The Assetz Zen & Sato price isn’t on Assetz’s website. What you’ll find are portal quotes of about ₹2.92 to 3.05 Cr for the 3 BHKs and ₹3.80 Cr or more for the 4 BHK. We checked those quotes against Assetz’s own areas, added every government charge for a home outside BBMP, and worked out what you’d actually pay and how much cash you’d need.
Key takeaways
- Assetz hasn’t published an Assetz Zen & Sato price. Portals quote about ₹2.92 Cr for the 2,159 sq ft 3 BHK, and one price sheet says ₹2.99 Cr “all inclusive”
- Those two figures aren’t the same kind of price. Take GST out of ₹2.99 Cr and you get about ₹2.85 Cr
- At ₹2.92 Cr, that’s about ₹13,525 per sq ft of super built-up, or ₹17,708 per sq ft of carpet plus balcony
- Government charges add 12.65%, so a ₹2.92 Cr home costs about ₹3.29 Cr all-in
- Expect to put in at least ₹95 lakh of your own money, before parking, club and deposits

What the Price Quotes Say
Assetz’s project page lists the Zen & Sato homes, sizes and floor plans. It doesn’t give the Assetz Zen & Sato price. So every figure online comes from portals and brokers.
On 24 October 2026, these were the Assetz Zen & Sato price quotes we found. The super built-up areas for the first two and the 4 BHK are Assetz’s. The two in-between sizes appear only on one portal’s price sheet.
| Home (reported) | Super built-up | Carpet + balcony | Quoted price |
|---|---|---|---|
| 3 BHK Type 1 | 2,159 sq ft | 1,649 sq ft | ₹2.92 Cr (agreement) / ₹2.99 Cr (all inclusive) |
| 3 BHK | 2,184 sq ft | 1,659 sq ft | ₹3.02 Cr (all inclusive) |
| 3 BHK | 2,193 sq ft | 1,666 sq ft | ₹3.03 Cr (all inclusive) |
| 3 BHK Type 2 | 2,203 sq ft | 1,673 sq ft | ₹3.05 Cr (all inclusive) |
| 4 BHK | 2,955 sq ft | 2,267 sq ft | from ₹3.80 Cr / ₹4.11 Cr (all inclusive) |
One page gives an Assetz Zen & Sato price of ₹2.05 Cr as its “starting base price”. Nothing else comes close, so treat it as an error or a very old figure. Our guide to “price on request” covers how to get a real number in writing.
Base Price or All-In?
This is the trap in every Assetz Zen & Sato price you’ll see. Two portals call ₹2.92 Cr the agreement price, without stamp duty and registration. The price sheet that says ₹2.99 Cr calls it all inclusive: base price, GST and possession charges, but still no stamp duty or registration.
Take the 5% GST out of ₹2.99 Cr and you get about ₹2.85 Cr. So the two Assetz Zen & Sato price quotes may describe homes about ₹7 lakh apart before tax, or the same home with different charges folded in. We can’t tell which.
What to do: ask Assetz for a cost sheet that lists the base price, GST, each extra and the total on separate lines. Then the Assetz Zen & Sato price can be compared with anything.
Price per Sq Ft, Done Properly
The Assetz Zen & Sato price per sq ft depends on the area you divide by. Assetz gives two: super built-up area (SBUA) and what it calls TCA, the RERA carpet area plus the balcony.
| Quote | Per sq ft SBUA | Per sq ft carpet + balcony |
|---|---|---|
| ₹2.92 Cr, 3 BHK 2,159 sq ft | ₹13,525 | ₹17,708 |
| ₹2.99 Cr all inclusive, same home | ₹13,849 | ₹18,132 |
| ₹3.80 Cr, 4 BHK 2,955 sq ft | ₹12,860 | ₹16,762 |
Efficiency here is about 76%, which helps the Assetz Zen & Sato price on carpet. That’s good for an apartment project, so the gap between the two versions of the Assetz Zen & Sato price per sq ft is smaller than at most high-rises.
Compare the Assetz Zen & Sato price with other projects on carpet area only. A rival quoting less per sq ft of super built-up can still cost more per usable foot. Our guide to carpet area vs built-up area explains why.
And the honest view: at close to ₹18,000 per sq ft of carpet, the Assetz Zen & Sato price is high for Bagalur Main Road. You’re paying for low density and big homes, not for the address.
The All-In Cost
Sathanur is outside the old BBMP limits, so the stamp duty surcharge is 3% of the duty. For an under-construction home, here’s what the Assetz Zen & Sato price becomes once the government takes its share.
| Charge | ₹2.92 Cr 3 BHK | ₹3.80 Cr 4 BHK |
|---|---|---|
| GST at 5% | ₹14,60,000 | ₹19,00,000 |
| Stamp duty at 5% | ₹14,60,000 | ₹19,00,000 |
| Cess at 10% of duty | ₹1,46,000 | ₹1,90,000 |
| Surcharge at 3% of duty | ₹43,800 | ₹57,000 |
| Registration at 2% | ₹5,84,000 | ₹7,60,000 |
| Total charges | ₹36,93,800 | ₹48,07,000 |
| All-in | ₹3,28,93,800 | ₹4,28,07,000 |
That’s 12.65% on top of the Assetz Zen & Sato price in both cases. Registration doubled to 2% on 31 August 2025, so older calculators will show less.
If your Assetz Zen & Sato price quote is the “all inclusive” kind, GST is already in it. Don’t add it twice. Our guide to stamp duty and registration in Bangalore shows the working.
Why 3% and not 2%? See our guide to property outside BBMP limits.
The Cash You Need
The Assetz Zen & Sato price is only half the cash question. RBI rules cap a home loan above ₹75 lakh at 75% of the property’s value. Stamp duty and registration come from your own pocket. For the ₹2.92 Cr 3 BHK:
- Down payment at 25%: ₹73 lakh
- Stamp duty, cess, surcharge and registration: ₹22.34 lakh
- Total cash: about ₹95 lakh, before parking, club or deposits
GST is another ₹14.6 lakh, paid with the instalments. Ask your bank whether it will fund that part. If it won’t, your cash need rises to about ₹1.10 Cr.
On that Assetz Zen & Sato price, the loan would be about ₹2.19 Cr. At an assumed 8.5% over 20 years, that’s an EMI of about ₹1.9 lakh a month once it’s fully drawn. Your bank’s rate will differ, so treat this as a rough guide.
One portal pairs its Assetz Zen & Sato price with a minimum down payment of ₹30 lakh. That’s the booking stage, not the total. The rest falls due as construction moves.
The wait adds cost. The RERA completion date is 31 May 2030, about three years and seven months away. If you’re renting until then, add that rent to pre-EMI interest. Our guide to the cost of carry on a long possession date does those sums.
Maintenance and Rent
One portal quotes maintenance of about ₹10,795 a month for the 2,159 sq ft 3 BHK and ₹14,775 for the 4 BHK. Both work out at about ₹5 per sq ft of super built-up. That’s about ₹1.3 lakh a year for the 3 BHK, on top of the EMI.
Now the investor’s question about the Assetz Zen & Sato price. A 3% gross yield on the ₹3.29 Cr all-in cost needs about ₹82,200 a month in rent. At 4%, it’s ₹1,09,600. Ask a local agent what finished 3 BHKs around Yelahanka actually let for before you buy on rent.
For what the monthly bill covers, see our guide to maintenance charges, corpus and sinking fund.
Extras to Ask About
The quoted Assetz Zen & Sato price is rarely the whole bill. Ask for each of these in writing before you pay a booking amount.
- Car parking: one portal lists one bay. Ask whether a second is possible, and the price
- Floor rise: the rate per floor, since portals report 14 floors above ground
- Club membership: Assetz hasn’t given the clubhouse size
- Maintenance deposit and advance maintenance: how many months, at what rate
- Power and water connection charges, often billed at handover
- Legal and documentation fees
Add them to the Assetz Zen & Sato price before you compare it with any other project.
