Mullur, Sarjapur Road: An Area Guide

Mullur sits on the outer half of Sarjapur Road, past Carmelaram and before Dommasandra, with the Wipro campus as its anchor. It is one of the few stretches where employment arrived before the housing did — which changes the arithmetic.

Key takeaways

  • On Sarjapur Road between Carmelaram and Dommasandra
  • The Wipro campus is the anchor employer on this stretch
  • Outside BBMP limits, so stamp duty surcharge is 3% not 2%
  • No metro line on this stretch and none under construction
  • Position along Sarjapur Road changes value more than specification does

Where Mullur actually is

Sarjapur Road runs south-east from the Outer Ring Road at Iblur, out through Kasavanahalli and Carmelaram, past Mullur and Dommasandra, and eventually to Sarjapura town and the Tamil Nadu border beyond.

Mullur sits on the outer half of that run. You are past the dense Kasavanahalli and Haralur stretch, past the Carmelaram junction, and short of Dommasandra. In practical terms that means lower prices than the inner end and a longer run to the ORR.

This positional detail matters more here than almost anywhere in Bengaluru. Sarjapur Road is long enough that two projects both honestly describing themselves as “on Sarjapur Road” can be twenty minutes and several thousand rupees a square foot apart. Always ask for the survey number rather than accepting the corridor name.

The Wipro effect

What distinguishes Mullur from much of this corridor is that a very large employer sits right here. The Wipro campus anchors the stretch, and third-party listings routinely locate Arvind Sylva as directly opposite it.

Employment next door changes the rental picture materially. Most of Sarjapur Road’s tenant demand commutes inward to the ORR tech belt, which means those tenants are competing for homes closer to Iblur. A campus on your doorstep creates local demand that does not depend on anyone surviving the drive to Bellandur.

It cuts the other way too. Single-employer dependence is a concentration risk. If that campus shrinks or shifts to hybrid working permanently, the local rental pool thins faster than in a location serving a dozen employers. Worth knowing rather than worth avoiding.

The traffic, honestly

Sarjapur Road at peak is among the worst commutes in Bengaluru and Mullur is on the wrong side of the worst of it if you are heading inward.

The road carries a decade of housing growth on a width that was never expanded to match. The pinch points are Carmelaram and, further in, Iblur and Agara. A seven-kilometre trip can take fifty minutes in the morning peak, and the variability is as bad as the average — the same journey might take twenty minutes on a Sunday.

There is no metro on this stretch and none under construction. Plans have existed for years. Buy on the assumption that road is what you get, and treat any future rail as unexpected upside rather than something you are paying for now. Anyone pricing a Sarjapur Road project on the strength of a future line is asking you to fund a drawing.

What it costs to buy here

One specific thing to budget for: Mullur sits outside BBMP limits, which makes the stamp duty surcharge 3% of the duty rather than 2%.

On a ₹2.20 Cr purchase that difference is about ₹11,000 — small in absolute terms, but it is one of several places where outer-corridor purchases carry slightly different arithmetic from inner-city ones. Total statutory charges here run near 12.7% of the agreement value, against 12.6% inside BBMP.

Check the guidance value on the survey number too. Guidance values along Sarjapur Road have been revised upward repeatedly as the corridor has developed, and stamp duty is charged on the higher of guidance value or agreement value. Our full breakdown of stamp duty and registration charges has the current rates.

Daily life on this stretch

Mullur is better served than it was five years ago and thinner than the inner corridor.

Schools, clinics and supermarkets exist, but the density of them drops noticeably as you move outward from Kasavanahalli. For specialist healthcare you are looking inward towards Sarjapur Road’s hospitals or the ORR. For a wide retail choice, the same.

What you get in exchange is space and price. The outer corridor delivers materially more square footage per rupee than Kasavanahalli or Haralur, and projects here tend to sit on larger parcels with more open ground. Whether that trade suits you depends almost entirely on how often you need to be inside the ORR on a weekday.

Water is the question to ask specifically. Much of the outer Sarjapur stretch is not on Cauvery supply and depends on borewells and tankers, with tanker costs rising sharply through the dry months. Ask any project here what its water source is, whether a Cauvery connection is expected and on what timeline, and what residents of nearby completed projects actually pay for water in April and May. It is a real and recurring cost that almost never appears in a brochure.

Who Mullur suits

It works if you work at the Wipro campus or anywhere on the outer Sarjapur stretch, if you work from home most days, or if you want more space than the inner corridor offers at the same budget. It also works for buyers with a long horizon — this corridor has absorbed a decade of growth and the direction of travel has been consistent.

It does not work if you commute daily to the ORR, Whitefield or anywhere north. The road will define your life and no amount of in-project amenity compensates for ninety minutes a day in traffic.

The test is simple and nobody should skip it: drive from the site to your actual office at 9am on a weekday, and back at 7pm. Do it yourself. Do not accept a journey time from anyone with an interest in the sale. If the number you get is one you can live with for ten years, the rest of the decision is about the project. If it is not, nothing else matters.

Common questions

Where is Mullur in Bangalore?

On Sarjapur Road in east Bengaluru, on the outer half of the corridor – past Carmelaram and before Dommasandra. The Wipro campus is the anchor employer on this stretch.

Is Mullur a good place to buy a flat?

It works if you work on the outer Sarjapur stretch or from home, and you want more space per rupee than the inner corridor offers. It does not work if you commute daily to the ORR or Whitefield, where the traffic will dominate your routine.

Is there a metro at Mullur?

No, and none is under construction on this stretch of Sarjapur Road. Plans have existed for years. Buy on the assumption that road access is what you get.

Is Mullur inside BBMP limits?

No. That makes the stamp duty surcharge 3% of the duty rather than the 2% charged inside BBMP, taking total statutory charges to roughly 12.7% of the agreement value.

How bad is the Sarjapur Road commute from Mullur?

At peak it is among the worst in Bengaluru. The pinch points are Carmelaram, then Iblur and Agara further in. A seven-kilometre trip can take fifty minutes, and the variability is as much of a problem as the average.

What is the difference between Mullur and Kasavanahalli?

Kasavanahalli is on the inner half of Sarjapur Road: denser, better served for retail and healthcare, and more expensive. Mullur is further out with more space per rupee and a longer run to the Outer Ring Road.
