What you’re actually buying
The full township runs to 107 acres and is being released in phases over years. This is the first of them: 21 acres, 18 towers, each built to two basements, a ground level and 19 floors, holding 1,520 homes between them.
The distinguishing feature isn’t the tower count or the acreage. It’s the unit size. Five named series run through the towers — Urbania and Regalia at 3 BHK, Imperia and Infinia at 4 BHK, and Aurum Suites at 5 BHK with a studio attached. The smallest of them, the Urbania, is 2,004 sq ft.
For context, plenty of projects within a few kilometres sell something badged as a 3 BHK at around 1,400 sq ft. Those are not the same product, and comparing them on headline price alone will mislead you in both directions.

The facts here are unusually solid
This is worth calling out because it isn’t typical. Most large Bengaluru projects generate a fog of contradictory published figures — different acreages, different unit counts, different completion dates depending which page you land on.
That didn’t happen here. Three independent sources give the same 21 acres, the same 18 towers, the same 2B+G+19 structure, the same 1,520 residences and the same December 2028 possession. Two give the same 107-acre township figure. The five series and their sizes match across sources to within a few square feet at the edges.
On top of that, the RERA registration and the promoter name were read off the Karnataka RERA portal directly rather than taken from a marketing page. The registration is PRM/KA/RERA/1251/446/PR/270824/006981 and the promoter is Prestige Estates Projects Limited.
That last detail matters more than it looks. Developers often build through project-specific companies, which is normal but leaves you contracting with a special-purpose entity. Here the promoter on the filing is the listed parent itself. For a buyer that’s a marginally stronger position.
Verify it yourself. Search the registration number on the Karnataka RERA portal and check the promoter field and the declared completion date. Two minutes, and it’s the single highest-value check available to you.
Varthur Lake — read this properly
The project sits directly beside Varthur Lake, and a lake view is exactly how units facing it will be sold to you. So here is the part that belongs on the same page as the view.
Varthur Lake has a long, well-documented pollution problem. Froth caused by untreated sewage and industrial effluent. Inflow carrying sewage-laden stormwater. Wastewater arriving downstream from Bellandur. It has been the subject of court attention, civic campaigns and repeated rejuvenation programmes, and those programmes have missed deadline after deadline. Froth was still being reported in 2026.
None of that means you shouldn’t buy here. Thousands of people live along this lake and many are perfectly happy. Conditions vary considerably by season, by wind direction and by how far up a tower you are.
What it does mean is that you should not buy a lake-facing unit at a premium without going and standing on the site yourself, at more than one time of day, and ideally during or just after the monsoon. Ask which way the prevailing wind runs across the towers. Anyone selling you a lake view without raising any of this is not being straight with you.
This is the single most important hour you will spend on this decision. A view premium paid on a render is a premium paid on the best possible day. Go on an ordinary one.
Pricing, and the entry-price confusion
The published ladder runs from about ₹2.75 Cr for the 3 BHK Urbania up to roughly ₹4.88 Cr for the 5 BHK Aurum Suites. That ladder comes from a single source, so treat it as indicative.
You will also see the entry quoted as ₹3.41 Cr, and as “from ₹3.5 Crore”. Those figures aren’t necessarily wrong — they largely reflect different sources treating a different series as the starting home. A source quoting ₹3.5 Cr is usually quoting the 4 BHK Imperia, not the 3 BHK Urbania.
One thing does support the lower ladder. At roughly ₹13,725 per sq ft, a 2,004 sq ft Urbania comes to ₹2.75 Cr, and two independent sources put the rate near ₹13,700. The arithmetic reconciles, which is more than can be said for a lot of published pricing.

What the state adds
Statutory charges on an under-construction flat in Karnataka come to about 12.6%: GST at 5% with no input tax credit, stamp duty at 5%, cess at 10% of the stamp duty, a surcharge at 2% of stamp duty within BBMP limits, and registration at 2%.
On the entry Urbania at ₹2.75 Cr, that’s ₹13.75 lakh of GST, another ₹13.75 lakh of stamp duty, ₹1.37 lakh of cess, ₹27,500 of surcharge and ₹5.5 lakh of registration — roughly ₹34.65 lakh, taking you to about ₹3.10 Cr.
Because it’s a percentage, it scales. On the Aurum Suites at ₹4.88 Cr the same rates add about ₹61 lakh. That’s a meaningful sum to discover late, and it generally isn’t covered by your home loan.
Note that registration doubled from 1% to 2% on 31 August 2025. Any calculator still showing 1% understates your bill, and on a ₹4.88 Cr home that error alone is worth ₹4.88 lakh.
Location, and the traffic reality
Varthur sits on SH-35 between Whitefield and the Sarjapur corridor. For anyone working in the ITPL belt it’s a central address rather than an outer suburb — ITPL is roughly 15 minutes when the road behaves.
Hope Farm metro station on the Purple Line is about 4 km, and unlike much of Bengaluru’s outer development, that line has actually been running to Whitefield since 2023. Having an operating station within a short drive is genuinely uncommon on this side of the city.
The daily-life infrastructure is built. Phoenix Marketcity, VR Bengaluru and Forum Shantiniketan cover retail. Manipal, Columbia Asia and Vydehi cover hospitals. Inventure Academy, TISB and Greenwood High cover schools.
The weakness is the road itself. The Varthur–Gunjur stretch narrows badly and floods in heavy rain, and Whitefield traffic at peak is genuinely poor. Drive it at 9am on a weekday, and if you can, drive it once in the monsoon.

The tower lottery
On an 18-tower site the specific tower matters as much as the series, and this is where buyers under-ask.
The inventory isn’t spread evenly. Tower 5 is entirely Urbania. Towers 6 and 7 are Regalia. The 5 BHK Aurum Suites inventory concentrates in towers 10, 13, 14 and 18. Towers 8 through 17 mix Imperia and Infinia in various combinations, and unit sizes shift by tower even within one series — the Imperia runs 2,451 to 2,533 sq ft in one tower and 2,471 to 2,588 in another.
Facing, floor and lake proximity all vary across a site this size, and so does the price. Two buyers in the same series can end up with meaningfully different homes at meaningfully different rates.
Ask for the tower-wise inventory sheet, not just the series brochure. Then ask which towers face the lake, and go back and read the lake section above.
Who this suits
It suits you if you want genuine space and you’re willing to pay for it. A 2,004 sq ft entry 3 BHK is large by Bengaluru standards, and if you’ve outgrown a 1,400 sq ft flat, this is the kind of project that solves that problem properly.
It suits you if you work in the ITPL belt, if you value an operating metro within 4 km, and if you want structural facts you can actually verify rather than four contradictory versions.
It particularly suits anyone who wants a 5 BHK. Aurum Suites at up to 3,698 sq ft with a studio is a configuration almost nobody else on this corridor offers.
It doesn’t suit a budget under ₹2.5 Cr, because there is no small unit at all. It doesn’t suit anyone who needs possession soon, with December 2028 more than two years out. And it doesn’t suit anyone who hasn’t visited the lake, because that’s the one variable no article can settle for you.
The verdict
This is a strong project with one large question attached to it. The developer is the listed parent rather than a subsidiary. The registration is real and verifiable. The structural facts hold up across independent sources, which is rarer than it should be. The homes are genuinely large, the metro genuinely operates, and the surrounding infrastructure genuinely exists.
Against that, you’re paying a premium for size in a location whose defining feature is a lake with a documented pollution history and a rejuvenation programme that keeps slipping. That is not a reason to walk away. It is a reason to go and look before you decide what a lake-facing unit is worth to you.
