Zen & Sato vs Sora & Saki is the choice Assetz puts in front of anyone looking at the Bagalur side of North Bengaluru. Both are 3 and 4 BHK projects, both carry Japanese names, and they’re only a few kilometres apart. But one is a 7-acre, 412-home project on Bagalur Main Road, and the other is an 11.28-acre, 7-tower project inside the KIADB park. We put the official numbers side by side.
Key takeaways
- Zen & Sato: about 7 acres, 412 homes, 4 towers, on Sathanur–Bagalur Main Road
- Sora & Saki: 11.28 acres, 7 towers and its own retail, inside the KIADB Hardware & IT Park
- Sora & Saki homes are smaller: 1,670 to 2,168 sq ft against 2,159 to 2,955 sq ft

Zen & Sato works out at about 59 homes an acre, our arithmetic. We can’t do the same sum for Sora & Saki, because Assetz doesn’t give its home count.
Where Each One Is
Zen & Sato is on survey numbers 119/1 and 119/2 of Sathanur village, Jala hobli, on Sathanur–Bagalur Main Road. Assetz’s map puts it just past Reva University, between Yelahanka and Bagalur.
Sora & Saki is inside the Hitech, Defence & Aerospace Park, on plots in the hardware sector. The certificates also list survey numbers in Bagalur and Hoovinayakanahalli villages. Assetz calls the area the KIADB Hardware & IT Park and says about 400 companies are invested there.
On location, Zen & Sato vs Sora & Saki comes down to this. Sora & Saki sits closer to the industrial park and the airport side. Zen & Sato sits closer to Yelahanka town, the universities and the road south to Hebbal. Our guide to Bagalur and the KIADB Aerospace Park covers both stretches.
The honest part: neither has shops, offices and schools within walking distance today. Both are bets on an area that’s still filling in.
The Homes: Sizes and Efficiency
This is the clearest difference in Zen & Sato vs Sora & Saki. A Zen & Sato 3 BHK is bigger than a Sora & Saki 4 BHK.
| Home | Super built-up | Carpet + balcony | Efficiency |
|---|---|---|---|
| Sora & Saki 3 BHK Type 1 | 1,670 sq ft | 1,280 sq ft | 77% |
| Sora & Saki 3 BHK Type 2 | 1,785 sq ft | 1,362 sq ft | 76% |
| Sora & Saki 4 BHK | 2,168 sq ft | 1,638 sq ft | 76% |
| Zen & Sato 3 BHK Type 1 | 2,159 sq ft | 1,649 sq ft | 76% |
| Zen & Sato 3 BHK Type 2 | 2,203 sq ft | 1,673 sq ft | 76% |
| Zen & Sato 4 BHK | 2,955 sq ft | 2,267 sq ft | 77% |
Efficiency is our arithmetic: carpet plus balcony divided by super built-up. Both projects land at 76 to 77%, so neither is loading more common area than the other.
The gap is in the homes themselves. The smallest Zen & Sato 3 BHK has about 370 sq ft more carpet than the smallest Sora & Saki 3 BHK. Our guide to carpet area vs built-up area explains the terms.
Amenities and Specifications
Zen & Sato’s master plan names a temperature-controlled pool, padel, pickleball, tennis, a dribble court, an outdoor gym, a jogging track, a kids’ play area, an amphitheatre, a pets’ park, a tree court, senior citizens’ seating and a flea-market space. There’s a clubhouse and a clubhouse pavilion. Assetz doesn’t give the clubhouse size.
Sora & Saki’s master plan names box cricket, futsal, basketball, tennis, a kids’ play area, a party lawn, an amphitheatre and a pool. It also has retail with its own entry and exit, which Zen & Sato doesn’t mention.
On specifications, Zen & Sato vs Sora & Saki is lopsided: Sora & Saki publishes more. Its page lists three lifts per core, a 5 kW power load for a 3 BHK and 6 kW for a 4 BHK, 50% DG backup inside the home, UPVC windows, engineered wood doors, laminated wood flooring in the bedrooms and Jaquar or equivalent fittings.
Zen & Sato’s page has a specifications tab, but the detail isn’t published as text we could read. What Assetz does say is cladded exteriors, marble flooring and double-height lobbies. Ask for the specification sheet in writing before you compare finishes.
Ask the ratio. 412 homes share one Zen & Sato clubhouse. Ask Assetz for its size in sq ft, then divide. Do the same at Sora & Saki once you have its home count. Our guide to open space in Bangalore apartments explains how open-space figures are counted.
RERA: One Number or Three
On RERA, Zen & Sato vs Sora & Saki is one number against three. Zen & Sato has one registration. Sora & Saki has three, one for each phase.
| Registration | Promoter on certificate | Approved | Completion |
|---|---|---|---|
| Zen & Sato …/1251/472/PR/080525/007728 |
APG Townships Pvt Ltd | 8 May 2025 | 31 May 2030 |
| Sora & Saki Phase 1 …/1251/309/PR/060324/006692 |
Netra Software Technologies | 6 Mar 2024 | 30 Sep 2028 |
| Sora & Saki Phase 3 …/1251/309/PR/280324/006745 |
Vedant Homes | 28 Mar 2024 | 30 Apr 2029 |
| Sora & Saki Phase 2 …/1251/309/PR/210524/006929 |
Netra Software Technologies | 21 May 2024 | 31 Jul 2029 |
Notice the promoters. Zen & Sato is filed by an Assetz company, APG Townships. The Sora & Saki phases are filed by two other names, Netra Software Technologies and Vedant Homes. That’s common when a developer builds on land held by another company under an agreement. The certificate doesn’t say what the arrangement is.
Ask Assetz who your agreement will be signed with, and how the Sora & Saki phases split the towers. Our guide to reading a RERA filing shows where that detail sits.
Check your phase. At Sora & Saki, the completion date depends on which phase your tower is in. Phase 1 is due 10 months before Phase 2. Get the phase and its RERA number on your booking form.
Price per sq ft, Like for Like
Assetz doesn’t publish a price for either project. These are portal quotes, labelled “all-in” by the same source. They include GST but not stamp duty or registration.
| Reported all-in quote | Total | Per sq ft (super built-up) | Per sq ft (carpet + balcony) |
|---|---|---|---|
| Sora & Saki 3 BHK, 1,670 sq ft | ₹2.08 Cr | ₹12,455 | ₹16,250 |
| Zen & Sato 3 BHK, 2,159 sq ft | ₹2.99 Cr | ₹13,849 | ₹18,132 |
Per sq ft is our arithmetic. On those quotes, Zen & Sato vs Sora & Saki has a clear answer on rate. Zen & Sato costs about 11% more per sq ft. The bigger gap is the ticket: about ₹91 lakh more for the entry 3 BHK, before stamp duty and registration.
For the full cost sheet on Zen & Sato, see our post on the Assetz Zen & Sato price.
Treat these as a starting point. Older Sora & Saki quotes from 2024 were around ₹1.58 to 1.65 Cr. Prices move, and portals mix base and all-in figures. Get a written price sheet from Assetz for a named unit in each project.
