Is Tata Varnam the Same as Tata Carnatica?

If you have been sent a Carnatica brochure and a Varnam price list, you are looking at two different things, and the difference decides what you actually own. Carnatica is a township of more than 135 acres. Varnam is 19.48 acres inside it. You buy Varnam.

Key takeaways

  • Carnatica is the township: Tata states 135+ acres
  • Varnam is the residential phase on sale: 19.48 acres, about a seventh of it
  • Your agreement covers Varnam, not the whole masterplan
  • Varnam alone carries four separate RERA registrations, phases 1A to 1D
  • Amenities drawn outside Varnam’s boundary are a plan, not a purchase

What Tata actually publishes

Tata Housing’s project page calls the product Varnam Phase I and describes it as 19.48 acres that are “Part of Carnatica 135+ Acres Township”. Those are the developer’s own words and they settle the question.

So Carnatica is the landholding and the masterplan. Varnam is the set of buildings being sold right now. Do the division and Varnam is roughly a seventh of the township — which means around six-sevenths of everything on the Carnatica masterplan sits outside the land your flat stands on.

That is not a criticism. Every phased township in Bengaluru works this way. It only becomes a problem when a sales presentation walks you through the full masterplan and nobody mentions which parts are inside the 19.48 acres and which are somewhere else entirely, possibly years away, possibly subject to change.

Why the distinction costs or saves you money

Three practical consequences, and they are all financial.

Delivery risk. Anything inside Varnam is covered by Varnam’s RERA registrations, with declared completion dates you can read. Anything outside it is covered by a different registration, or by none at all if it has not been launched. A clubhouse promised on the masterplan but sitting on un-launched land has no date you can hold anyone to.

Maintenance. Phased townships commonly end up with two bills — one for your phase and one for shared township infrastructure. Ask which applies here and what each covers, because we have seen buyers surprised by the second one. We have written about how the two maintenance bills work in more detail.

Access rights. If the township swimming pool is in Phase 3, does a Varnam owner get to use it, on what terms, and is that written anywhere you are signing? The general problem of being beside a township rather than inside it applies here in miniature.

The four RERA numbers are a clue

Varnam alone carries four Karnataka RERA registrations. Phases 1A, 1B and 1C were filed on 11 August 2025 as PRM/KA/RERA/1250/303/PR/110825/007988, 007989 and 007990. Phase 1D followed on 31 December 2025 as PRM/KA/RERA/1250/303/PR/311225/008367.

Four registrations for 19.48 acres tells you how finely this site is being released. If one phase of a township needs four filings, the full 135 acres will eventually need a great many more — and each one has its own declared completion date.

The date on your agreement is the one in your phase’s filing, not an average and not whatever appears on the masterplan board. Our guide to reading a Karnataka RERA number explains what each block of digits means; the 110825 and 311225 segments above are the registration dates.

What to ask at the site visit

Take the masterplan and a pen. Draw the Varnam boundary on it — make the sales team draw it if they will — and then mark every amenity as inside or outside that line.

For everything inside, ask which RERA phase it falls under and what the declared completion date is. For everything outside, ask three questions: has that land been launched, is there a registration number, and is the delivery date written into anything you will sign. If the answer to any of those is no, price the project as though that amenity does not exist. If it arrives, treat it as a bonus.

Then ask the question almost nobody asks: who maintains the shared township roads and landscaping before the later phases are built and occupied, and who pays for it in the meantime. On a 135-acre site that is a real cost and somebody is carrying it.

What the price ladder tells you about the phase

Varnam’s three published starting prices are worth lining up: ₹1.69 Cr for a 3 BHK with two bathrooms, ₹2.21 Cr for a 3 BHK with three, and ₹4.50 Cr for the 5 BHK duplex.

The ₹52 lakh step between the two 3 BHKs is very wide for what is nominally one extra bathroom. In practice that gap almost always means a materially larger flat, a better stack, or both — Tata simply does not publish the areas, so you cannot see which. Ask for both floor plans side by side and the RERA carpet area for each before deciding the cheaper one is the bargain.

The duplex is the only unit where Tata gives both a price and an area: approximately 2,800 to 2,900 sq ft of usable space for ₹4.50 Cr. That works out near ₹15,800 a square foot, which is our arithmetic rather than Tata’s. Use it as a sanity check on whatever you are quoted for a 3 BHK — if the implied rate is far below it, you are probably being shown a saleable area rather than a usable one, and those are different numbers.

The part that works in your favour

There is a genuine advantage buried in this structure, and it is worth saying because most coverage of phased townships only lists the risks.

Tata states that Phase 1 possession has been given and Phase 1B is under construction. That means part of this site is finished, handed over and lived in. You can walk it. You can look at the lift lobbies, the external paint after a monsoon, the parking, the landscaping that was promised against the landscaping that exists.

Almost no buyer of a new Bengaluru launch gets that. Most are judging a show flat and a render. Here you can go and inspect the developer’s actual output on the actual land, and you can talk to people already living with the result. Buying into a township that already has residents changes what due diligence is even possible — use it.

Common questions

Is Tata Varnam the same as Tata Carnatica?

No. Carnatica is the township, which Tata describes as 135+ acres. Varnam is the 19.48-acre residential phase inside it that is currently on sale. Your agreement covers Varnam.

How big is Tata Varnam compared with Carnatica?

Varnam is 19.48 acres of a township Tata states is over 135 acres, so roughly a seventh. Most of what appears on the Carnatica masterplan sits outside the land Varnam is built on.

Why does Tata Varnam have four RERA numbers?

Varnam Phase I is released as sub-phases 1A, 1B, 1C and 1D, each separately registered. 1A to 1C were filed on 11 August 2025 and 1D on 31 December 2025. Each carries its own declared completion date, so confirm which applies to your unit.

Will I be able to use the Carnatica township amenities?

Ask, and get the answer in writing. Amenities inside the 19.48 acres of Varnam come with your purchase. Anything drawn elsewhere on the 135-acre masterplan depends on that land being launched, built and opened to your phase on terms nobody has yet shown you.

What is the price of Tata Varnam?

Tata publishes starting prices of Rs 1.69 Cr for the 3 BHK with two bathrooms, Rs 2.21 Cr for the 3 BHK with three, and Rs 4.50 Cr for the 5 BHK duplex. Those are starting figures before floor rise and facing premiums.

Where is Tata Varnam?

Chikkajala to Shettigere Road, off Airport Road, at Akkalenahalli-Mallenahalli near Devanahalli. Tata puts it 6.8 km from Kempegowda International Airport with an upcoming metro station about 2.5 km away.
