Hennur Road Bangalore area guide for homebuyers in 2026

Hennur Road Bangalore: Honest Area Guide for Homebuyers (2026)

Hennur Road Bangalore is one of the busiest new-launch corridors in the north of the city. Ten years ago it was a two-lane road lined with villas and farm plots. Today it carries 28-floor towers from branded developers. This guide covers how the road changes from one end to the other, what homes cost there, how you’d commute from it, and the problems you should know about before you buy.

Key takeaways

  • Hennur Road Bangalore isn’t one market. The Hennur Cross end, the Kothanur middle and the Kannur–Bagalur end differ in price, age and commute
  • Portal data in 2026 put the average asking rate near ₹10,600 per sq ft, while government-recorded deals came in nearer ₹8,800
  • Manyata Tech Park is the main employer. From the north end, expect 30–45 minutes at peak, not the 15 the map suggests
  • No metro runs on Hennur Main Road. The nearest Blue Line stations aren’t open yet
  • Typical 2 BHK rents in gated projects run ₹28,000–38,000 a month, which means gross yields of about 3%

We wrote this for buyers who are choosing a neighbourhood first and a project second. If you’ve already got a shortlist, the sections on commute and downsides will help you rule things out.

Where Hennur Road Bangalore Starts and Ends

Hennur is a locality in north-east Bengaluru. Hennur Main Road starts at Hennur Cross, near Kalyan Nagar and HBR Layout, crosses the Outer Ring Road, and heads north through Kothanur towards Kannur and Bagalur. Past Kannur, most people call it the Hennur–Bagalur road.

On the map of Hennur Road Bangalore, Thanisandra Main Road runs roughly parallel to the west, with Manyata Tech Park between the two at the southern end. That’s why the two roads get lumped together in property listings. They’re close on a map. In the morning, though, they’re separate queues.

When a brochure says “Hennur Road Bangalore”, it could mean any point along roughly 15 km. A flat 2 km north of Hennur Cross and one 3 km past Kothanur sell at very different rates, and they lead very different daily lives.

In one line: always ask which stretch. “Hennur” on a brochure is a road name, not a promise about how close you are to Kalyan Nagar.

The Three Stretches of Hennur Road

Stretch What it’s like Watch out for
Hennur Cross to the ORR Older, built-up, close to Kalyan Nagar’s shops and restaurants. Mostly resale flats and independent houses. Little new-launch supply. Narrow internal roads. Older buildings.
Kothanur and Hennur Gardens Mid-2010s apartment belt. Gated projects of 200–1,000 homes, schools and clinics in place. The road narrows in places and peak-hour traffic builds here.
Kannur towards Bagalur The new-launch zone. Tall towers on 2–10 acre plots, with land still turning over. Construction traffic for years. Civic water and sewer connections vary by project.

Most of the new launches you’ll see advertised today are in the third stretch. Concorde Sienna is a good example: Concorde lists it on Hennur Main Road, and portals put it at Kannur, with United International School 500 m away and Manyata Tech Park 8 km away.

The middle stretch of Hennur Road Bangalore is the one families tend to like once they’ve lived there. It has schools, it has some shops, and it’s past the worst of the construction. Resale stock there is worth a look if you don’t want to wait four years for a new building.

The southern end is a different buy altogether. You’re paying for the Kalyan Nagar address and the short trip to the ORR. You aren’t getting a clubhouse or a new building.

What Homes Cost on Hennur Road Bangalore

Here are the 2026 figures we found for Hennur Road Bangalore. They come from property portals and market blogs, not from the government, so read them as a guide.

  • Average asking rate: about ₹10,600 per sq ft, in a range of roughly ₹8,650 to ₹12,950 depending on the project and the stretch.
  • One-year change: roughly 10–13%, depending on the source.
  • Government-recorded transactions: about ₹8,800 per sq ft for flats. That’s well below asking prices, partly because the registered deals include older resale homes.

New launches on Hennur Road Bangalore mostly sit at or slightly above the asking average. Concorde Sienna’s published starting price, ₹1.25 Cr for what looks like a 1,200 sq ft 2 BHK, works out at about ₹10,400 per sq ft. That’s right on the road’s average.

There’s more detail, including rents, yields and the full cost of buying, in our guide to Hennur Road property prices in 2026.

A useful sense-check: if a new launch on Hennur Road Bangalore quotes well above ₹12,000 per sq ft on super built-up area, ask what you’re getting for it. If it quotes well below ₹9,000, ask what’s missing, whether that’s approvals, a water connection or a road.

Commute: Manyata, the Airport and the City

Most people who buy on Hennur Road Bangalore work at Manyata Tech Park and the offices around it, or in the newer business parks towards the airport. The table below uses the distances Concorde publishes for Concorde Sienna, at the Kannur end, plus our own peak-hour estimates.

Destination Distance from the Kannur end Peak-hour reality
Manyata Tech Park 8 km 30–45 min
Karle Town Centre 10 km 35–50 min
Hebbal 17 km 45–70 min
MG Road 16 km 60–80 min
Kempegowda International Airport 21 km 35–50 min via Bagalur

The peak-hour column is our estimate, not a measurement. Check it yourself by driving the route at 9am on a weekday. You’ll learn more from one drive than from any brochure.

The airport is the pleasant surprise of Hennur Road Bangalore. Heading north via Bagalur avoids Hebbal completely, and for people who fly often, that’s a real point in Hennur’s favour. The city centre is the opposite. Getting to MG Road or Indiranagar in the morning is a long, slow drive.

Hennur Road Bangalore at Hennur Cross

The single worst point on Hennur Road Bangalore for most people is Hennur Cross and the ORR junction. If your office is south of the ORR, every trip goes through it. If your office is north, at Manyata or towards the airport, you avoid it, and that’s what makes the northern stretch work.

Metro and Road Projects: What’s Real

Hennur Road Bangalore gets sold on future infrastructure. Here’s where each project actually stands.

  • Blue Line (Phase 2B). This line runs from KR Puram to the airport via Kalyan Nagar, HRBR Layout, Nagawara and Hebbal. It isn’t open. Reports put the KR Puram–Hebbal section at late 2027 to early 2028. It also doesn’t run along Hennur Main Road. From Kannur, the nearest stations will be around 10 km away.
  • Pink Line, Nagawara end. The Nagawara terminus is reported for December 2026 or March 2027, and sources disagree.
  • Hennur–Bagalur road white-topping. The work ran late, and the city authority publicly gave the contractor a deadline to finish.
  • Nagawara–Bagalur elevated corridor. A 17.94 km elevated road via R K Hegde Nagar is on a list of proposed corridors. It’s at the DPR proof-check stage, which means it isn’t funded or started.

You can read the official route on the Blue Line’s Wikipedia page, which also records how often the dates have slipped.

Don’t pay for a promise. If a sales pitch for Hennur Road Bangalore leans on “upcoming metro” or “upcoming flyover”, take that line out of your calculation. Value the flat for the roads that exist today. Anything built later is a bonus.

Schools, Hospitals and Shopping

Schools

This is where Hennur Road Bangalore does best. There’s a cluster of international and CBSE/ICSE schools along the road and close to it. From the Kannur end, Concorde lists United International School at 500 m, Legacy School at 3 km, Bangalore International School at 5 km and Delhi Public School at 7 km. Fees vary a lot, so check them before you treat a school as a reason to buy.

Hospitals

This is the weak point. The big multi-specialty hospitals, like Aster CMI and Manipal near Hebbal, are 12–15 km from the northern end. There are clinics and smaller hospitals along the road. For a serious emergency, though, you’re looking at a 30-minute drive. If someone at home has a chronic condition, it should weigh on your decision.

Shopping and food

Kalyan Nagar and Kammanahalli, at the southern end of Hennur Road Bangalore, have the restaurants and shops. Elements Mall on Thanisandra Main Road and Bhartiya Mall are the nearest malls to the middle and northern stretches. Decathlon is about 3 km from Kannur. Daily grocery shopping is fine all along the road. Anything more takes a drive.

The Downsides

Every guide to Hennur Road Bangalore should say these plainly.

Traffic on a road that wasn’t built for it. This is the biggest Hennur Road Bangalore complaint. Hennur Main Road narrows in places, and the towers are arriving faster than the widening. Expect the morning crawl to get worse before it gets better.

Water. Civic water supply varies by stretch and by project. Some buildings rely on borewells and tankers. Ask every project, in writing, whether it has a BWSSB connection, and if not, what the plan and the monthly cost are.

Supply. Several thousand new homes are due on the road between 2028 and 2031, many of them very similar 2 BHKs. That keeps rents and resale prices in check for anyone who needs to sell or let soon after handover.

Construction for years. Living on the northern stretch means trucks, dust and road digging until the current launches complete.

None of this rules out Hennur Road Bangalore. It’s just the part a sales brochure leaves out.

Who Hennur Road Suits

Hennur Road Bangalore is a good fit if you:

  • work at Manyata, Karle Town Centre or towards the airport
  • fly often and want to avoid Hebbal
  • have school-age children and want a choice of schools nearby
  • want a 3 BHK in a branded project for under ₹2 Cr

It’s a poor fit if you:

  • work south of the ORR, in Whitefield, Koramangala or the CBD
  • need a big hospital close by
  • want metro access within walking distance in the next few years
  • are buying purely for rental income

If you’re weighing the north of the city more broadly, compare Hennur with our Yelahanka area guide. Yelahanka is more established and closer to the airport highway, and it costs more per sq ft. Before you pick a building, read our check on Concorde Group Bangalore’s track record if Concorde is on your list, and our guide to 2 BHK vs 3 BHK in Bangalore before you settle on a size.
