The Sobha Oakshire price starts at ₹5.3 Cr, according to Sobha’s own project page. That’s the only official number. Sobha doesn’t say which of the 80 row houses it buys, or what the rate per sq ft is. This guide works out what the Sobha Oakshire price means once GST, stamp duty and registration are added, and what you still need to ask.
Key takeaways

What Sobha Has Published
One line. Sobha’s Oakshire project page says “Starting from INR 5.3 Cr*”. The asterisk isn’t explained anywhere on the page.
That’s the whole official Sobha Oakshire price. There’s no price list, no rate per sq ft, no payment plan and no word on which unit the starting figure applies to.
Here’s what the price buys in general terms. Oakshire is 80 Modern Tudor-style row houses on 8 acres 35 guntas, on IVC Road off Bellary Road in Devanahalli. Every home is a 4 BHK on ground, first floor and terrace, with covered parking for two cars.
| Facing | Super built-up | Carpet | Price |
|---|---|---|---|
| East | 3,441 to 3,467 sq ft | 2,630 sq ft | From ₹5.3 Cr |
| West | 3,421 to 3,447 sq ft | 2,667 sq ft |
The spread is small. The biggest home is only 46 sq ft larger than the smallest, so the Sobha Oakshire price shouldn’t vary much on size alone. Position, facing and phase may matter more.
Sobha Oakshire Price per Sq Ft
Sobha doesn’t publish a rate behind the Sobha Oakshire price. Here’s an illustration, assuming ₹5.3 Cr buys the smallest east-facing home. That’s our assumption, not Sobha’s.
| Measure | Area | ₹5.3 Cr works out to |
|---|---|---|
| Super built-up | 3,441 sq ft | ₹15,402 per sq ft |
| Carpet | 2,630 sq ft | ₹20,152 per sq ft |
The carpet share is about 76% to 78% of super built-up, depending on the type. In plain terms, roughly a quarter of what you pay for sits outside your walls.
Compare quotes on carpet, not on super built-up. Our guide to carpet area vs built-up area explains why the two numbers differ.
The All-In Cost
Oakshire is under construction, so 5% GST applies. Devanahalli is in Bengaluru Rural, outside the old BBMP limits, so the stamp duty surcharge is 3% of the duty.
| Charge | On ₹5.3 Cr |
|---|---|
| Agreement value | ₹5,30,00,000 |
| GST at 5% (under construction) | ₹26,50,000 |
| Stamp duty at 5% | ₹26,50,000 |
| Cess at 10% of duty | ₹2,65,000 |
| Surcharge at 3% of duty | ₹79,500 |
| Registration at 2% | ₹10,60,000 |
| Total charges | ₹67,04,500 |
| All-in | ₹5,97,04,500 |
That’s 12.65% on top of the Sobha Oakshire price, or about ₹67 lakh. And it’s before any extra charges Sobha bills separately.
Why 3% and not 2%? See our guide to buying property outside BBMP limits.

How Much Cash You Need
Banks won’t lend the full Sobha Oakshire price. Above ₹75 lakh, RBI caps the loan at 75% of the property value. Stamp duty and registration come from your own pocket too.
| Item | At ₹5.3 Cr |
|---|---|
| Most a bank can lend (75%) | ₹3,97,50,000 |
| Your 25% share | ₹1,32,50,000 |
| Duty, cess, surcharge, registration (7.65%) | ₹40,54,500 |
| Own cash, before GST | ₹1,73,04,500 |
Add ₹26.5 lakh if your bank won’t fund the GST.
Sobha hasn’t published a payment plan. If it’s linked to construction stages, our guide to a construction linked payment plan shows how the money moves.
Three Sobha Reference Points
Sobha sells two other row house projects in Bengaluru, and a ready villa project on the same road. Their starting prices, as printed on Sobha’s pages on 28 October 2026, give the Sobha Oakshire price some context. The per sq ft figures are our arithmetic, on each project’s smallest size.
| Project | Type | Size | From | Per sq ft |
|---|---|---|---|---|
| SOBHA Oakshire, Devanahalli | Row houses | 3,421 to 3,467 sq ft | ₹5.3 Cr | ₹15,402 |
| SOBHA Galera, near Kannamangala | Row houses | 3,009 to 4,340 sq ft | ₹5.25 Cr | ₹17,447 |
| SOBHA Victoria Park, off Hennur Road | Row houses | 2,646 to 2,664 sq ft | ₹3.85 Cr | ₹14,550 |
| SOBHA Lifestyle Legacy, IVC Road | Villas, ready | 6,100 to 7,900 sq ft | ₹6.5 Cr | ₹10,656 |
The interesting one is Lifestyle Legacy. It’s on the same IVC Road, and Sobha says it’s ready to move in. That means no GST on a ready home, and nearly twice the floor area for ₹1.2 Cr more at the starting price.
The catch: a ready villa isn’t a row house, and we don’t know which Lifestyle Legacy home the ₹6.5 Cr buys. Still, visit both before you decide. Our guide to ready to move villas covers the checks.
Costs to Ask About
The starting Sobha Oakshire price almost never covers everything. These are the items to get priced in writing.
- The lift. The floor plan shows a lift provision, which is space for a lift, not a lift. Ask whether one is included or extra
- The jacuzzi. The terrace has a provision for one. Same question
- Clubhouse and amenity charges. The master plan marks space for a clubhouse but doesn’t describe one
- Maintenance deposit and the monthly rate after handover
- Legal, khata and documentation fees
- GST on every line billed outside the agreement value
On running costs, our guide to villa maintenance charges shows what to expect.
If a home lift is part of your plan, read our guide to a home lift for a villa for types and costs.
