NVT Quality Lifestyle builds one kind of home: gated villa communities on the eastern and south-eastern edge of Bengaluru. It doesn’t do apartment towers or plotted layouts. If you’re weighing one of its projects, this guide lists what NVT Quality Lifestyle has built and what it’s building now, with the RERA numbers it publishes. It also covers what we couldn’t confirm and how to check the rest before you sign anything.
Key takeaways
- NVT Quality Lifestyle is part of the NVT Group, which the company says was set up in 1995
- Its website lists 10 projects: 4 sold out, 1 completed and 5 under construction or ongoing, all of them villa communities
- Five of the current projects carry Karnataka RERA numbers on the developer’s own projects page
- The newest, Whispering Hues off Whitefield–Sarjapur Road, was registered on 12 October 2026
- The company doesn’t publish handover dates, delivered area or a count of families. Ask for them
Looking at the newest launch? Our page on NVT Whispering Hues covers the 62 villas, the RERA number, built-up and land areas, and a full cost sheet.

A note on method. Everything below comes from the developer’s own website, qualitylifestyle.in, read on 17 October 2026, plus the Karnataka RERA numbers it prints. Where the company’s pages disagree with each other, we say so. We don’t give a star rating.
Who NVT Quality Lifestyle Is
NVT Quality Lifestyle describes itself as part of the NVT Group, established in 1995. The company says the group is run by professionals who are alumni of IIT, Carnegie Mellon, Purdue and Wharton. It doesn’t name them on the website, and it doesn’t say when the real estate arm itself started.
Its office is in Whitefield, inside the EPIP industrial area near ITPL. Every project it lists sits in a fairly tight arc: Budigere and Whitefield to the north-east, and Sarjapura, the Sarjapur–Attibele road and the Varthur–Sarjapur belt to the south-east.
That focus counts for something. A builder that works the same few taluks for years usually knows the land records, the planning office and the contractors.
NVT Quality Lifestyle only builds villas, mostly 4 BHK homes on plots of roughly 1,800 to 2,900 sq ft. A narrow, repeated product tends to help quality.
Check the legal entity: a channel partner’s page names the promoter of Whispering Hues as NVT Quality Lifestyle Ventures LLP. We couldn’t confirm that on the RERA portal. Whatever name appears on your project’s RERA certificate is the one your claim runs against, so read it before you pay a token amount.
All 10 NVT Quality Lifestyle Projects
This is the full list from the developer’s projects page, with the status label and RERA number exactly as the company shows them. Villa counts and land areas come from each project’s own page on the same site.
| Project | Area | Status (as listed) | Size | RERA number |
|---|---|---|---|---|
| Whispering Hues | Off Whitefield–Sarjapur Road | Under construction | 62 villas, 7 acres | PRM/KA/RERA/1251/308/PR/121026/009009 |
| A Wonderful World | Sarjapur–Attibele Road | Under construction | 123 villas, 10.52 acres | Phase 1: PRM/KA/RERA/1251/308/PR/050126/008381 |
| Oikos | Budigere / Whitefield | Under construction | 28 villas, 2.3 acres | PRM/KA/RERA/1251/446/PR/250425/007694 |
| Under the Open Sky | Budigere | Ongoing | 74 villas, 6.5 acres | PRM/KA/RERA/1251/446/PR/200924/007053 |
| Symphony of Orchards | Off Sarjapura Road | Ongoing | 161 villas, 18 acres | PRM/KA/RERA/1251/308/PR/210907/004297 |
| Stopping by the Woods | Budigere | Completed | 124 villas, 14 acres | PRM/KA/RERA/1251/446/PR/210302/003982 |
| Mystic Garden | Sarjapura | Sold out | 82 villas, 7 acres | PRM/KA/RERA/1251/308/PR/180222/002616 (on its own page) |
| Life Square | Whitefield | Sold out | Not published | None listed |
| Arcot Vaksana | Sarjapura | Sold out | Not published | None listed |
| Orchid Garden | Sarjapura | Sold out | Not published | None listed |
Add up the projects with published numbers and you get 654 villas across about 65 acres. That’s our arithmetic, not the company’s, and it leaves out the three older projects with no published size.
Only one project is labelled “Completed”. Three of the four “Sold out” ones have no RERA number on the projects page, which usually means they came before Karnataka’s RERA rules started in 2017. Sold out isn’t the same as handed over, so ask which of them have occupancy certificates.
How to read the RERA numbers
The 308 and 446 codes split the NVT Quality Lifestyle projects into the Sarjapura side and the Budigere side. The block before the serial is a filing date. In the 2024–2026 numbers it reads day, month, year, so Whispering Hues’ 121026 is 12 October 2026. The older ones don’t decode the same way, so open the record on the portal rather than guess.
What the Projects Have in Common
Read the pages side by side and NVT Quality Lifestyle turns out to be very consistent. So a finished NVT Quality Lifestyle project tells you a lot about an unfinished one.
- Mostly 4 BHK. Every current NVT Quality Lifestyle project is a 4 BHK villa, some with a home office, media room or lounge added. Mystic Garden, an older one, also had 3 BHK.
- Built-up areas of about 2,900 to 4,400 sq ft. Symphony of Orchards starts at 2,931 sq ft. Whispering Hues tops out at 4,432 sq ft.
- Land of roughly 1,760 to 2,900 sq ft per villa. That’s a ratio of close to 2:1 built-up to land, which means three floors on most homes.
- The same specification list. Imported marble in the living areas, wooden laminate in bedrooms, three-track uPVC windows, “6 stages” of waterproofing and 5 kW of DG backup show up project after project.
- Density of 7 to 13 villas per acre. Oikos is about 12, Under the Open Sky about 11, and Stopping by the Woods about 9. That’s our arithmetic from the published counts.
Here’s the honest downside. On several pages the numbers don’t line up with each other. Under the Open Sky says 6.5 acres in the summary and “over 7 acres” in the text. Stopping by the Woods gives a single built-up figure of 2,981 sq ft up top, then lists villa types from 2,911 to 4,010 sq ft. A Wonderful World’s “BUA” range matches its land column, not its built-up column, so the columns look swapped. None of this is serious on its own. It does mean you shouldn’t treat a project page as a specification. The RERA filing and the sale agreement are what bind NVT Quality Lifestyle.
Ask for it in writing: for any NVT Quality Lifestyle villa, get the built-up area, the land area, the number of floors and the private garden size on one sheet, signed. Then check that the agreement annexure uses the same numbers.
Whispering Hues: the Newest NVT Quality Lifestyle Launch
Whispering Hues is the company’s latest project and, going by the RERA filing date, it was registered just days ago. Here’s what the NVT Quality Lifestyle page says:
- 62 villas on 7 acres, off Whitefield–Sarjapur Road
- 4 BHK villas in two sizes: 3,750 and 4,432 sq ft built-up
- land of 2,112 and 2,368 sq ft
- a gym, a pool and “15 more” amenities
- RERA PRM/KA/RERA/1251/308/PR/121026/009009
That’s about 9 villas per acre, similar to Stopping by the Woods and well below Oikos. Before its launch name was public, the same project was marketed by channel partners under a codename, A Life in Bloom. Several of those sites quote figures that don’t match the developer’s page. Some show a 5 BHK, others a larger site or a different villa count. Go by the NVT Quality Lifestyle page and the RERA record, not by a microsite.

What We Couldn’t Confirm About NVT Quality Lifestyle
- Handover dates. No NVT Quality Lifestyle page gives a completion or handover date, not even for the completed project.
- Occupancy certificates. We didn’t find OC dates for Stopping by the Woods or the four sold-out projects.
- Delivered area and families. NVT Quality Lifestyle publishes neither.
- Leadership. No founder or director is named on the site. The legal entity behind each project needs checking on the RERA record and the government’s company register.
- RERA complaints. The Karnataka portal doesn’t allow automated searches, so we couldn’t run one. Search it yourself.
None of these is a finding against NVT Quality Lifestyle. They’re gaps to close before booking, and a builder with a good record can close most of them in a day.
How to Check a Villa Specialist Like NVT Quality Lifestyle
Checking a villa builder isn’t the same as checking an apartment builder. In a tower, the developer’s big risk is structural and the lifts. In a villa project it’s the land, the layout approval and the shared infrastructure: roads, drains, sewage, water and the boundary wall. Those decide whether a ₹6 crore home still feels like one in ten years.
Visit the completed one first
Stopping by the Woods in Budigere is the only NVT Quality Lifestyle project marked completed, with 124 villas on 14 acres. Go there before you visit any sales office. Walk the internal roads after rain. Look at storm drains, the sewage treatment plant, the boundary wall and the clubhouse. Check whether the street lights work and whether the landscaping has survived a summer.
Talk to two owners
Ask what took longest to fix after handover, and whether NVT Quality Lifestyle turned up. Ask whether the corpus fund reached the association in full, and about water in the dry months.
Check the land and the approvals
For a villa project the layout approval matters as much as the building plan. Ask which authority approved the layout and whether the roads and parks have been handed over to it. Our guide on how to verify plot and layout approval in Bangalore walks through the documents.
Look up the RERA records
Search each NVT Quality Lifestyle project on the Karnataka RERA portal. Note the completion date filed, any extensions and the quarterly progress updates.
The legal background is in the Real Estate (Regulation and Development) Act, 2016.

Twelve Questions to Ask NVT Quality Lifestyle
Take this list to the NVT Quality Lifestyle sales office, and ask for the important answers in writing.
- Which legal entity is the promoter on this project’s RERA certificate?
- Which of your 10 projects have an occupancy certificate, and on what dates?
- For Stopping by the Woods, what was the RERA completion date, and when were the keys handed over?
- Has any project needed a RERA extension? Why?
- Which authority approved the layout, and when will roads and parks be handed over?
- How many floors is my villa, and is a private lift included or only the shaft?
- What’s the exact land area and private garden area of my plot?
- What’s the water source, and how much is from borewells?
- When will the clubhouse open, compared with my villa?
- What’s the maintenance charge per sq ft, and how big is the corpus?
- Who is the main contractor, and did they build your completed project?
- Will the brand-named specification list be attached to my agreement?
Good answers come quickly and in writing. If questions 2, 3 or 4 get vague replies, treat that as an answer in itself.
Our Read on NVT Quality Lifestyle
NVT Quality Lifestyle is a focused villa builder with a clear product. It publishes land and built-up areas for each villa type, and RERA numbers for all five current projects. That’s better disclosure than most.
What’s thin is the NVT Quality Lifestyle delivery record you can verify from outside: one project marked completed, and no handover dates anywhere. That’s not a reason to walk away. It’s a reason to visit Budigere, talk to owners and read the RERA records before you put money down.
