Why Is Sobha Infinia Rs 24,300 a Square Foot? — Maven Realty

Why Is Sobha Infinia Rs 24,300 a Square Foot?

Sobha’s entry price at Infinia is ₹4.3 Cr. Against the smallest published size that is about ₹24,300 a square foot — near the top of anything in Bengaluru. Here is what that rate is actually buying, and where it is vulnerable.

Key takeaways

  • ₹4.3 Cr over 1,768 sq ft is roughly ₹24,300 per sq ft, our calculation
  • Sobha publishes one project starting price, not a price per configuration
  • Aggregators quote ₹3.59 Cr, which contradicts Sobha’s own page
  • All-in with statutory charges is about ₹4.84 Cr
  • The rate reflects land scarcity far more than specification

Where the number comes from

Sobha publishes a single starting price for Infinia — ₹4.3 Cr — and a size band of 1,768 to 3,264 sq ft across both the 3 and 4 BHK. It does not publish a price per configuration.

So the only rate anyone outside Sobha can derive is the entry price against the smallest published size: ₹4.3 Cr divided by 1,768 sq ft, which is about ₹24,300 per square foot. That is ours, not Sobha’s, and it is a floor rather than an average.

It is a floor because the starting price attaches to the least desirable unit in the building — lowest floor, least favoured facing. Floor rise and facing premiums push the effective rate up from there, and on a tall building the spread between the bottom and top of a stack is routinely ten to fifteen percent.

The number you will find online, and why we did not use it

Search for Infinia’s price and you will be told ₹3.59 Cr, sometimes with a 4 BHK at ₹4.77 Cr. Those figures appear on aggregator sites and channel-partner microsites.

They contradict Sobha’s own project page, which says “Starting From INR 4.3 Cr”. When a developer and a third party disagree about the developer’s own price, the developer’s number is the one to work from — and a quoted price materially below the official one should prompt a question rather than excitement.

Usually the explanation is innocent: an old price from an earlier release, or a figure calculated on a different area basis. Occasionally it is a lead magnet. Either way, do not build a budget on it, and do not walk into a negotiation anchored to a number the developer has never published.

What ₹24,300 a square foot is actually paying for

Not the finishes. Sobha’s specification is good, but no fit-out in Bengaluru costs ₹24,000 a square foot to deliver.

You are paying for land. In a postcode where developers must assemble sites parcel by parcel from owners who do not need to sell, land is the dominant line in the cost sheet. The building sitting on it is a relatively small fraction of what you hand over.

That has a useful implication. Land does not depreciate; buildings do. A high land component generally supports value better over fifteen or twenty years than the same money spent on a cheaper plot with a more expensive building. It is one of the few genuine arguments for paying a scarcity premium rather than chasing square footage in an outer suburb.

What it costs once everything is added

Take the ₹4.3 Cr entry and add statutory charges at the rates in force on 3 October 2026. Koramangala is inside BBMP, so the surcharge is 2% of duty rather than the 3% that applies outside.

GST at 5% is ₹21,50,000. Stamp duty at 5% is another ₹21,50,000. Cess at 10% of duty adds ₹2,15,000, surcharge at 2% adds ₹43,000, and registration at 2% is ₹8,60,000.

Charges total ₹54,18,000 — about 12.6%. All-in: ₹4,84,18,000.

Registration doubled from 1% to 2% on 31 August 2025. On a flat at this level that single change is ₹4.3 lakh, so check which rate any cost sheet you are shown is using. And none of the above includes floor rise, car parking, clubhouse or infrastructure deposits, legal fees or the maintenance advance.

Where this rate is vulnerable

Two things would make ₹24,300 look expensive in hindsight.

A supply response. If two or three more Koramangala sites get assembled and launched over the next few years, the scarcity argument weakens. It is not likely at scale — the land simply is not there — but one or two competing launches would change the conversation.

The loading question. Sobha publishes a size band but not a per-unit area basis. If the quoted areas are super built-up with 30% loading, the effective rate on floor you can actually use is closer to ₹34,000 a square foot. Ask for the RERA carpet area alongside whatever figure you are quoted and calculate both. Our note on what you actually pay for in carpet area explains where the square feet go.

How to pressure-test the price yourself

Three checks, none of which take long.

Get a quote on a specific unit number, not a configuration. Then divide by the RERA carpet area for that unit. That is your real rate.

Find recent registered sale prices for resale 3 BHKs within a kilometre. Registered values understate real prices, but the trend and relative level are informative, and they tell you what the postcode actually clears at today.

Ask what the 4 BHK costs. Sobha publishes only a project starting price. If the 4 BHK rate per square foot comes in well above the 3 BHK’s, you are paying a size premium on top of a location premium, which is a different decision.

If all three line up, the price is defensible. If the sales team will not give you a carpet area for a specific unit, that reluctance tells you something on its own.

Common questions

What is the price per square foot at Sobha Infinia?

About Rs 24,300 per sq ft, calculated from Sobha’s Rs 4.3 Cr starting price against the smallest published size of 1,768 sq ft. That is our arithmetic and it is a floor, since floor rise and facing premiums push the effective rate higher.

Is Sobha Infinia Rs 3.59 Cr or Rs 4.3 Cr?

Sobha’s own project page says Starting From INR 4.3 Cr. The Rs 3.59 Cr figure appears on aggregator and channel-partner sites and contradicts the developer. Work from Sobha’s number.

What is the all-in cost at Sobha Infinia?

On the Rs 4.3 Cr entry price, statutory charges add about Rs 54.18 lakh – 5% GST, 5% stamp duty, 10% cess, 2% surcharge as Koramangala is inside BBMP, and 2% registration. That is about Rs 4.84 Cr registered, before floor rise, parking and deposits.

Why is Sobha Infinia so expensive?

Land, not finishes. Koramangala has almost no developable land and what exists must be assembled parcel by parcel from owners under no pressure to sell. Land is the dominant cost line, which is also why this kind of pricing tends to hold value.

Does Sobha publish a price for the 4 BHK?

No. Sobha publishes one project starting price of Rs 4.3 Cr and a size band of 1,768 to 3,264 sq ft across both configurations. Ask for the 4 BHK price in writing.

How do I check whether the rate is fair?

Get a quote on a specific unit number, divide by that unit’s RERA carpet area, and compare against registered resale prices within a kilometre. If a sales team will not give you a carpet area for a named unit, treat that as information.
