₹8,500 per sq ft. The 50×80 at 4,000 sq ft runs to ₹3.2 Cr. Land rates around
Yelahanka average somewhere near ₹7,500–7,950 per sq ft, so you’re paying a modest
premium — and Bettenahalli sits further out than Yelahanka New Town, which is worth
factoring in rather than glossing over.
The thing to be clear-eyed about with Prestige Marigold is what you’re buying. A plot is land, not a home.
Developed-plot handover is December 2027, and after that you still have to design, approve and
build — realistically another eighteen months to two years before anyone lives there. It
earns nothing in the meantime. That’s the trade, and it suits some buyers very well and others
not at all.

Project Overview
Prestige Marigold Bettenahalli is the second phase of a plotted community off
Chapparkallu Road in Yelahanka Extension. Phase 1 launched back in October 2021; Phase 2 is a
separate RERA registration covering 55 acres and 716 plots, and it is the phase currently
selling. Together the two phases make up a community of roughly a hundred acres.
Prestige Marigold plots are a different proposition from apartments and it’s worth being
explicit about how. You buy land with infrastructure already laid — roads, drainage,
water lines, power, boundary, security — and then you build your own house on it, to
your own design, on your own schedule. Nobody hands you keys.
What Prestige Marigold Bettenahalli buys you is control and, usually, better long-run appreciation, because land
appreciates and buildings depreciate. What it costs you is time, project-management effort and
a second round of financing that most buyers underestimate. Construction on a 30×40 in
Bengaluru is not a small number, and it is not included in any figure on this page.
The infrastructure spec published for Prestige Marigold Phase 2 is reasonable: 12
metre internal roads with a 6 metre asphalted carriageway on the main spine, 9 metre roads
with 5.5 metre carriageways elsewhere, RFID boom barriers and CCTV at the entries. Road width
matters more than it sounds in a plotted layout — it determines whether two cars can pass
outside your gate in ten years’ time, once every plot is built out.

Who This Suits
Plots divide buyers more sharply than apartments do. Here’s our honest read on
Prestige Marigold Phase 2.
Buy here if
- You actually want to build. Prestige Marigold plots reward people with a clear
intention and the appetite to manage a build; they punish people who bought because it sounded
like a good asset. - You’re taking a long Prestige Marigold land position on the airport corridor and are comfortable with 2028
and beyond as your horizon. - You want the GST saving. Sale of developable plots attracts no GST, which on this ticket
size is a meaningful difference against an apartment — see below. - You value a gated, RERA-registered layout from a listed developer over a cheaper revenue
site with unclear title. - You want a home whose design you control rather than a floor plan you accept.
Think twice if
- You need somewhere to live in the next three years. Prestige Marigold hands over land, not homes. Plot handover is December 2027 and
building comes after that. - You want rental income. An empty plot earns nothing, and Yelahanka rental yields sit
around 2% even once you have built. - You’re buying on the airport metro. It is not running — see Construction Status.
- You haven’t budgeted construction. The Prestige Marigold price on this page is land
only; the house is a separate and substantial cost. - You don’t want to project-manage anything. Building a house is a job.
About the Developer
The developer behind Prestige Marigold is Prestige Group, a Bengaluru-headquartered group building across residential, retail,
commercial, hospitality and property management, and operating in more than a dozen Indian
cities. It has been listed since 2010, which means audited accounts and quarterly disclosure
you can read for yourself rather than take on trust.
For a plotted development the developer question is narrower than it is for a tower, and
worth framing properly. You aren’t relying on Prestige to build your home — you’re
relying on them to deliver clean title, a sanctioned layout, working infrastructure and the
common amenities, then hand over. That’s a shorter dependency and a lower execution risk than
a 30-storey build. It also means the brand premium buys you less here than it would on an
apartment, which cuts both ways when you assess the Prestige Marigold price.
Phase 1 of this same community launched in 2021 and is a useful reference. Go and walk it.
Look at how the roads have held up, whether the landscaping is maintained, how many plots are
actually built out. That tells you more about what Phase 2 becomes than any brochure.

Pricing
Prestige Marigold plots come in four standard dimensions, with odd sizes also available. The Prestige Marigold
price works out at roughly ₹8,000 to ₹8,550 per square foot across the range,
with the largest plot carrying the lowest rate per foot — which is normal, and worth
knowing if you’re weighing a 40×60 against a 50×80.

Set that against the neighbourhood. Land rates across Yelahanka run broadly from about
₹3,900 to ₹10,900 per sq ft depending badly on the pocket, with Yelahanka New Town
averaging nearer ₹7,950. So Prestige Marigold Bettenahalli sits above the local
average. You’re paying for a gated layout, laid infrastructure, amenities and a developer with
a balance sheet, rather than for a bare revenue site. Whether that’s worth roughly a thousand
rupees a foot is your call, but make it deliberately.

What You’ll Actually Pay
Here is where Prestige Marigold behaves genuinely differently from an apartment, and in your favour.
That’s ₹7.75 lakh on top, about 7.6%. On an equivalent under-construction
apartment you’d be paying closer to 12.6%, because that carries 5% GST and this does not. Per
the CBIC circular of 3 August 2022, upheld by the Karnataka Authority for Advance Rulings, the
sale of developable plots falls outside GST. On a crore-plus purchase that difference is worth
around five lakh, and almost nobody mentions it.
One caveat we’d rather state than skip: where a developer bills separately for amenities or
a clubhouse as a service rather than as part of the land, that component can attract GST. Ask
specifically how the consideration is split before you assume the whole ticket is exempt.
The cost nobody puts on the page: building the house
This is the big one. Buying a Prestige Marigold plot is roughly half the project.
Construction in Bengaluru at a decent specification runs to a substantial number per square
foot of built-up area, and on a 30×40 with a G+1 you are building well over two thousand square
feet. Add design fees, plan sanction, deposits and a contingency, because there is always a
contingency. Get two or three real quotes before you buy the land, not after, so you know the
total commitment rather than the entry ticket.
Still to be confirmed with the developer
No payment schedule has been published for Prestige Marigold Phase 2, so none is
reproduced here. Corner-plot and preferred-location premiums, club or corpus charges, and
khata, legal and documentation costs have not been disclosed either. BESCOM and BWSSB deposits
are separate again. Ask us for the current charge sheet and we’ll send it as the developer
issues it.
Master Plan & Plot Layouts
On Prestige Marigold Bettenahalli the master plan is the single most important document you will
look at. It tells you which plots face east, which back onto the buffer, which sit on the
main spine road and which are tucked behind the clubhouse. Two plots at the same price can be
very different assets.
Amenities
A plotted community’s amenities matter for a specific reason: they’re what you get on day
one while your house is still a drawing, and they’re what holds the layout’s value once it is
built out. The published list for Prestige Marigold Phase 2 is a full one.

Worth asking directly: which of these land with the December 2027 plot handover, and which
follow later. On plotted projects the clubhouse frequently arrives after the plots do, and the
gap can be years.
Location Advantages
Prestige Marigold Bettenahalli sits off Chapparkallu Road in Yelahanka Extension,
north Bengaluru, with NH-44 — Bellary Road — the main artery. The case for this
pocket is the airport corridor: Kempegowda International, the Devanahalli business belt, and
the aerospace and hardware parks strung along that side of the city.
The nearest anchor to Prestige Marigold Bettenahalli is Vidyashilp University on Chapparkallu Road at Bettenahalli,
which is the sort of institution that tends to pull services in around it over time.
Now the honest part, and it’s the same story as every other corridor in this city right
now. The metro does not reach the airport. The Blue Line, which is the one that will connect
Silk Board through KR Puram and Hebbal to the airport, is under construction and not carrying
passengers. The Hebbal to airport stretch is targeted for around mid to late 2027, and in
August 2026 the full corridor’s completion moved from December 2027 to March 2028. So if
somebody sells you Prestige Marigold Phase 2 on airport metro connectivity, they are
describing 2028.
Road access to Prestige Marigold is genuinely decent in the meantime, and NH-44 is six lanes. But the Hebbal and
Yelahanka stretches jam badly at peak, and anyone quoting you an airport run in twenty minutes
has not made it at 9am.
Distances below are as reported by public sources and given as ranges, because that is how
they are published. We have not measured them, and no confirmed site coordinates exist for
this project, which is why there is no map on this page. Treat them as indicative.

Construction Status
The first phase of Prestige Marigold launched in October 2021 under its own registration. It
is the best available evidence of what Phase 2 will look like. Go and walk it before you
book.
The Prestige Marigold RERA number for Phase 2 is PRM/KA/RERA/1250/303/PR/171225/008346. Verify it yourself
on the Karnataka RERA portal. Note the segment “PR” — that marks a project registration.
Some marketing material for this project displays a number containing “AG”, which is an agent
registration belonging to a channel partner, not the project. They are not the same thing and
you should check you are looking at the project one.
Development at Prestige Marigold Phase 2 is infrastructure work — levelling, roads, drainage, water,
power, boundary. Ask to see the site and ask specifically which roads are laid, because that
is what December 2027 hinges on.
December 2027 onwards for developed plots. Because the Prestige Marigold RERA registration is in place, 70% of
your payments must sit in a project-specific escrow account and the declared date carries
regulatory consequence. Remember what handover means here: you receive land, not a house.

- Walk Prestige Marigold Phase 1. It is five years old. Road condition, landscaping upkeep and how many
plots are actually built tell you what Phase 2 becomes. - Get the Prestige Marigold plot number, not just the size. Orientation, road width and position in the
layout change the value materially at the same headline price. - Price the construction before you buy the land. Two or three real quotes. This is
roughly half your total commitment and it appears nowhere on this page. - Check title, khata and encumbrance. Title deed, khata extract, encumbrance
certificate, and have your own lawyer read them. On land this matters more, not less. - Confirm the approvals in writing. BBMP, BIAPPA, BDA and BMRDC approvals are claimed
for this layout. Ask to see them rather than accepting the list. - Ask which amenities land with plot handover and which come later. The clubhouse
often trails the plots by years. - Ask how the consideration is split. Land is outside GST; separately-billed amenity
or service components may not be.
