My Home 99 vs My Home Grava: two 4 BHK projects in Neopolis, Kokapet compared

My Home 99 vs My Home Grava: One Tower of 99 Homes or a 1,289-Home 4 BHK Campus?

My Home 99 and My Home Grava sit a short way apart in Neopolis, Kokapet. Both are 4 BHK only, and the same company, Hyma Developers, is the promoter of both. But one is a single tower of 99 homes and the other is a 1,289-home campus. Here’s how they really compare on space, specs, stage and price.

Key takeaways

  • My Home 99 is one G+53 tower with 99 homes on 1.74 acres; Grava is seven towers with 1,289 homes on 17.52 acres
  • My Home 99 starts at about ₹13.75 Cr*; Grava starts at about ₹5.23 Cr*
  • Grava’s Tower 1 home (8,640 sq ft) has more carpet than My Home 99’s North Wing home, for about ₹3.5 Cr less
  • Grava includes central AC; My Home 99 gives only space and power for a VRV system you buy
  • My Home 99 wins on privacy: two homes per floor and two private lifts per home

The rate gap is real: about ₹15,000 per sq ft at My Home 99 against about ₹12,000 at Grava. You’re paying roughly a quarter more per sq ft for a smaller, more private building.

Space: Saleable vs Carpet

The fairest match isn’t against Grava as a whole. It’s against Grava’s Tower 1, which also has two homes per floor, a home theatre and an office in each flat.

Home Saleable Carpet Balcony Price Per sq ft carpet
Grava Tower 1 8,640 5,540–5,605 700–765 About ₹10.37 Cr* About ₹18,600
My Home 99, North Wing 9,299 5,307 1,525 ₹13.95 Cr* About ₹26,300
My Home 99, South Wing 10,399 5,909 1,860 ₹15.60 Cr* About ₹26,400

Look at the carpet column. Grava’s Tower 1 home has 230 to 300 sq ft more carpet than My Home 99’s North Wing home, even though it’s 659 sq ft smaller on paper. The difference goes into deck space and common area.

So what does the extra ₹3.5 Cr or so buy? Mostly outdoor deck (about twice Grava Tower 1’s balcony), private lifts and a building shared with 98 other families instead of 1,288. If you want more rooms, it’s the South Wing home at 5,909 sq ft of carpet, for about ₹5.2 Cr more than Grava Tower 1.

Below Tower 1, Grava’s other homes run from 4,365 to 5,685 sq ft. There’s nothing that size in the single tower. If your budget is ₹5–7 Cr, Grava is the only one of the two in reach.

Specs That Change Your Budget

Air-conditioning is the big one. Grava comes with central AC from water-cooled chillers, cassette units in the rooms and a prepaid BTU meter for each home. My Home 99 gives you ODU space and a power outlet for a VRV system, and you buy and install it. For a 9,000-plus sq ft home with a theatre, that’s a real extra cost to add to the My Home 99 price.

Ceilings. Grava has a gypsum false ceiling and publishes its floor-to-floor height: 3.60 m in Tower 1, 3.45 m elsewhere. My Home 99 has a putty finish in the living areas and hasn’t published a height. Ask for it.

Same in both: imported marble, the kitchen platform and sink in your scope, and prepaid billing.

Living There

Here, each home has two private lifts opening into its own lobby, plus visitor and service lifts for each wing. Cars stay in five basement levels.

Grava is a proper campus. It has two big open areas of 3.33 and 2.66 acres, with a forest walk, tennis, futsal and a skating rink, and space set aside for a supermarket, bank, creche and café. Its Towers 2–7 share each floor between four homes, served by six passenger lifts, two visitor lifts and a service lift.

The honest trade-off: the single tower has far less ground. On 1.74 acres, the outdoor amenities are a court, a pet zone, a zen garden and a kids’ play area, not a park. And with only 99 homes sharing five basements and a four-level club, expect a higher maintenance bill per flat than at Grava.

For a second Hyderabad comparison, look at My Home Vyoma, My Home’s Financial District launch.

Construction Stage

Both are well above ground. My Home’s 1 October 2026 update had the single tower at its 33rd-floor roof slab on a G+53 tower. Grava’s latest update, on 31 October 2026, had Towers 1 to 5 at the 30th-floor slab, Tower 6 at the 20th and Tower 7 at the 21st.

Neither has a completion date on My Home’s site. Check each project’s TG RERA certificate for the registered date, and ask which instalments are already due when you book.

My Home 99 or Grava: Which Should You Pick?

Pick My Home 99 if privacy is the point: two homes per floor, private lifts, a building of 99 families, and a south-west master bedroom in every home for Vastu. You’re comfortable fitting your own AC, and the running costs don’t worry you.

Pick Grava if you want the most carpet for your money, central AC included, a large green campus and a choice of sizes from 4,365 sq ft. Its Tower 1 gives you most of the same two-per-floor privacy for about ₹3.5 Cr less.

Whichever way you lean, compare a named flat in each on carpet area, the AC cost and the monthly maintenance, not on saleable area. The full picture of Grava’s towers, sizes and specs is on our My Home Grava page.
