My Home 99 is one G+53 tower in Neopolis, Kokapet, with just 99 four-bedroom homes on 1.74 acres. The My Home 99 price starts at about ₹13.75 Cr*, and every home is 9,199 sq ft or bigger. Here’s what each of the four sizes costs, why the rate on carpet looks so different, and what you’ll pay once tax and the extras go on.
Key takeaways
- The My Home 99 price starts at about ₹13.75 Cr* for the 9,199 sq ft North Wing home, roughly ₹15,000 per sq ft
- The biggest home, 10,399 sq ft in the South Wing, is about ₹15.60 Cr*
- Carpet is only about 57% of saleable, so you’re paying about ₹26,000 per sq ft of carpet

- GST and Telangana duty add about 12.5%, taking the cheapest home past ₹15.4 Cr before extras

My Home 99 Price by Home
There are only four home types in the whole building, and they’re all 4 BHK with a home theatre or multipurpose room. Each floor has one North Wing flat and one South Wing flat. The refuge floors (13, 21, 29, 37, 45 and 53) carry the same homes with a little less balcony.
| Home | Saleable (sq ft) | Carpet (sq ft) | Price |
|---|---|---|---|
| North Wing, refuge floor | 9,199 | 5,307 | ₹13.75 Cr* |
| North Wing, typical floor | 9,299 | 5,307 | ₹13.95 Cr* |
| South Wing, refuge floor | 10,239 | 5,909 | ₹15.30 Cr* |
| South Wing, typical floor | 10,399 | 5,909 | ₹15.60 Cr* |

That works out to about ₹15,000 per sq ft of saleable area across all four. There are 88 typical-floor homes and only 11 on refuge floors, so most buyers will be looking at ₹13.95 Cr or ₹15.60 Cr.
What does ₹13.75 Cr buy? A living and dining room of 30 by 49 feet in the North Wing home, a separate drawing room, an office, four bedrooms with walk-in wardrobes, a dry kitchen and a wet kitchen, a maid’s room and a deck 30 feet long. Two private lifts open into your own lobby.
The My Home 99 Price on Carpet Area
Here’s the number that surprises people. The North Wing home is 9,299 sq ft saleable but 5,307 sq ft of carpet. The South Wing is 10,399 against 5,909. Carpet is about 57% of what you pay for.
| Home | Price | Per sq ft saleable | Per sq ft carpet |
|---|---|---|---|
| North, 9,199 | ₹13.75 Cr* | ₹14,947 | ₹25,909 |
| North, 9,299 | ₹13.95 Cr* | ₹15,002 | ₹26,286 |
| South, 10,239 | ₹15.30 Cr* | ₹14,943 | ₹25,893 |
| South, 10,399 | ₹15.60 Cr* | ₹15,001 | ₹26,400 |
Two things eat the gap. First, the decks. Each home has 1,455 to 1,860 sq ft of private balcony, including a living-room deck about 14 feet deep. You can use that space, but it isn’t carpet.
Second, the common share. Each flat carries 2,437 to 2,630 sq ft of common area: five basement levels, a four-level clubhouse, the lobbies and the lift cores, split between only 99 homes. In a 1,000-home project, the same club would be spread far thinner.
Neither is a trick. But compare My Home 99 with another tower on carpet plus balcony, not on saleable. On that basis, carpet and deck together are about 74% of saleable here.
My Home 99 Price: Refuge Floor or Typical Floor?
A refuge-floor home has exactly the same carpet as the typical one above it. What it loses is balcony: 70 sq ft in the North Wing (1,455 vs 1,525) and 130 sq ft in the South Wing (1,730 vs 1,860), plus 30 sq ft of common share.
At the same rate per sq ft, that makes the refuge-floor home about ₹20 lakh cheaper in the North Wing and ₹30 lakh cheaper in the South. You get the same rooms for less. The catch is a floor with a fire refuge area on it, which some buyers mind and others don’t.
What the My Home 99 Price Leaves Out
The base My Home 99 price is only the start. These sit outside it, and at this size they add up:
- Air-conditioning. My Home gives ODU space and power for a VRV system. You buy and install the system yourself, for a home with five or six rooms plus a theatre.
- The kitchen. The granite platform and sink are in the buyer’s scope. You get plumbing points only.
- Car parks. The number per flat isn’t stated. Ask how many come with the price and what an extra one costs.
- Floor rise. In a G+53 tower, a high floor can carry a sizeable premium. Ask for the floor-rise rate in writing.
- Club, corpus and maintenance advance. Ask whether maintenance is charged on saleable or carpet. On 9,299 sq ft, every rupee per sq ft is ₹9,299 a month.
- Prepaid deposits for water, power and gas meters.
Here’s the honest downside: with so much common area per flat, the running cost of My Home 99 won’t be small. Get the monthly maintenance rate in writing before you compare it with a bigger project.
The My Home 99 Price All-In
For a home under construction in Telangana, you’ll pay 5% GST plus about 7.5% for stamp duty, transfer duty and registration. Sources split that 7.5% differently, and duty is charged on the higher of your price or the guidance value, so confirm the figure with the Sub-Registrar.
| Item | 9,199 sq ft home | 10,399 sq ft home |
|---|---|---|
| Base price | ₹13,75,00,000 | ₹15,60,00,000 |
| GST at 5% | ₹68,75,000 | ₹78,00,000 |
| Duty and registration at 7.5% | ₹1,03,12,500 | ₹1,17,00,000 |
| All-in, before extras | ₹15,46,87,500 | ₹17,55,00,000 |
That’s 12.5% on top of the My Home 99 price, before parking, club, corpus, floor rise, the VRV system and the kitchen.
Cash You’ll Need at the My Home 99 Price
RBI rules cap a home loan at 75% of the property value above ₹75 lakh. Banks don’t usually fund GST or duty. On the ₹13.75 Cr home, that’s at least ₹3.44 Cr of down payment plus ₹1.72 Cr of tax and duty: about ₹5.16 Cr in cash before extras.
In practice, many banks cap the loan amount itself well below 75% at this price, so most buyers here fund a large share in cash. Ask your bank for its limit before you book.
Under section 13 of the RERA Act, the developer can’t take more than 10% of the price before a registered agreement for sale. Ask for the payment plan too: the tower was at its 33rd-floor roof slab on 1 October 2026, so some slab-linked instalments may already be due when you sign.
