When Will Tata Varnam Be Ready? — Maven Realty

When Will Tata Varnam Be Ready?

Tata Housing publishes prices for Varnam, four RERA numbers and a note that Phase 1 has been handed over. What it does not publish anywhere is a possession date for the phases you can buy today. Here is where the real date lives and how to get it.

Key takeaways

  • Tata publishes no possession date for the phases currently selling
  • Each of 1A, 1B, 1C and 1D has its own declared completion date in its RERA filing
  • The filed date is the one with legal force, not the one quoted at a sales desk
  • Phase 1 is already handed over; Phase 1B is under construction
  • Ask which sub-phase your unit is in before anything else

What Tata does and does not say

Tata’s project page for Varnam carries starting prices, the land area, the township size, the distance to the airport and four RERA registration numbers. On timing it says two things: Phase 1 possession has been given, and Phase 1B is under construction.

Read that carefully, because it is easy to misread as reassurance. ‘Possession has been given’ refers to an earlier phase. It tells you Tata can finish buildings on this land, which is genuinely useful. It tells you nothing at all about when the flat you are being shown today will be handed to you.

No completion date for 1B, 1C or 1D appears on the marketing page. That is a gap, and it is a common one — we have written separately about what it means when no possession date is published at all.

Where the real date actually lives

Every project registered with Karnataka RERA must declare a completion date in its filing. That declared date is a legal commitment, not marketing. It is the date against which delay compensation is calculated, and it is the one that belongs in your agreement.

Varnam has four such filings:

Phase 1A — PRM/KA/RERA/1250/303/PR/110825/007988
Phase 1B — PRM/KA/RERA/1250/303/PR/110825/007989
Phase 1C — PRM/KA/RERA/1250/303/PR/110825/007990
Phase 1D — PRM/KA/RERA/1250/303/PR/311225/008367

Look up the one that covers your unit on the Karnataka RERA portal and read the completion date yourself. It takes about ten minutes. Our walkthrough on how to read a RERA filing shows what else is in there — the sanctioned plan, the unit count, the promoter’s other projects.

One small check costs nothing and catches typos. The digits after PR in a Karnataka registration are the date it was filed, written as DDMMYY. In 110825 that reads 11 August 2025; in 311225 it reads 31 December 2025. If a number you are handed carries a date that makes no sense — a future date, or one that contradicts what you have been told about when the phase launched — stop and query it before going further.

It is also worth checking the filing for the promoter entity. Varnam is being developed through One Bangalore Luxury Projects LLP, which is the name on Tata’s own published address and the name you should expect to see on your agreement. Buyers are sometimes thrown by a project marketed under one brand and contracted under another; here, that is normal rather than a warning sign.

Why four dates, not one

Phases 1A, 1B and 1C were registered together on 11 August 2025. Phase 1D came four and a half months later, on 31 December 2025. Registrations filed at different times generally carry different completion dates, and a later registration usually means a later finish.

So the gap between the first and last Varnam sub-phase could be a year or more. On a ₹1.69 Cr flat, a year of waiting is a year of rent or EMI on somewhere else, plus a year of construction-linked instalments. That is not a rounding error. We have put numbers to this problem in our piece on the cost of carry on a long possession date.

The general pattern of two possession dates on a phased Karnataka RERA project is worth understanding before you sit down with anyone.

The exact questions to ask, in order

Which sub-phase is this unit in? 1A, 1B, 1C or 1D. Nothing else on this list works until you have that answer, and you should get it in writing on the quote.

What is the RERA number for that sub-phase? It should match one of the four above. If a fifth number appears, ask what it covers.

What completion date is declared in that filing? Do not accept a verbal answer. Look it up on the portal yourself and compare.

Will that date go into the agreement? It should. If the draft agreement carries a later date than the filing, or a vague formulation, ask why before you sign anything.

What is the compensation clause for delay? Read the rate and the trigger. A clause that only bites after a long grace period is close to no clause at all. And be careful with soft language — we have written about what ‘possession from’ actually hides.

What the handed-over phase can tell you

Here is the compensating advantage. Because an earlier Carnatica phase is finished and occupied, you can test Tata’s delivery rather than take it on trust.

Find out when that phase was originally registered and what completion date it declared. Then find out when residents actually moved in. The gap between those two dates is the single most useful number available to you, because it is this developer, on this land, with this contractor base.

If the gap is small, the dates in the 1B, 1C and 1D filings deserve to be taken seriously. If it is large, discount them accordingly and budget for the slippage. Residents will tell you straight if you ask — and on a site like this, they are standing right there.

Common questions

When is possession at Tata Varnam?

Tata does not publish a possession date for the phases currently on sale. It states only that Phase 1 has been handed over and Phase 1B is under construction. The binding date is the completion date declared in your sub-phase’s RERA filing.

Which RERA number covers my Tata Varnam flat?

One of four, depending on sub-phase: 007988 for 1A, 007989 for 1B, 007990 for 1C (all filed 11 August 2025) or 008367 for 1D (filed 31 December 2025), each prefixed PRM/KA/RERA/1250/303/PR/. Confirm which applies to your unit in writing.

Is Tata Varnam ready to move in?

Part of the wider Carnatica site is. Tata states Phase 1 possession has been given. The phases being sold now, including 1B, are under construction and have no published handover date.

Can a developer change the possession date?

The declared RERA completion date can be revised only through the regulator, and such changes are recorded. That is precisely why the filed date matters more than a date quoted verbally.

What should I do if the agreement date differs from the RERA date?

Ask why before signing. The RERA filing is the public declaration and your agreement should reflect it. A later or vaguer date in the agreement weakens your position if the project slips.

How long is the wait likely to be?

Nobody outside Tata can say, because no date is published. What you can do is read the declared date in your phase’s filing and compare the earlier Carnatica phase’s declared date against when residents actually moved in. That gap is your best guide.

Thinking about Varnam?

We are channel partners, not brokers. We will tell you which phase your unit sits in, pull the RERA filing with you and say plainly if the project does not suit you.
