private” when two homes on a floor share it. And some add a service lift so deliveries and garbage never use your car.

So the first question about private lift apartments isn’t “is there a private lift?” It’s “how many lifts, and where does each one open?”

Private Lift Apartments: One Real Floor Plan

My Home 99 in Neopolis, Kokapet, is a useful example because the builder’s floor plan spells it out. It’s one tower of G+53 on 1.74 acres, with 99 homes, all 4 BHK, between 9,199 and 10,399 sq ft saleable.

Each typical floor has just two homes, a North Wing flat and a South Wing flat. Here’s what the typical floor plan shows for each wing.

On each floor, per wing What the plan shows
Private lifts 2, for 15 people each, opening into the flat’s own lobby
Private lobby 14’9″ × 21’0″ (South) and 19’6″ × 12’8″ (North)
Visitor lifts Yes, 15-person
Service lift 1, for 20 people
Service and fire lobby 8’2″ wide, with a service corridor

Two private lifts for one home. The South private lobby is about 310 sq ft by our arithmetic, the size of a decent bedroom, and you pay for it at the saleable rate.

Private lift apartments don’t come cheap. My Home 99 starts at about ₹13.75 Cr* for the 9,199 sq ft home, which is about ₹15,000 per sq ft of saleable area.

What You Gain in Private Lift Apartments

Privacy at the door. No shared corridor means no one waits outside your home but your own guests. For families with elderly parents, that matters more than any amenity.

Shorter waits. Two lifts for one home is about as good as lift access gets in a tall tower. At G+53, that counts.

A separate route for service. When a service lift and service corridor run apart from the private lobby, the help, deliveries and repair crews come in by a different door. Your lobby stays your lobby.

What Private Lift Apartments Cost You

Here’s the honest negative. Every lift, lobby and corridor gets built, lit, cooled, cleaned and maintained, and in private lift apartments very few homes share the bill.

At My Home 99, the area statement puts the common area for each flat at about 2,450–2,630 sq ft, including external walls, amenities and the share of five basement levels. Carpet is about 57% of saleable. On a ₹13.95 Cr North Wing home of 9,299 sq ft, that works out to about ₹26,300 per sq ft of carpet. That’s our arithmetic, and part of what you’re paying for is the lifts and lobbies.

Then there’s the monthly cost. Maintenance is often charged per sq ft of saleable area, so a big common share raises your bill every month for as long as you own the home. Lift contracts are spread over 99 homes here, not several hundred. Ask for the maintenance rate in writing.

One more cost: when your private lift is out of service, there’s no neighbour’s lift to borrow. Ask whether the visitor lift can reach your lobby.

Two Homes per Floor vs Four

Most families comparing private lift apartments are choosing between two and four homes per floor. Here’s how it plays out in two towers by the same promoter, Hyma Developers, in Neopolis.

My Home 99 My Home Grava, Tower 1 My Home Grava, Towers 2–7
Homes per floor 2 2 4
Home size (saleable) 9,199–10,399 sq ft 8,640 sq ft 4,365–5,685 sq ft
Lifts 2 private per home, plus visitor and service lifts per wing Not set out in our notes 6 passenger, 2 visitor and 1 service lift in the lobby
AC VRV provision only, buyer installs Central AC from chillers Central AC from chillers
Price About ₹13.75 Cr onwards* About ₹10.37 Cr* About ₹5.23 Cr onwards*

The interesting one is Grava’s four-per-floor lobby. Nine lifts for four homes is a very generous ratio without calling any of them private. If you want short waits more than a lobby of your own, a well-served four-per-floor core gets you most of the way for less than half the price of private lift apartments. Our My Home Grava page has the full tower details.

And the catch at 99 is AC. Grava includes central air-conditioning. At My Home 99 you get space and power for a VRV system, and buying it is your cost.

What to Check Before You Buy Private Lift Apartments

  • Count the lifts on the plan. Private, visitor and service, and which lobby each one opens into
  • Ask for the lift make, capacity and speed, and whether the private lifts are on a separate maintenance contract
  • Ask who pays for the private lifts. Are they billed to you alone or to all residents through common maintenance?
  • Ask what happens when a private lift is down, and how long the contract gives the lift company to fix it
  • Check where the service lift opens. Ideally into the utility or kitchen side, not your private lobby
  • See how visitors are routed. Does security call ahead, and does a guest ever reach your lobby without you?
  • Get the maintenance rate in writing, and whether it’s charged on saleable or carpet area

Private Lift Apartments: FAQs

What is a private lift apartment?

It’s a home where the lift opens straight into a lobby that belongs to that one flat, instead of a shared landing. Some projects give each home two private lifts, others one.

Are there private lift apartments in Hyderabad?

Yes. At My Home 99 in Kokapet, the builder’s floor plan shows 2 private lifts for each of the 2 homes on a floor, plus visitor and service lifts for each wing.

Do private lift apartments cost more to maintain?

Usually, yes. More lifts and lobbies are shared by fewer homes, so each flat carries a bigger share. Ask for the maintenance rate and the lift contract before you book.

What is the price of a private lift apartment at My Home 99?

About ₹13.75 Cr onwards* for the 9,199 sq ft home, and about ₹15.60 Cr* for the 10,399 sq ft home, before GST, stamp duty and registration.
