Ready to move villas in Bangalore cost more on the sticker and less on the cost sheet. The villa is finished, so you can walk the terrace in the rain, open the taps and check the backyard drain before you pay. If the developer has its occupancy certificate and you pay after it, there’s no GST either. What you give up is choice. This guide covers the tax, the documents, a snag list and how to price a finished villa.
Key takeaways
- GST doesn’t apply when the entire price is paid after the completion certificate or first occupation, whichever is earlier. That’s 5% of the price on a new villa
- Stamp duty, cess, surcharge and registration still come to about ₹7.65 lakh per crore outside the old BBMP limits
- For ready to move villas in Bangalore, ask for the occupancy certificate, the khata in your name or the developer’s, and the project’s completion filings on Karnataka RERA
- Inspect the villa yourself: terrace waterproofing, backyard drainage, water pressure on the top floor and the power load
- Most ready to move villas in Bangalore left unsold late in a project are the less popular plots. Ask why yours is still available
Looking at a finished project? Our page on NVT Symphony of Orchards, 161 villas on 18 acres off Sarjapur Road, has the RERA number, all five villa types and a cost sheet.

What Counts as Ready to Move
Developers use “ready to move” loosely. For this guide, ready to move villas in Bangalore are ones where three things are true.
The building is complete. Floors, fittings, plumbing and power are in, and you could live there next week.
The developer holds an occupancy certificate. This is the planning authority’s sign-off that the building can be lived in. Our explainer on occupancy certificate vs completion certificate covers what each document proves and who issues it.
The project’s RERA record shows it complete. A developer’s brochure can say anything. The record on Karnataka RERA is the one with legal weight.
If any of the three is missing, it isn’t one of the ready to move villas in Bangalore, whatever the hoarding says. Price it and pay tax on it as an under-construction villa.
A worked example: NVT Symphony of Orchards
NVT Symphony of Orchards is a gated community of 161 villas on 18 acres at Chembenahalli, off Sarjapur Road, by NVT’s website. Its RERA number is PRM/KA/RERA/1251/308/PR/210907/004297.
RERA data for the project, as reported by a data aggregator, shows the status as completed and an occupancy certificate dated 2 April 2024. The same reported data shows 129 of 161 villas sold at the last filing. We haven’t seen the certificate itself, so treat both as reported until the developer shows you the original.
It’s one of the few ready to move villas in Bangalore where the plans, specification and RERA filing are all public. NVT’s project page still shows a site-visit form but no price or availability.
The GST Rule for Ready to Move Villas in Bangalore
Under the CGST Act, building a home for sale to a buyer counts as a supply of services, and GST applies. The Act makes one exception: where “the entire consideration has been received after issuance of completion certificate, where required, by the competent authority or after its first occupation, whichever is earlier.” That’s Schedule II, paragraph 5(b) of the CGST Act, as published by CBIC.
In plain terms, for ready to move villas in Bangalore:
- No GST if you pay every rupee, including the booking amount, after the certificate is issued.
- GST applies if any part was paid before it. Then the whole sale is treated as an under-construction sale.
- A resale villa bought from an owner, not the developer, is a sale of a building, not a supply of construction. No GST.
The trap is the booking amount. If a sales team takes a token from you a week before the certificate is issued, you may have walked into 5% GST on the full price. Pay nothing until you’ve seen the certificate’s date.
What Ready to Move Villas in Bangalore Actually Cost
Take away GST and the government charges on ready to move villas in Bangalore are stamp duty, cess, surcharge and registration. Most villa projects sit outside the old BBMP limits, so the higher 3% surcharge applies. Our guide to property outside BBMP limits explains why, and what else changes there.
Here’s the cost per ₹1 crore of agreement value, using rates we checked on 22 October 2026:
| Charge | Rate | Ready to move (after OC) | Under construction |
|---|---|---|---|
| GST | 5%, no input credit | Nil | ₹5,00,000 |
| Stamp duty | 5% | ₹5,00,000 | ₹5,00,000 |
| Cess | 10% of stamp duty | ₹50,000 | ₹50,000 |
| Surcharge (outside BBMP) | 3% of stamp duty | ₹15,000 | ₹15,000 |
| Registration | 2% | ₹2,00,000 | ₹2,00,000 |
| Total on top | ₹7,65,000 | ₹12,65,000 |
On a ₹5 crore villa, that’s ₹38.25 lakh on top if it’s ready, against ₹63.25 lakh under construction. The gap is ₹25 lakh, and it’s the main reason ready to move villas in Bangalore can carry a higher sticker price and still come out level.
Karnataka raised registration from 1% to 2% on 31 August 2025, so any quote older than that understates it. Our guide to registration charges in Karnataka shows how the duty and fee are worked out.
Cost sheets for ready to move villas in Bangalore also carry a maintenance advance and a corpus fund. Neither attracts stamp duty, but both are cash on the day.
Documents for Ready to Move Villas in Bangalore
With ready to move villas in Bangalore, the paperwork exists already, so there’s no excuse for not seeing it. Ask for copies of these before you pay anything.
| Document | What it tells you | What to check |
|---|---|---|
| Occupancy certificate | The building may lawfully be lived in | The date, and that your villa number is covered |
| Completion certificate or architect’s certificate | Construction finished as approved | Which one the developer relies on for the GST exception |
| Approved layout and building plan | Your plot and villa as sanctioned | Plot dimensions match the sale deed |
| Khata and tax receipts | Who the property is recorded under | Panchayat or e-khata, and that tax is paid to date |
| RERA completion filings | The project’s own declared status | Status, completion date, sold and unsold counts |
| Encumbrance certificate | Loans or charges on the land | Any project loan is released for your villa |
The khata is where villa buyers outside the city most often get caught. A villa under a gram panchayat has a different property record from one inside the corporation. Our e-khata sample shows what a proper record looks like.
Most developers borrow against the project, and the reported RERA data for Symphony of Orchards lists a loan. With ready to move villas in Bangalore, get the lender’s release for your villa in writing at registration.
Snag List for Ready to Move Villas in Bangalore
The point of ready to move villas in Bangalore is that you can inspect the real thing. Take a torch and, ideally, an engineer. Work from the top down.
Terrace and roof
Leaks start at the top. Look for damp patches on the ceiling of every top-floor room, and stains where the terrace meets the parapet wall. Check that the rainwater outlets aren’t blocked.
At Symphony of Orchards, NVT’s specification lists six stages of waterproofing and pressed clay tiles on the terraces, and each villa has a covered lounge on the terrace floor. Ask for the waterproofing warranty in writing, and who honours it.
Backyard and drainage
A backyard is half the reason to buy a villa. Check which way it slopes. Water should run away from the house, into a drain, not towards the kitchen door. If you can visit after rain, do.
Water and plumbing
Open the tap on the top floor and the shower in the furthest bathroom at the same time. Low pressure upstairs means a pump problem. Ask where the water comes from: municipal supply, borewell or tanker, and what the association pays for it each month.
NVT’s sheet lists provision for a solar water heater. That means the pipes, not necessarily the panel.
Power
Ask for the sanctioned load on your villa’s meter. NVT’s brochure says up to 10 kW per villa, with backup of up to 5 kW. Run the air conditioners you’d actually own and see what the backup carries.
Write every defect down, photograph it, and get the developer to sign the list before registration. Under Section 14(3) of the RERA Act, a developer must fix structural and workmanship defects reported within five years of handing over possession. A signed list on day one makes that easy to enforce.
Maintenance in Ready to Move Villas in Bangalore
Find out who runs the community: the developer, a facility-management firm or a residents’ association. That decides who answers when the pool pump fails.
Before you buy any of the ready to move villas in Bangalore, ask three questions. What’s the monthly charge per sq ft, and is it on land area or built-up area? How much is in the corpus fund? Has the developer handed over to the association yet? Our guide to villa maintenance charges explains how the bill is built.
Talk to two or three residents. In ready to move villas in Bangalore, the neighbours have lived through a monsoon already.
Ready to Move Villas in Bangalore vs Under Construction
A finished villa should cost more per sq ft than the same villa was at launch. The question is how much more is fair. Four things justify a premium on ready to move villas in Bangalore.
No GST. On ready to move villas in Bangalore, that’s worth 5% of the price.
No rent while you wait. If you’d otherwise rent for two or three years, add up that rent.
Against that, an under-construction villa lets you pay in stages and pick from the full range of plots. Our guide to a construction linked payment plan explains how staged payments work.
Whichever you buy, compare like with like. Ready to move villas in Bangalore are often quoted on built-up area, but many developers, NVT included, say their prices are based on carpet area. Our explainer on carpet area vs built-up area shows how far the per-sq-ft rate moves.
The Downsides of Ready to Move Villas in Bangalore
Ready to move villas in Bangalore aren’t a free lunch. Here’s what goes against them.
You get what’s left. When a project is largely sold, the villas still available are usually the ones other buyers passed on: a busy corner, a west-facing plot, a smaller backyard. At Symphony of Orchards, the reported RERA data shows 32 villas unsold at the last filing, and one channel partner says the developer has nothing left. Both can’t be current. Ask NVT directly.
You can’t change the layout. No moving walls, no upgraded flooring, no extra bathroom. What’s built is built.
The house has aged without you. A villa that stood empty for a year or two can have dried-out seals, a tired garden and a pump that hasn’t run in months. Inspect it as you would a resale.
Who Ready to Move Villas in Bangalore Suit
Families paying rent now. Every month of waiting costs money. A ready villa stops that.
Not ideal for buyers who want a pick of plots. If the east-facing park-side villa is the only one you’d take, an earlier-stage project gives you more choice. Our guide to east-facing vs west-facing villas helps you decide how much facing matters.
Whichever way you go, our checklist for gated community villas in Bangalore works for both.
