Villas on Sarjapur Road get shortlisted by families who want a garden, good schools nearby and a drive to the Outer Ring Road tech parks. The catch is that “Sarjapur Road” covers a long stretch, from Dommasandra out to the villages past Sarjapura town, and prices and commutes change a lot along it. There’s no metro yet, the main road is slow at peak, and most villa sites sit outside the old BBMP limits. This guide covers where the villas are, what one builder’s projects show about sizes and prices, what you’ll really pay, and the checks that matter.
Key takeaways
- “Sarjapur Road” in a brochure can mean Dommasandra, Sarjapura town or a village 10 km beyond it. Ask for the survey number and village
- NVT Symphony of Orchards near Dommasandra is complete: 161 villas on 18 acres, with an occupancy certificate reported in the RERA record
- Plot sizes in one project run from 1,764 to 2,880 sq ft. Judge a villa on its land, not only its built-up area
- On a ready villa bought after the occupancy certificate there’s no GST. Stamp duty, cess, a 3% surcharge outside BBMP and 2% registration add about 7.65%
- The Sarjapur Road metro is planned, not built. Price a villa on today’s roads

Short on time? The price and checks sections are the two that decide what villas on Sarjapur Road really cost you.
Where “Sarjapur Road” Actually Is
Sarjapur Road is a road, not a neighbourhood. It runs south-east through Agara, Bellandur and Carmelaram to Dommasandra, then on to Sarjapura town in Anekal taluk.
Most villas on Sarjapur Road sit on the outer half, around Dommasandra and Sarjapura, where there’s still land for a gated community of 7 to 18 acres. The inner stretch is mostly apartments.
Our Sarjapura area guide explains why the town and the road get priced so differently.
So ask which village. NVT’s brochure for Symphony of Orchards gives Survey No. 41/1, Chembenahalli village, Sarjapura Hobli, Anekal Taluk, 562125: the Dommasandra side, near ISME and Oakridge on NVT’s map.
For what daily life near that junction is like, read our Dommasandra area guide. It doesn’t skip the traffic.
Why Villa Buyers Look at Sarjapur Road
Three reasons come up again and again.
Schools. The corridor’s real strength. NVT’s brochure lists Greenwood High, Inventure Academy, Oakridge International, TISB, Indus International and Delhi Public School nearby, which is why parents shortlist villas on Sarjapur Road first.
Land. A villa needs a plot. Inside the city, land for a gated community is rare; for villas on Sarjapur Road, developers can still assemble 10 to 18 acres.
Offices. Wipro’s Sarjapur Road campus and the Outer Ring Road tech parks are the jobs most buyers here commute to. NVT’s brochure puts Wipro SEZ 12 minutes from Symphony of Orchards. Test that yourself at 9am.
A fourth reason we’d weight most: some villas on Sarjapur Road are already built and lived in. Walk a finished community and talk to owners before you trust a render.
Villas on Sarjapur Road: What’s There in 2026
We only name villas on Sarjapur Road whose details we’ve read on the developer’s own website. One builder, NVT Quality Lifestyle, shows the spread well, with projects at three points along the corridor.
| Project | Where | Size | Villas | Built-up area |
|---|---|---|---|---|
| NVT Symphony of Orchards | Chembenahalli, near Dommasandra | 18 acres | 161 | 2,931–4,096 sq ft, 4 BHK (five types) |
| NVT Mystic Garden | Sarjapura | 7 acres | 82 | 1,939–2,876 sq ft, 3 and 4 BHK |
| NVT A Wonderful World (Phase 1) | Jigala, Sarjapur–Attibele Road | 10.52 acres | 123 | 3,283–3,947 sq ft, 4 BHK |
Figures are from NVT’s project pages, read in October 2026. Symphony of Orchards works out to about 9 villas an acre; the other two to about 12. That low density is the point of villas on Sarjapur Road.
Symphony of Orchards is the finished one. The Karnataka RERA record, as reported by a project-data site, lists it as completed with an occupancy certificate dated 2 April 2024. You can read NVT’s own details on its Symphony of Orchards page.
A Wonderful World is at the other end, with a Phase 1 RERA number filed in January 2026. Our page on NVT A Wonderful World explains why Jigala is closer to Attibele than the IT belt.

Reading a Villa Plan on Sarjapur Road
Two villas on Sarjapur Road with the same “4 BHK” label can be very different homes. Symphony of Orchards has five types:
| Type | Plot | Land area | Built-up area |
|---|---|---|---|
| Lemon | 40′ × 72′ | 2,880 sq ft | 4,068–4,096 sq ft |
| Mango | 35′ × 72′ | 2,520 sq ft | 3,686–3,708 sq ft |
| Nectarine | 35′ × 62′ | 2,170 sq ft | 3,481–3,519 sq ft |
| Peach | 42′ × 42′ | 1,764 sq ft | 3,161 sq ft |
| Orange | 30′ × 62′ | 1,860 sq ft | 2,931–3,047 sq ft |
Look at the Peach: the smallest plot, yet more built-up area than the Orange. The house covers more of its square plot, and NVT’s plans show no backyard, only a side garden. If a garden matters, compare built-up to land.
Three more things to read on any plan for villas on Sarjapur Road.
Floors. Every Symphony of Orchards plan is ground and first floor, plus a terrace floor with a covered lounge. None shows a lift. Our piece on triplex vs duplex villas covers how many stairs a family can live with.
Rooms the label promises. NVT lists the configuration as “4 BHK + Home Office + Lounge”. On the plans, the office is a desk area inside the first-floor family room, and the lounge is the covered space on the terrace. Neither is a closed room.
Facing. NVT shows each type east and west facing, with slightly different built-up areas. Our guide to east vs west facing villas covers the light and heat trade-off.
How to Read a Villa Price on Sarjapur Road
Prices for villas on Sarjapur Road get quoted three ways. Convert them before you compare.
Per sq ft of built-up area. Most quotes for villas on Sarjapur Road lead with this. It flatters a big house on a small plot.
Per sq ft of land. The house ages; the land doesn’t. Divide the price by the plot area and compare villas on Sarjapur Road on that.
Carpet area. NVT’s brochure says its prices are based on carpet area, yet its plans print only built-up and land area. Ask for the RERA carpet area in writing. Our explainer on carpet area vs built-up area shows how far apart the two can be.
Example: a reported ₹3.32 Cr for a 3,283 sq ft villa at A Wonderful World is about ₹10,110 per sq ft of built-up area.
For Symphony of Orchards we haven’t quoted a price. Sources online disagree by more than ₹1 Cr, and the project is complete, so you’re buying an unsold unit or a resale. Get a written figure for a named villa.
What You’ll Actually Pay
A ready villa and an under-construction villa carry different taxes. That matters for villas on Sarjapur Road, where finished and new projects sit side by side.
| Charge | Ready villa (after OC) or resale | Under-construction villa |
|---|---|---|
| GST | None | 5%, no input credit |
| Stamp duty (above ₹45 lakh) | 5% | 5% |
| Cess | 10% of stamp duty | 10% of stamp duty |
| Surcharge outside old BBMP limits | 3% of stamp duty | 3% of stamp duty |
| Registration fee | 2% | 2% |
Per ₹1 Cr of agreement value, that’s ₹5 lakh of stamp duty, ₹50,000 of cess, ₹15,000 of surcharge and ₹2 lakh of registration: ₹7.65 lakh, or 7.65%. On a ₹5 Cr ready villa, that’s about ₹38.25 lakh on top. Add 5% GST if the villa is still being built.
Karnataka raised the registration fee from 1% to 2% on 31 August 2025. Older cost sheets still show 1%. Our guide to registration charges in Karnataka walks through how duty and fee are worked out.
Not in the table: club and corpus charges, deposits, utility connections, corner-plot premiums and, on a resale, the association’s transfer fee. Ask for each as a line item.
Checks Before You Pay a Token
Most villas on Sarjapur Road beyond Dommasandra sit in Anekal taluk, outside the old BBMP limits. That changes the paperwork. Our guide to property outside BBMP limits covers khata, tax, water and duty in detail.
- RERA record. On the Karnataka RERA portal, check the completion date and whether an occupancy certificate is uploaded.
- Occupancy certificate. For a ready villa, ask to see it. It’s what makes the no-GST position hold.
- Survey number and village. Match the villa’s survey number to the RERA record and the sale deed.
- Plot boundary. Get your villa number’s plot dimensions from the approved layout, not the brochure.
- Property record. Ask which body issues the khata or property record, and in whose name it sits today.
- Water. Ask where it comes from: borewell, tanker or a piped supply. Get the answer in writing.
- Monthly charges. Ask for the current bill and the association’s accounts.
The difference between an occupancy certificate and a completion certificate trips up a lot of buyers. Our explainer on OC vs CC sets out what each one proves.
Upkeep for villas on Sarjapur Road is a real monthly cost. Our guide to villa maintenance charges explains the bill.
Commute Reality
NVT’s brochure gives drive times from Symphony of Orchards: Oakridge 7 minutes, Greenwood High 10, Wipro SEZ 12, Forum Value Mall in Whitefield 25, Electronic City 34, and Carmelaram railway station 5.
Treat these as off-peak best cases. Carmelaram is on the city side of Dommasandra, and the road between them is slow at rush hour, which is the commute most buyers of villas on Sarjapur Road will make.
The brochure map also shows a “proposed 24 m (80 ft) wide road” to the site. Ask whether it’s built.
And the metro? The planned Red Line from Hebbal to Sarjapura lists stations at Carmelaram and Dommasandra. As of October 2026 it has state approval but no Union Cabinet sanction and no construction. Our Sarjapur Road metro explainer has the station list and a realistic timeline.
The only test that counts for villas on Sarjapur Road: drive to your office at 8.30am on a weekday, and back at 6pm.
The Downsides
Villas on Sarjapur Road have real drawbacks.
Traffic. One main road carries school runs, office traffic and trucks to Attibele. There’s no metro to fall back on.
Civic services. Outside BBMP, water and drainage for villas on Sarjapur Road depend on the developer and the residents’ association.
Resale depth. Few buyers shop above ₹4 Cr, so selling villas on Sarjapur Road can take months, often against identical villas next door.
Yield. At ₹5.38 Cr all-in, a 3% gross yield needs about ₹1.35 lakh a month in rent. Treat villas on Sarjapur Road as homes or long holds.
Who Villas on Sarjapur Road Suit
Families with children in the corridor’s schools. This is the strongest case for villas on Sarjapur Road. A short school run is worth a long office drive for many parents.
People who work on Sarjapur Road or the Outer Ring Road, ideally with some days at home, get the most from villas on Sarjapur Road.
Buyers who want to see a finished product. Completed villas on Sarjapur Road let you judge build quality, water and upkeep before you pay.
They suit less well if you fly weekly from the north, work in Hebbal or Manyata, or need public transport today. Still choosing between a villa and a flat? Our comparison of villas, plots and apartments lays out the trade-offs.
Before you shortlist, run through our gated community villa checklist. It covers the questions to put to any developer.
