The single most common mistake buyers make in this belt is underwriting an investment on ORR-style rents and ORR-style tenants. Do the maths on the tenants who are actually here — a diagnostics chain, a coaching institute, a bank branch — and the numbers still often work. Residentially this belt is unglamorous and rather good value. Housing stock skews towards independent houses, older apartments and builder floors rather than large gated townships. Prices per square foot are well below the eastern corridors.

Everyday infrastructure is mature because the area is not new: schools, clinics, markets, temples, banks and bus routes have all been here for decades. That is a real advantage over freshly developed outskirts where the road exists but nothing else does yet.

The honest drawbacks are two. Air and noise: this is a freight corridor next to a major industrial estate, and heavy vehicle traffic on Tumkur Road is constant rather than peaked. And distance from the eastern job market: if you work in Whitefield or on the ORR, living here means a genuinely punishing cross-city commute of 70 to 120 minutes each way.
