Lodha projects in Bangalore are easy to list and harder to judge. Lodha’s website names six. Karnataka RERA has nine registrations for them, and one of the six, Lodha Whitefield at Hope Farm, isn’t registered at all yet. We downloaded every certificate on 30 October 2026. Here’s what they show, including one thing buyers rarely hear: none of Lodha’s Bengaluru projects has reached its handover date yet.

How We Built This List

We started with the full Karnataka RERA project list, cached on 28 October 2026. We kept every registration whose promoter is Lodha Developers Ltd (earlier called Macrotech Developers) or whose project name matches one on Lodha’s Bengaluru page. Then, on 30 October 2026, we downloaded each certificate and read the approval date, the completion date, the company and the address.

Lodha’s own Bengaluru page names six projects: Mirabelle near Manyata, Beaumont Estate at Sadahalli off Airport Road, Azur off Bannerghatta Road, Haven on Hosa Road, Elanza off Sarjapur Road, and Whitefield at Hope Farm Junction. Five of the six turn up on RERA. Whitefield doesn’t.

Three limits apply:

• No project type. A certificate doesn’t say whether it’s flats, villas or plots.
• No unit count or price. Neither appears on a certificate.
• Dates as printed. A completion date can be extended later. The portal shows that; the certificate doesn’t.

Lodha Projects in Bangalore: the 9 Registrations

Newest first. “Completion” is the date on the RERA certificate.

Three projects have more than one registration. Azur has three, and Haven and Mirabelle have two each. Each registration has its own completion date, so the phase you buy into decides your date.

The spread is wide: south (Azur), south-east (Haven and Elanza), north near the airport road (Beaumont Estate) and north near Manyata (Mirabelle). There isn’t one Lodha belt in Bengaluru the way there is in Mumbai.

Mirabelle and G Corp Homes

Lodha lists Mirabelle as its own project. On RERA, though, both Mirabelle registrations name G Corp Homes Private Limited, not Lodha Developers.

That’s the usual sign of a joint development: one company holds the land or the registration, and Lodha brands, sells or builds under an agreement. Lodha’s April 2026 investor deck splits its Bangalore pipeline into “owned” and “JDA” (joint development) projects, so it runs both models in the city.

It isn’t a red flag. It does mean you should ask two things before you book at Mirabelle: which company signs your agreement, and which company is responsible for defects after handover.

No Bengaluru Handover Yet

The earliest RERA completion date for any Lodha project in Bengaluru is 30 June 2028, for Mirabelle Phase 1. Every other date is 2029 or later. As of October 2026, none has arrived.

So Lodha has no finished Bengaluru project you can walk through. That isn’t a delay. The first registration was only in October 2023. But it’s a real gap for a buyer. The normal advice, to visit a builder’s completed project in the same city, doesn’t work here yet.

Lodha says it has built for over four decades, mostly in Mumbai and Pune. If that’s your reference, visit a finished project there and ask residents about upkeep and handover. Our piece on whether Lodha is a reliable developer looks at what can and can’t be checked.

Lodha Whitefield: Not Registered

Lodha’s page calls Lodha Whitefield an “upcoming residential project” at Hope Farm Junction. The page title also uses the name “Lodha Hope Farm”. It gives travel times from the site, such as one minute to Hope Farm metro station, but no configurations, sizes, home count, land area, price or dates.

We found no RERA registration and no application for it, and no Lodha filing at all in Whitefield or KR Puram hobli in the full Karnataka list. Until there is one, there’s no legal completion date and no approved plan to check against.

What Lodha Plans Next

Lodha’s investor presentation of 24 April 2026 lists its launch pipeline for FY27, April 2026 to March 2027. For Bangalore it shows:

• One new owned project: 0.7 million sq ft, estimated sales value ₹10 bn
• One new joint-development project: 0.9 million sq ft, estimated sales value ₹10 bn
• Three new phases of existing projects: 2.2 million sq ft between them

The deck doesn’t name the two new projects. Lodha Whitefield is the only Lodha Bangalore project on its website without a RERA registration, so it may be one of them. That’s our inference, not Lodha’s statement. Fiorana@Beaumont Estate, registered in July 2026, could also account for part of the list.

Listed builders publish these numbers for shareholders. Buyers can read them too. They often say more about launch timing than a sales call will.

How to Check Any Lodha Project

1. Get the RERA number and search it on the Karnataka RERA portal.
2. Match the company on the certificate to your agreement. At Mirabelle it’s G Corp Homes, not Lodha Developers.
3. Check the phase. Azur, Haven and Mirabelle have more than one registration, each with its own date.
4. Ask for the approved plan uploaded to RERA, not just the brochure.
5. Read the quarterly progress the promoter files on the portal.
6. Don’t pay a booking amount on a project with no RERA number. Keep any advance within 10% until the agreement is registered.
