Arvind Forest Trails Review: What the RERA Certificate Actually Says

Arvind Forest Trails is a 5 BHK villa project on 15.5 acres off Bagalur–Sarjapura Road, built around a 1.2-kilometre walking trail that runs through the site rather than around its edge. This review covers what we could verify against the Karnataka RERA certificate, what we couldn’t verify at all, and the one line in Arvind’s own brochure that most buyers will never read.

What the project actually is

Fifteen and a half acres in Sarjapura, Anekal taluk. Five-bedroom row villas. A 15,000 sq ft clubhouse. And the thing the whole scheme is named after: a 1.2-kilometre trail threaded through the site.

That trail is worth pausing on, because “walking trail” in a brochure usually means a strip of paving around the boundary wall with three trees on it. Here the master layout puts the path inside the plan, with villa clusters arranged along it and twenty-five numbered outdoor amenities placed off it — a Miyawaki garden, a zen garden, a lily pond, a skating rink, a pets’ garden, a graffiti wall. Whether that’s worth what it costs depends entirely on whether you’d walk it. If you’d do a kilometre before work every day, it’s a genuine amenity. If you wouldn’t, you’re paying for landscaping you’ll admire through a window.

The RERA check, and why we bother

Anyone can copy a registration number off a marketing page. Fewer people open the certificate. We did, on the Karnataka RERA portal, and it’s worth explaining what came back because it’s the strongest evidence on this page.

The certificate names the project as ARVIND FOREST TRAILS. It names the promoter as Arvind SmartSpaces Limited — the listed company itself, not a project-specific subsidiary. It lists roughly sixty individual survey numbers in Anekal taluk, Bengaluru Urban, pincode 562125. The application was acknowledged on 10 August 2023 and approved on 27 October 2023. And the completion date declared to the regulator is 30 June 2029.

That last date matters more than a brochure timeline, because it’s a commitment made to a statutory authority rather than a sales estimate. It also settles a disagreement: some property pages say June 2029 and others say December 2029. The regulator says 30 June 2029, so that’s what we’ve published.

Do this yourself before you transact. Search the number on rera.karnataka.gov.in and check three things against whatever you’re told in the sales office: the promoter’s name, the survey numbers, and the completion date. It takes five minutes and it is the cheapest diligence available anywhere in this process.

The location, stated honestly

This is where a lot of buyers get a surprise, so let’s be direct. There are two things people mean by “Sarjapur”. One is the Sarjapur Road corridor — Agara, Bellandur, Dommasandra — the stretch with the tech parks along it. The other is Sarjapura, the actual town, in Anekal taluk, some distance further out.

Arvind Forest Trails is the second one. The registered address is off Bagalur–Sarjapura Road, Sarjapura Hobli, Anekal Taluk, pincode 562125. It is quieter, greener and cheaper per square foot than the corridor. It is also genuinely further from the offices most buyers work in, and the last stretch of road is not a good one.

The brochure names RGA Tech Park, Global Technology Park, Cessna Business Park, Wipro and Embassy Tech Village as employment anchors. Those are the right names. The drive to the ones on the Outer Ring Road runs 60 to 100 minutes at peak, which is a two-hour round trip on a good day.

If two people in the household commute daily to Bellandur, Whitefield or Electronic City, this address will grind you down and no clubhouse compensates. It suits founders, consultants, hybrid workers, and families where one person drives and the other doesn’t. Be honest about which you are before you fall for the trail.

What we couldn’t verify, and why we left it blank

Two numbers you’d expect any listing to carry aren’t on ours, and the reason is that we couldn’t get a straight answer.

The villa count is quoted as 233 on one site, 240 on another, 250 on a third and 253 on a fourth. That’s not rounding, it’s four people guessing. Built-up areas are worse: one source says villas run 1,763 to 2,836 sq ft, another 1,763 to 3,891, a third 2,675 to 3,891. The lower bound alone varies by nearly a thousand square feet, which on a villa is an entire floor.

Publishing an average would look more authoritative and be less true. So we’ve published neither, and told you to ask Arvind for the unit schedule in writing — with carpet, built-up and super built-up stated separately. It’s a reasonable request and it costs you nothing to make it.

The clubhouse clause nobody reads

This is the single most useful thing in this review, and it comes straight out of Arvind’s own e-brochure rather than from any critic.

The club disclaimer states that the developer will construct the clubhouse on civic-amenities land “for the use and benefit of all the residents of the Project, future development and other adjacent lands that may be integrated with the Project“. It also reserves the right to develop the project in one or more phases of varied sizes.

Read plainly: the 15,000 sq ft clubhouse you are being shown may eventually serve more households than the ones inside this 15.5 acres. That is a normal clause, it is disclosed rather than hidden, and it is not evidence of bad faith. But it changes how you should value the amenity, and it’s the kind of thing that turns into an unpleasant discovery at a residents’ association meeting in 2031.

Two questions for the sales meeting, and write the answers down. How many households is the clubhouse finally sized for? And which phase is the villa you’re being shown in — because the project completion date and your phase’s completion date are not necessarily the same.

Is it worth buying?

Here’s the honest summary. The developer checks out: Arvind SmartSpaces is a listed company, the promoter on the certificate is the listed entity rather than an SPV, and its own site lists seven completed Bengaluru projects. The registration is live and current. The design idea is unusual and well executed on paper. The specification list — Kohler and Jaquar fittings, L&T and Schneider switchgear, earthquake-resistant RCC, EV charging in the common area — is what you’d expect at this level.

Against that: it’s three years out, it’s further from the city than the name implies, the nearest metro is proposed rather than funded, the green rating is registered and not certified, and you can’t currently establish the price or the villa size with any confidence.

Which means the sensible move isn’t yes or no. It’s to go and see it, ask the four questions in this article, and get the answers in writing before you decide.
