Gunjur Bangalore area guide for homebuyers in 2026

Gunjur Bangalore: Honest Area Guide for Homebuyers (2026)

Gunjur Bangalore is a cluster of old villages on the road between Varthur and Sarjapur Road, in the south-east corner of the city. Ten years ago it was mostly farmland, a small lake and a few schools. In 2026 it’s one of East Bengaluru’s busier launch zones, with villa communities, mid-rise flats and plotted layouts on both sides of the main road. This guide covers where Gunjur Bangalore sits, how the commute works, what the metro and road plans really amount to, how water works, what’s being built, and the downsides to weigh before you buy here.

Key takeaways

  • Gunjur sits on the Varthur–Sarjapur Road, roughly 3 km south of Varthur and 5–7 km north of the Dommasandra end of Sarjapur Road
  • There’s no metro today. The planned Red Line (Hebbal–Sarjapur) runs a few kilometres to the west, and its opening has been pushed to around April 2033
  • Schools are the area’s strongest point, with Greenwood High’s Varthur–Sarjapur campus carrying a Gunjur Post address
  • Water is the weak point. Many homes rely on borewells and tankers, so ask every project for its water plan in writing
  • Per sq ft rates quoted for flats in 2026 range from about ₹9,400 to ₹12,000. Treat every figure as indicative

Where Gunjur Bangalore Is

Start with the road through Gunjur Bangalore. The Varthur–Sarjapur Road runs roughly north to south, linking Varthur (just past Whitefield’s southern edge) with Sarjapur Road near Dommasandra. Gunjur is the stretch of villages along it, about 3 km below Varthur.

The name covers more ground than the old village. Gunjur, Gunjur Palya, Chikkawadayarapura and Panathur’s southern fringe all get marketed as “Gunjur Bangalore”. Greenwood High’s campus, for example, gives its address as Chikkawadayarapura, near Heggondahalli, with a Gunjur Post, pin code 560087.

Administratively, the area falls under Varthur hobli in Bengaluru East taluk. Some of it sits inside city limits and some doesn’t, which matters for water and records.

A small lake gives the area its landmark. Visitor reports describe Gunjur lake as low for much of the year, so don’t picture a waterfront. The large water body nearby is Varthur Lake, a few kilometres north, and it has its own history. Our Varthur Lake buyers’ guide covers it.

In one line: Gunjur Bangalore is the middle stretch of the Varthur–Sarjapur Road, between Whitefield’s southern edge and the Sarjapur Road IT corridor. It isn’t Whitefield and it isn’t Sarjapur, though builders will tell you it’s close to both.

Why Builders Moved Into Gunjur Bangalore

Three things turned Gunjur Bangalore from farmland into site hoardings.

Two job hubs, one road. Whitefield and ITPL are to the north. The Sarjapur Road and Outer Ring Road tech parks, including Wipro’s Sarjapur campus and RGA Tech Park, are to the south and west. Gunjur sits between them, and land in Gunjur Bangalore cost less than in either.

Big land parcels. Unlike the crowded lanes of Varthur, Gunjur still had farm plots of 5 to 10 acres. That’s what you need for a villa community or a large layout. It’s why so many villa projects, including the 62-villa NVT Whispering Hues, have chosen this road.

Schools. Several well-known international and CBSE schools opened here early, before the housing did. Families followed the schools. That’s still the main reason people move to Gunjur Bangalore.

Villa builders long active in this belt, such as NVT Quality Lifestyle, now sit beside national names doing flats and plots.

Commute From Gunjur Bangalore

Distances vary between sources because “Gunjur” covers several kilometres of road. Here’s the range, plus our peak-hour estimates.

Destination Approx. distance Peak-hour reality (our estimate)
Varthur About 3 km 10–20 min
Whitefield / ITPL 10–15 km 40–60 min
Sarjapur Road (Dommasandra end) 5–7 km 15–30 min
Wipro SEZ, Sarjapur 8–10 km 25–40 min
RGA Tech Park 7–9 km 25–40 min
Marathahalli / Outer Ring Road 12–15 km 45–70 min
Kempegowda International Airport Over 45 km 75–100 min

The peak-hour column is our judgement. Drive your own route from Gunjur Bangalore at 9am on a weekday, and again at 6pm.

The Varthur bottleneck

Heading north, every trip passes through Varthur’s narrow main road. It’s the single worst stretch for anyone in Gunjur Bangalore who works in Whitefield or on the Outer Ring Road. Widening is stuck on land acquisition.

The airport run

This is the weak spot for Gunjur Bangalore. The airport is on the far side of the city, so you’ll cross either Whitefield and KR Puram or the Outer Ring Road. Budget well over an hour.

Metro and Road Works: What’s Real

Gunjur Bangalore gets sold on future infrastructure. Here’s where each piece stands as of October 2026.

  • Metro. No station serves Gunjur. The Red Line from Hebbal to Sarjapur is planned to run down Sarjapur Road, with stations at Carmelaram, Muthanalluru Cross and Dommasandra, a few kilometres west and south of Gunjur. The state cabinet cleared it in December 2024, the revised plan went back to the Centre in February 2026, and central approval was still awaited. Opening has been deferred to around April 2033.
  • Varthur–Gunjur road. Widening work has been slowed by land acquisition. Reporting in August 2026 described it as delayed. A bridge on this road was re-tendered in 2025 at about ₹20 crore.
  • Gunjur Junction. In September 2026, the Greater Bengaluru Authority’s chief commissioner inspected the junction and asked for road works, pothole repairs, footpaths and signage to be sped up. That’s an instruction, not a finish date.
  • Railway. Carmelaram railway station is the nearest, a short drive away.

Don’t pay for a promise. A brochure line like “3 minutes to the metro” refers to a station that hasn’t started construction. Judge any home in Gunjur Bangalore on the roads and services that exist today. If the metro arrives in 2033, treat it as a bonus. Our guide to the Sarjapur Road metro line goes through the full route and timeline.

Schools, Shops and Hospitals Near Gunjur Bangalore

Schools

Schools are why most families look at Gunjur Bangalore. Greenwood High International School‘s Varthur–Sarjapur campus is right in the area. Chrysalis High in Varthur, The International School Bangalore, Inventure Academy and Indus International are all within a short drive, by listing sites’ estimates. Several CBSE schools are closer still.

Check admissions before you buy. A short school run only helps if your child gets a seat.

Shops

Daily needs in Gunjur Bangalore are covered along the main road. For a mall, you’ll go to Whitefield or Sarjapur Road. Decathlon Sarjapur and the shops around Dommasandra handle most weekend errands.

Hospitals

Manipal Hospital on Varthur Main Road is the nearest large hospital. Big multi-speciality options are otherwise in Whitefield or on the Outer Ring Road. If someone at home needs regular hospital visits, time that drive during peak hours.

Water, Drains and Civic Basics

Three practical things decide how comfortable life in Gunjur Bangalore is day to day.

Water supply. Residents in parts of the area say they rely on borewells and tankers. We found no confirmed record of Cauvery (BWSSB) supply across Gunjur. Ask every project where its water comes from, how deep its borewells are, whether it treats and reuses water, and what tankers cost when borewells drop in summer.

Drainage. East Bengaluru’s low-lying pockets flood in heavy rain, and the Varthur stretch is a known trouble spot. In September 2026 the city’s chief commissioner asked for permanent stormwater fixes near the hospital junction on Varthur Main Road. Visit a site after a downpour if you can.

Khata and records. Depending on which side of the boundary a project falls, you’ll get a city corporation khata or a panchayat record (often e-Swathu). The stamp duty surcharge is 2% of the duty inside city limits and 3% outside. Ask which record your home will get, and check the land approval. Our guide on checking plot approvals in Bangalore walks through it.

What’s Being Built and What It Costs

Gunjur Bangalore has three kinds of new homes: mid-rise apartments, plotted layouts, and gated villa communities. Villas are what set it apart from most of East Bengaluru.

Here are the per sq ft rates and rents quoted for flats in 2026. None of it is government data.

Measure Figure Source
Average flat rate, Gunjur Palya About ₹9,400 per sq ft A national listing portal, 2026
Apartment range About ₹8,850–13,550 per sq ft A developer blog, March 2026
2 and 3 BHK average About ₹12,050 per sq ft A rentals portal, labelled 2026
2 BHK rent About ₹28,500 a month Same rentals portal (data may be older)

The spread is wide because sources measure different things: resale vs new launch, carpet vs super built-up area. Villas cost far more per home, with independent built-up areas of 3,000–4,500 sq ft in the newer communities.

If you’re weighing a villa against a flat here, read our guide on gated community villas in Bangalore first. It covers maintenance, land share and resale.

Gunjur vs Varthur vs Dommasandra

Most buyers looking at Gunjur Bangalore are also looking at its neighbours. Here’s how they compare.

Varthur Gunjur Dommasandra
Feel Dense old town, narrow roads Mixed: schools, villas, farmland Sarjapur Road junction town
Metro None planned nearby None; Red Line stations a few km away Planned Red Line station
Housing stock Older flats, independent houses New villas, mid-rise flats, plots Apartments and plotted layouts
Best for Whitefield commuters on a budget Families who want schools and space Sarjapur Road and ORR commuters

The Downsides of Gunjur Bangalore

Every honest guide to Gunjur Bangalore should say these plainly.

Varthur traffic. If you work in Whitefield or on the Outer Ring Road, the trip north is slow. It won’t improve until the road is widened.

No metro for years. The nearest planned stations are a drive away, and they’re not expected before 2033.

Water. Borewells and tankers are common. In a dry summer, that’s a real cost.

Construction. Expect dust, trucks and dug-up roads in Gunjur Bangalore for several years.

Thin resale for big homes. A large villa sells slower than a 2 BHK. Buy here to live.

Who Gunjur Bangalore Suits

  • work at Sarjapur Road, RGA Tech Park or Wipro’s Sarjapur campus
