Here’s what each page actually says, which dates look out of date, and how to check them before you visit.

Victoria Park has two Sobha pages, one for the flats and one for the row houses. Both show the same two RERA numbers.
Sobha Devanahalli Projects Near the Airport
Three of the nine Sobha projects in North Bangalore sit around Devanahalli, the town beside Kempegowda International Airport. Two of them share one road.
SOBHA Oakshire
Eighty 4 BHK row houses on 8 acres 35 guntas, built in a “Modern Tudor” style with steep sloped roofs and red brick. Each home is G + 1 with a terrace and two covered car parks. Super built-up area runs 3,421 to 3,467 sq ft, and the carpet area is 2,630 or 2,667 sq ft depending on whether the home faces east or west.
It’s registered with Karnataka RERA in three phases, all approved on 27 March 2023. Phase 1 is due by 31 December 2026, phase 2 by 30 June 2027 and phase 3 by 31 December 2027. Sobha quotes ₹5.3 Cr as the starting price. Our Sobha Oakshire price guide adds the government charges.
One honest catch: the homes come with a lift provision, not a lift. Ask whether a lift is included or extra.
SOBHA Lifestyle Legacy
Villas of 6,100 to 7,900 sq ft, also on IVC Road off Bellary Road. Sobha’s page says construction is finished and it’s ready to move in, with prices from ₹6.5 Cr. No RERA number appears on the page. Ask Sobha for the occupancy certificate and whether any villas are still unsold.

Chartered Woodpecker
Residential plots of 1,200 to 2,000 sq ft at Bidalur village, Kasaba hobli, Devanahalli, from ₹40.50 lakh. It’s a Chartered Housing layout that Sobha also lists. The page still says it “will be completed by May 2021”. That’s more than five years ago, so ask what’s left to sell and at what price.
The Chartered Plotted Layouts
The only plotted Sobha projects in North Bangalore are both Chartered Housing projects: Woodpecker above, and Birdsong.
Chartered Birdsong has 265 plots off Doddaballapur Road at Sadenahalli, near Rajanukunte, from ₹1.2 Cr. Its RERA certificate gives 31 December 2028 as the completion date. The RERA promoter is an individual at Chartered Housing’s office, not SOBHA Limited, so ask whose name goes on your sale deed. Our Sobha Chartered Birdsong page has the plot mix.

Apartments Closer to the City
The other five Sobha projects in North Bangalore are apartments, with Victoria Park also selling row houses. They’re much closer to Hebbal and the Outer Ring Road than the IVC Road projects.
Thanisandra. SOBHA Athena has 3 BHK flats from ₹1.59 Cr. SOBHA Dream Gardens, on Kannuru Main Road off Thanisandra Main Road, has 2 BHK flats from ₹95 lakh and the lowest entry price of the apartment group.
Hennur. SOBHA Victoria Park is a Victorian-themed project with 2 and 3 BHK flats from ₹1.60 Cr, plus row houses of 2,646 to 2,664 sq ft from ₹3.85 Cr. Both are due by December 2027. Our Hennur Road area guide covers the traffic and water questions.

Sobha Projects in North Bangalore With Stale Dates
Four of the nine pages show completion dates that are already behind us:
- Chartered Woodpecker: Sobha’s page still shows May 2021
- SOBHA Palm Court: Sobha’s page still shows November 2021
- SOBHA HRC Pristine: Sobha’s page still shows March 2023
- SOBHA Athena: Sobha’s page still shows July 2026
That doesn’t mean these projects are late. Pages often go un-updated after a project is handed over. But it does mean the page isn’t evidence of anything. Ask for the current status, whether the occupancy certificate has been issued, and whether you’d be buying new stock or a resale.
The same goes for prices. A starting figure on a page that hasn’t changed since 2021 may not be a price anyone will sell at today.

- Copy the RERA number from Sobha’s page and look it up on the Karnataka RERA portal. Check the promoter name and the completion date.
- Read the latest quarterly progress update on the same portal.
- Ask for a written price list for the unit you want, with every extra charge and its GST.
