Adarsh Welkin Park and Lodha Elanza are both high-rises off Sarjapur Road, and both sit in Anekal taluk, outside BBMP. That’s where the overlap stops. Welkin Park has been under construction since 2023, with Phase 2 due by March 2030. Elanza was registered in December 2025 and points to 2031. One builder publishes a price and the other doesn’t. So the Adarsh Welkin Park vs Lodha Elanza choice comes down to timing, home size and how much you can check before you pay.

Adarsh Welkin Park vs Lodha Elanza: Side by Side
Here’s what the builders’ pages, Adarsh’s brochure and the RERA certificates say, checked on 29 and 30 October 2026.

Each project has a gap the other fills. Adarsh tells you the carpet area of every Phase 2 home but not the price. Lodha tells you the price but not the carpet area. Neither is enough on its own.
How Far Along Each One Is
Welkin Park isn’t a new launch. Adarsh announced the apartments for January 2024, and Phase 1 was RERA-approved in September 2023 with completion due by 31 December 2027. Phase 2 sits on the same survey numbers, 196 to 199 in Gattahalli village, and adds the later towers.
Adarsh’s construction gallery, updated in August 2026, shows Phase 1 Blocks 2 and 5 at external painting. Phase 2’s Block 6 wings were at the second and third floors, and Block 4 had shear walls going up. With 25 floors to go, March 2030 is a long way off for Phase 2. Still, you can stand on site and see Phase 1 being finished.
Elanza is newer. Lodha registered it in December 2025, and its indicative possession date is September 2031, about 18 months after Welkin Park Phase 2. If you buy at Elanza, you’re paying for drawings and a schedule.
A phase that’s two years older lets you judge the builder on site. Our piece on buying the first or last phase explains the trade-off.
The Homes: 2.5 BHK vs 3 BHK + Study
Welkin Park’s Phase 2 brochure has two kinds of home. The 2.5 BHKs, in Block 6, have 939 to 970 sq ft of carpet area. The 3 BHKs, in Block 4, have 1,193 to 1,261 sq ft. The extra half room in a 2.5 BHK is a small study. That’s useful if you work from home, but it isn’t a full bedroom.
By our count, carpet is 66–69% of the super built-up area at Welkin Park. A home sold as 1,897 sq ft has 1,261 sq ft inside its walls. Keep that ratio handy when you compare it with any other project.
Elanza sells only 3 BHK and 3 BHK + study, with indicative sizes of 1,500 to 2,300 sq ft. Lodha hasn’t said whether those are carpet or super built-up figures, so you can’t compare them with Adarsh’s numbers yet. Ask Lodha for the RERA carpet area of the exact home before you set them side by side. Our guide to carpet area vs built-up area shows why.
Price: One Published, One Not
Lodha’s own price page lists Elanza from ₹2.45 Cr for a 3 Bed and ₹2.99 Cr for a 3 Bed + study. Those are starting figures, but at least they’re Lodha’s.
Adarsh doesn’t publish a Welkin Park price. The figures you’ll see online range widely and don’t agree with each other, so we haven’t used any of them. Ask Adarsh for a written quote on a named unit, with its carpet area. Our guide on what to do when the price is on request lists what that quote should include.
Here’s the honest downside of Welkin Park: until you have that quote, you can’t tell whether it’s cheaper or dearer per usable sq ft than Elanza. A smaller home doesn’t always mean a lower rate.
Clubhouse and Open Space
Adarsh’s brochure gives specific numbers: a 73,000 sq ft clubhouse, 72% open space and 75+ amenities. The clubhouse list includes 8 badminton courts, 2 squash courts, an indoor and an outdoor pool, a supermarket, a restaurant and a crèche. Outside, there’s a football field, a tennis court and a Miyawaki forest. The brochure’s master plan also shows the Welkin Park villas inside the same layout, so the amenities are shared across apartments and villas.
For Elanza, Lodha’s figures we have are 19 acres and 698 homes, about 37 homes an acre by our arithmetic. Lodha hasn’t published a clubhouse size we could check. Ask for it, and for the open-space figure on the sanctioned plan.
The Tax Bill Is the Same
Both projects are in Anekal taluk, outside BBMP, and both are under construction. The charges work the same way in both: 5% GST, 5% stamp duty, 10% cess on the duty, a 3% surcharge on the duty and 2% registration. That’s 12.65% on top of the agreement value, or ₹12.65 lakh on every ₹1 Cr.
On Elanza’s ₹2.45 Cr starting price, that adds about ₹31 lakh. Our page on buying outside BBMP limits covers the civic side too: water, roads and who maintains them.

What to Ask Both Builders
- Adarsh: a written price for a named Phase 2 unit, with carpet area and every extra charge
- Adarsh: the land area and home count for each phase
- Adarsh: whether Phase 1 is on track for its December 2027 RERA date
- Lodha: the RERA carpet area of the exact home you’re quoted
- Lodha: tower heights and the clubhouse size
- Lodha: which date goes into the agreement, given the September 2031 indicative date
- Both: lifts per core and the number of basements
- Both: car parking and clubhouse charges outside the agreement value
Look up both registrations on the Karnataka RERA portal before you pay any advance.
